Streetscape. The architectural character of a block face or group of block faces in an APE that might be affected by an undertaking. The components of a streetscape include scale, massing, form, materials, and other architectural characteristics that visually unite a block face.
Streetscape. To reflect the character of the existing neighbourhood, the main floor units facing Larch Street, the abutting property at civic no. 0000 Xxxxx Xxxxxx and Coburg Road are required to have individual unit entries. Corner units are permitted to have the individual entry located on either street frontage, but shall not be required to be located on both street frontages. Dwelling unit variation is required in the building with a minimum of 25% of units containing two or more bedrooms, with a minimum unit size of 83 square metres. Further, each floor of the building shall contain a mix of unit types per floor, with a minimum of two 2-bedroom units per floor. This mix will help to increase the diversity of unit type and encourage larger units potentially appropriate for larger households.

Streetscape. The design of the building is inappropriate relative to its surroundings, specifically from a streetscape perspective. Design mechanisms and measures should be considered to reduce land use conflicts, provide visual relief and temper the massing of the building. These include but not limited to: o increasing the number of individual entrances to ground-floor units that could be in the form and style of townhouse units with similar streetscape elements in order to reflect the low density character of the area; o including front steps, setbacks and similar streetwall heights to buildings found in the area to provide for a transition in the streetscape; and o addressing the 1.5-metre (5-foot) blank podium wall around the perimeter of the site as it is considered an inappropriate feature along any of the adjoining streets.

Streetscape. Where more than two dwellings are adjacent and constructed by the same purchaser, diversity in the front façade is required; in colour, material or texture. Substantial repetition of the same façade treatment will not be permitted. • Homes shall incorporate at least one habitable room window overlooking the primary street and/or public reserve where the public reserve is deemed the primary elevation.
Streetscape. The Streetscape Improvements shall include the items described in G. c. v. to be constructed within the S. 20th Street, S. 21st Street, “M” Street, and “N” Street right- of-ways and the “M” Street public access easement east of S. 21st Street as more specifically shown on Exhibit O, attached hereto and incorporated herein. Overall conceptual plans and drawings, including a site map indicating where such improvements are to be constructed (“Streetscape Drawings”) for said Streetscape Improvements shall be prepared by the Redeveloper. The Streetscape Drawings shall include the following signature block on the first page of each set (hereinafter the “Streetscape Drawings Mayoral Approval”): “These Streetscape Drawings are in substantial conformance with the approved Schematic Drawings and are hereby approved this day of , 20 ”. Xxxxx Xxxxxxx, Mayor of the City of Lincoln Two sets of the Streetscape Drawings shall be submitted to the City’s Urban Development Department for review and submittal of a recommendation to the Mayor. Upon receipt of the Urban Development’s recommendation, the Mayor shall approve or reject the Streetscape Drawings within fourteen (14) days after said receipt. If the Mayor approves the Streetscape Drawings, he will execute the Streetscape Drawings Mayoral Approval on each set of the Streetscape Drawings and return one set to the Redeveloper and one set to the Director of the Urban Development Department. If the Mayor rejects the Streetscape Drawings, the Mayor shall deliver to Redeveloper written notice thereof accompanied by an explanation of the reason for rejection. If rejected, the Redeveloper shall submit revised Streetscape Drawings within fourteen (14) days after receiving the written rejection notice. Resubmitted Streetscape Drawings shall be approved or rejected as provided for the original submittal. Upon approval of the Streetscape Drawings, the Redeveloper shall prepare or cause to be prepared final Streetscape Construction Documents in accordance with City Design Standards and Standard Specifications which shall be submitted to the Mayor for review and approval as provided above. The Streetscape Improvements shall be constructed pursuant to City Executive Order process for construction of public facilities. The Streetscape Improvements shall be competitively bid through the City’s Purchasing Division or by the Redeveloper pursuant to the City Bidding Procedures attached hereto as Exhibit Q. Streetscape. Booth Fishery Property. Booth Fishery TIF Tax Revenues shall be expended in the following priority: 1. Streetscape; and 2. Public Enhancements (defined below). In the event there are not enough applicable available Block 85 TIF Tax Revenues or Booth Fishery TIF Tax Revenues to complete the respective Second Priority item(s) as shown above, the City Urban Development Director, Block 85 and/or Booth Fishery shall use their best efforts to agree to modify or reduce the scope, scale, size or phasing of such Second Priority item(s) to enable the applicable available TIF Tax Revenues to fund the modified or reduced Second Priority item(s). Subject to the preceding sentence, the City Urban Development Director on behalf of the City is hereby authorized to amend or modify the order of priority for the Second Priority items as shown above.
