Area of the Premises definition

Area of the Premises means, for purposes of this Lease, the equivalent of 28,681 rentable square feet.
Area of the Premises means, for the purposes of this Lease, (1) until the New Premises Commencement Date, approximately 25,261 RSF, and (2) after the New Premises Commencement Date, approximately 41,848 RSF, which represents the sum of 25,261 RSF in respect of the Existing Premises, plus 16,587 RSF in respect of the New Premises.

Examples of Area of the Premises in a sentence

  • If Tenant proposes to sublease less than all of the Rentable Area of the Premises, the space proposed to be sublet and the space retained by Tenant must each be a marketable unit as reasonably determined by Landlord and otherwise in compliance with all Laws.

  • Effective as of the date of recapture of any portion of the Premises pursuant to this section, the Monthly Base Rent, Rentable Area of the Premises and Tenant’s Share shall be adjusted accordingly.

  • If this Lease continues in force upon such partial taking, the Base Rent and Tenant's Proportionate Share shall be equitably adjusted according to the remaining Rentable Area of the Premises and Project.

  • Landlord and Tenant agree that for all purposes of this Lease the Rentable Area of the Premises, the Rentable Area of the Building, the Rentable Area of the Phase and the Rentable Area of the Project as set forth in Article One are controlling, and are not subject to revision after the date of this Lease, except as otherwise provided herein.

  • Effective as of the date of recapture of any portion of the Premises pursuant to this section, the Monthly Base Rent, Rentable Area of the Premises and Tenant's Share shall be adjusted accordingly.


More Definitions of Area of the Premises

Area of the Premises means, for purposes of this Lease, the equivalent of 25,261 rentable square feet. Landlord and Tenant hereby agree that in no event shall Tenant have the right to contest the size or square footage of the Premises, the amount of the Base Rent, Additional Rent and or other charges hereunder or other provisions of this Lease based on the size or square footage of the Premises.
Area of the Premises or "Rentable Area of the Premises" means the area (expressed in square feet, or at the Landlord's option, in square meters) as certified by an Architect, of the Premises measured from the exterior face of all exterior walls, doors and windows. The Area of the Premises includes all interior space and there shall be no deduction or exclusion for any space occupied by or used for columns, stairs or other interior construction or equipment, nor shall there be any deduction for columns or projections necessary for the Building. Where a front or entrance of Premises is recessed from the demising lines shown on the plan annexed hereto as Schedule "A", the area of such recess shall, for the purposes of the calculation of the Area of the Premises only, be a part of the Premises and within the Area of the Premises;
Area of the Premises means the aggregate total number of rentable square feet of floor area contained in the Premises, as set forth in the Basic Terms attached hereto as Exhibit "A" and incorporated herein for all purposes.
Area of the Premises. The measured area of the premises pursuant to the following principles in addition to the load of a relative part of the public areas of a rate of 25% (Hereinafter: “The Load”) of the measured area of the premises, whereby the load calculation stated above will be done in the following manner. The measured area of the premises pursuant to the principles detailed below, divided by 0.75. The measured area of the premises is determined and/or will be determined by a survey executed by the architect and/or certified surveyor on the Landlord’s behalf. Upon measuring the area of the premises the contour area of the premises was taken into account, i.e. the area of the floor of the premises including the area of the columns, internal walls, exterior walls (with respect to the area of the walls common to the premises and the other premises in the complex only one half of the area upon which the wall was built will be taken into account), the area of the storage and utilities spaces, the area of the gallery or the second floor of the premises, if applicable, and the area of the balconies if applicable. Signed confirmation by the architect and/or certified surveyor pertaining to the measured area of the premises as determined in such a survey will be considered final and conclusive proof of the area of the premises (before adding the load) for such charges purposes. [Signature] 10 [Signature] To the measured area, as stated above, the load rate will be added and the total load area is the gross area for the purpose of calculating the Tenant’s charges pursuant to the agreement and its appendices. To avoid doubt, the execution of the loan calculation will not grant the Tenant rights in the public areas. Notwithstanding the above, it is clarified that for the purpose of charging the Tenant the payments to the municipality or the local authority (such as rates) for the premises, the area of the premises will be determined by the municipality or local authority, as applicable, pursuant to its calculations. Additionally the Tenant will be charged the municipality or local authority payments for its share of the premises in the public areas pursuant to that determined in Section 10 below.
Area of the Premises. As defined in Appendix A to this contract and marked with the color red in Appendix B to this contract. Insofar as the premises also includes a storage space, then the provisions in Appendix K will apply thereto.
Area of the Premises. 5,464, the stipulated number of square feet of Rentable Area of the Premises.
Area of the Premises means, for the purposes of this Lease, (1) until the Third Amendment Premises Commencement Date, approximately 44,270 RSF, which represents the sum of 25,261 RSF in respect of the Original Premises, plus 16,587 RSF in respect of the Original 25th Floor Premises, plus 2,422 RSF in respect of the Additional 25th Floor Premises and (2) after the Third Amendment Premises Commencement Date, approximately 56,345 RSF, which represents the sum of 44,270 RSF in respect of the Existing Premises and 12,075 RSF in respect of the Third Amendment Premises.
