Preparation for Inspection. At the execution of this Agreement, Seller shall deliver to Purchaser copies of the following to the extent not previously delivered to Purchaser: (The Inspection Period shall be extended as a result of any delays by Seller in producing the items requested herein unless the Seller does not have them and notifies Purchaser with an extension of time to reflect delays of notification.) The current rent roll for the Property; detailed statements of income and expenses with respect to the Property for the past two years; the most recent tax bills for the Property; utility bills for the Property for the twelve (12) months previous to the date hereof; all contract, mortgages, and other documents creating liens of security interest on the Property, or any part thereof and all promissory notes secured thereby; all insurance policies applicable to the Property to include loss runs for the last three (3) years; Plans and Specifications for the Property to the extent in Seller's possession, service contracts, Certificates of Occupancy to the extent reasonably available; a copy of title policy and most recent survey for the Property. A copy of any environmental or engineering reports on the property. The rent roll shall be certified by Seller to be materially accurate and complete to Seller's knowledge. Except as expressly set forth in this Agreement, the delivery of the documents by Seller does not constitute a representation (expressed or implied) by Seller of the truth, accuracy, source or completeness of such information and Purchaser agrees to look to its own inspection and studies to determine such matters. However, Seller warrants that all such documents were used by Seller in the ordinary course of business and were produced from Seller's files.

Preparation for Inspection. 2.3.1.1 Review and understand DSA approved plans, specifications, addenda, change orders and Field Change Documents relevant to the tasks to be performed. Review shop drawings, manufacturer’s instructions, or other related documents which do not require the approval of DSA.
2.3.1.2 Coordinate with testing laboratory for any sampling and testing requirements. Coordinate with project inspector on the interface of the work inspected with other aspects of the work.
2.3.1.3 Verify that all materials, existing conditions, tools, consumables, formwork, shoring and other items that may affect working conditions meet requirements of DSA approved documents. Verify that construction workers are appropriately certified when required. 2.3.2 Inspection

All these items shall be certified BY Seller's management company to be accurate and complete to the best of its knowledge and belief.

Within five (5) days after the execution of this Agreement, Seller shall deliver to Purchaser copies of the following to the extent in Seller's possession: The current rent roll for the Property; detailed statements of income and expenses with respect to the Property for the past two years; the most recent tax bills for the Property; utility bills for the Property for the twelve (12) months previous to the date hereof; all contracts; all insurance policies applicable to the Property to include loss runs for the last three (3) years to the extent available; Plans and Specifications for the Property, service contracts which will survive closing, Certificates of occupancy, to the extent reasonably available; a copy of Seller's title policy (together with true and correct copies of the instruments listed thereon which evidence exceptions to title, except those which will be released at and as a condition of closing) and most recent survey for the Property. A copy of any environmental or engineering reports on the property. All these items are believed by Seller to be accurate and complete to the best of its knowledge and belief, but are not warranted to the extent prepared by third parties. However, Seller represents that it has relied upon these documents in the ordinary course of business.

If available, at the execution of this Agreement, Seller shall deliver to Purchaser copies of the following: The current rent roll for the Property; detailed statements of income and expenses with respect to the Property for the past two years; the most recent tax bills for the Property; utility bills for the Property for the twelve (12) months previous to the date hereof; all contract, mortgages, and other documents creating liens of security interest on the Property, or any part thereof and all promissory notes secured thereby; all insurance policies applicable to the Property to include loss runs for the last five (5) years; Plans and Specifications for the Property, service contracts, Certificates of Occupancy, to the extent reasonably available; a copy of the title policy and most recent survey for the Property; and a copy of any environmental or engineering reports on the Property. Seller does not represent or warrant, and is not responsible for, the accuracy, correctness, validity, completeness or currency of any reports, surveys, plans, or other document, writing or other matter delivered or furnished to Purchaser or which Purchaser examines or copies from Seller's records or files, or which Purchaser otherwise obtains, pursuant to or as contemplated in this Section 6.2.1 or any other provision of this Agreement, except tot he extent (if any) expressly set forth in an express representation or warranty by Seller set forth in this Agreement.
