Streetscape. To reflect the character of the existing neighbourhood, the main floor units facing Larch Street, the abutting property at civic no. 0000 Xxxxx Xxxxxx and Coburg Road are required to have individual unit entries. Housing Mix Dwelling unit variation is required in the building with a minimum of 25% of units containing two or more bedrooms, with a minimum unit size of 83 square metres. This mix will help to increase the diversity of unit type and encourage larger units potentially appropriate for larger households.

Streetscape. 14. For any single storey dwelling on a lot with a frontage less than 10 metres in width and where vehicle access is gained solely from the primary street, only a single garage/ carport (including tandem) is permitted.
Streetscape. The design of the building is inappropriate relative to its surroundings, specifically from a streetscape perspective. Design mechanisms and measures should be considered to reduce land use conflicts, provide visual relief and temper the massing of the building. These include but not limited to: o increasing the number of individual entrances to ground-floor units that could be in the form and style of townhouse units with similar streetscape elements in order to reflect the low density character of the area; o including front steps, setbacks and similar streetwall heights to buildings found in the area to provide for a transition in the streetscape; and o addressing the 1.5-metre (5-foot) blank podium wall around the perimeter of the site as it is considered an inappropriate feature along any of the adjoining streets.
Streetscape. The JPA agrees expend up to $245,000 to cause the Streetscape Improvements as described in Recital F. above to be constructed as part of the O Street and Canopy Street Redevelopment Project. The JPA shall competitively bid the construction of said improvements through the City’s Purchasing Division awarding said bid to the lowest responsible bidder. The parties acknowledge and agree that under no circumstances shall the JPA be required to expend an amount greater than $245,000 for the Streetscape Improvements. The JPA, acting through its contractor, shall coordinate with Redeveloper and Redeveloper’s general contractor for the project in order to complete the Streetscape Improvements in a way consistent with the construction operations being conducted on the Project Site by Redeveloper.
