Overhead Doors. Overhead doors shall be insulated steel sectional doors with high lift track and, weatherstripping. 14' x 16' overhead door shall have motor operation. 8' x 9' overhead door shall be manually operated.

B. Doors shall be counterbalanced overhead, with a baked on enamel prime finish.

One (1) 14’-0” x 12’-0” insulated drive-in door with 3 inch tracks is included it will be chain operated. 03/03: Door width may be reduced in size at tenant’s request. Doors to be factory painted baked-on enamel – white. Overhead doors to be vertical lift. The drive-in door will be high lift.
Overhead Doors. Where the Landlord’s drawings indicate drive-in doors, the space will be equipped with manually operated straight vertical lift 14’-0’” wide x 16’-0” high commercial quality overhead doors. Where the drawings indicate loading dock doors, the space will be equipped with manually operated straight vertical lift 8’-6” wide x 10’-0” high commercial quality dock overhead doors. The number, sizes and locations of all doors will be per the Landlord’s drawings. All overhead doors will be a 24-gauge insulated and painted metal panel door complete with heavy duty hardware, sliding door lock mechanism, two-vision panels, track guards and commercial-grade weather stripping on all sides. Where the space has drive-in doors, two concrete filled and painted metal bollards at the exterior of each door will be provided. Where the space has loading dock doors, each door will be provided with one pair of foam-filled side seals covered with 40 oz. black vinyl, full-height wear flaps, full-height yellow center stripe, one adjustable top-dock seal and one pair of laminated rubber dock bumpers. Each recessed loading dock door will also receive one 40,000 pound capacity 6’-6” wide x 8’-0” long manual dock leveler at 52” height.
Overhead Doors. The following assumptions further define the scope of work and value as indicated in the documents listed below.

If no O.H. doors exist, use Overhead Door Company or equal with 3" track 20 gauge door vertical reinforced bottom rail, with step plate flush panel sectional. Saw a licensed structural engineer must certify cutting at exterior concrete panels. No overcuts will be allowed.

2. Curtain: Slats to be of Galvanized Steel 22 gauge, or Aluminum, or Stainless Steel.
3. Finish: Galvanized Steel, Powder coated, color to be selected through submittal process or Xxxx standard polyester top coat, Aluminum to be clear anodized, or Stainless Steel to be #4 polished finish.
4. Endlocks: Minimum of alternating end locks on every other slat
5. Bottom bar: To match curtain material with astragal bottom weatherstrip
Overhead Doors. The Contractor shall develop and implement a PM program for overhead doors and associated equipment to ensure proper operation, to minimize breakdowns, and to maximize useful life. The PM program shall provide an economical approach, manufacturers’ recommended procedures, OEM standards, and maintenance required to satisfy equipment warranties and keep overhead doors in normal working condition. As part of the PM, fire doors shall be tested in accordance with UFC 3-601-02. Testing results shall be documented on the PM report. Replacement of fusible links, if required, shall be included as part of the PM. The overhead door inventories are provided in J-1502000-07. Maintenance is accomplished in accordance with the Contractor’s PM program and work schedule. PM is performed in accordance with manufacturers’ recommended procedures and OEM standards.
Overhead Doors. Present overhead doors will be removed and replaced by rollup type doors.
