SUITE 500. Notwithstanding any contrary provision of Section 6 of the Summary, commencing on February 1, 1999 and continuing through January 31, 2004 (the "Suite 500 Term"), the monthly installments of Base Rent for Suite 500 shall be Seventy-One Thousand Five Hundred Seventeen and 50/100 Dollars ($71,517.50) (I.E., $2.50 per rentable square foot of Suite 500 per month times 28,607 rentable square feet).

SUITE 500. The Premises as described in the Lease, as amended by the First and Second Amendments, consists of the following suites in the Building: Suite 1800 consisting of approximately 17,859 rentable square feet, Suite 400 consisting of approximately 18,137 rentable square fee and Suite 300, consisting of approximately 18,134 rentable square feet totaling approximately 54,130 rentable square feet. As of the "Effective Date" (as defined below), the following Suite in the West Building: Suite 500, consisting of the entire fifth (5th) floor and consisting of approximately 20,927 rentable square feet (hereafter referred to as "SUITE 500") shall be added to the Premises. From and after the Effective Date, the Premises shall thus be described as the following Building suites: Suite 1800, located on the eighteenth (18th) floor, Suite 400, located on the fourth (4th) floor, Suite 300 located on the third (3rd) floor, together with the following West Building suite: Suite 500 consisting of the entire fifth (5th) floor. The Premises shall then consist of approximately 75,057 total rentable square feet. As of the Effective Date, references in the Lease to the "Building" shall include the West Building to the extent relating to Suite 500, except as set forth in Paragraph 11, below.
SUITE 500. The parties acknowledge and agree that Landlord has previously leased Suite 500 to a third party (such party, and any successor or assignee thereto, the "Suite 500 Existing Tenant") for a lease term extending through December 31, 2019, with one (1) five-year renewal option ("Suite 500 Existing Lease"). Landlord shall attempt to engage the Suite 500 Existing Tenant in discussions in an effort to terminate the Suite 500 Existing Lease prior to its scheduled expiration date; however, Landlord shall not be obligated to expend any funds to effect such termination and Landlord does not guaranty it will be successful in terminating the Suite 500 Existing Lease prior to the scheduled expiration date. In the event Landlord is successful in terminating the Suite 500 Lease effective as of a date on or prior to June 1, 2018, Landlord will deliver Suite 500 to Tenant as soon as reasonably practicable after the date of such termination. However, in the event Landlord has not entered into an agreement, within forty-five (45) days after the date of full execution and delivery of this Lease, to terminate the Suite 500 Existing Lease effective as of a date on or prior to June 1, 2018, Landlord shall so notify Tenant and Tenant may, within five (5) days after such notice, terminate this Lease (as to the entire Premises), unless Landlord and Tenant mutually agree in writing to extend the forty-five (45) day period referenced above. In the event Landlord enters into an agreement, within forty-five (45) days after the date of full execution and delivery of this Lease, to terminate the Suite 500 Existing Lease effective as of a date on or prior to June 1, 2018, but fails to deliver Suite 500 by June 1, 2018, Tenant may, within five (5) days after such date (but prior to the date Landlord actually delivers Suite 500 to Tenant), terminate this Lease (as to the entire Premises).
SUITE 500. Upon the mutual execution hereof, Landlord leases to Tenant and Tenant leases from Landlord Suite 500 in accordance with this Fifteenth Amendment. A. Landlord will deliver Suite 500 to Tenant on or before the Scheduled Delivery Date of Suite 500 in its current "as is" condition, broom clean, floors vacuumed and with the personal property of the prior occupants, if any, removed. From and after the Delivery Date for Suite 500, all references in the Lease to the term "Premises" shall include Suite 500. The commencement date for Suite 500 shall be the date which is ninety (90) days after the Delivery Date for Suite 500 ("Suite 500 Commencement Date"). The obligation to pay Rent for Suite 500 as set forth in the Suite 500 Rent Schedule below will commence ninety (90) days after the Xxxxx 000 Commencement Date ("Suite 500 Rent Commencement Date"). B. To the extent the Delivery Date for Suite 500 is later than October 1, 2013, the foregoing schedule shall be automatically adjusted to reflect the actual Suite 500 Commencement Date and Suite 500 Rent Commencement Date. Except as set forth above, Schedule 2 to the Eleventh Amendment, as modified by the Twelfth Amendment, Thirteenth Amendment and Fourteenth Amendment remains in full force and effect for the balance of the Term. C. For the period commencing on the Suite 500 Commencement Date through the expiration of the Term, Tenant shall have the right to lease from the Parking Garage Operator an additional fourteen (14) parking spaces in the parking garage at then current monthly rates posted by the Parking Garage Operator of which ten percent (10%) of such spaces may be reserved. The current market rate for unreserved parking spaces in the parking garage is $200.00 per space, per month and the current market rate for reserved parking spaces in the parking garage is $250.00 per space, per month. SUITE 500. As of "Effective Date" (as defined below), the Premises as described in the Lease, as previously amended, as Suite 1800 consisting of approximately 17,859 rentable square feet, Suite 400 consisting of approximately 18,137 rentable square feet and Suite 300, consisting of approximately 18,134 rentable square feet totaling approximately 54,130 rentable square feet, is further amended to include Suite 500, consisting of approximately 17,911 rentable square feet (hereafter referred to as "SUITE 500"). From and after the Effective Date, the Premises shall be described as Suite 1800, located on the eighteenth (18th) floor, Suite 400, located on the fourth (4th) floor, Suite 300 located on the third (3rd) floor and Suite 500 located on the fifth (5th) floor, consisting of approximately 72,041 total rentable square feet.
SUITE 500. (i) Tenant shall pay Tenant’s Share for Suite 500 of increases in Taxes and Expenses over the respective amounts for the year 2006, and as otherwise provided in the Lease, and (ii) “Tenant’s Share” for Suite 500 shall be eight and 37/100 percent (8.37%), Suite 500 shall be deemed to contain 22,332 square feet of rentable area and, based on re-measurement, the Property shall be deemed to contain 266,718 square feet of rentable area, for purposes hereof.

You must use these bins and not leave household waste in any other parts of the internal communal areas or external areas. 3.8.5 You must not deposit or allow rubbish to accumulate in your garden. We may charge you the costs for clearing any rubbish that you have not disposed of correctly. 3.8.6 You must not use the garden or the drive to the property to store, load or unload materials such as scrap metal. If you do we may remove the items and charge you for doing this. We will give you written notice that we will be removing the items. 3.8.7 You must not erect a greenhouse, garage or shed at the property without our written permission. We may withdraw our permission if the building causes nuisance or becomes unsafe. If we grant you permission in our capacity as landlord you may still require planning permission and/or comply with building regulations. 3.8.8 You must not build a fish pond, swimming pool, water feature or patio in your garden without our written permission. If we give you permission to carry out this work you will have to remove these at the end of your tenancy at your own expense. If we have to remove these items we will charge you the cost of this. 3.8.9 You must not remove, replace or reposition any hedge or fence at the property without getting our written permission. 3.8.10 You must not plant large types of trees in your garden for example leylandii, conifers, willow, oak, ash and so on. These may damage the structure of your home and cause subsidence. 3.8.11 You must not allow any hedge to grow more than two metres high or overhang pavements or your neighbours’ gardens. 3.8.12 If you continually fail to look after your garden and it is considered an eyesore we may ask you to move to a property without a garden. If you refuse we may ask the Court to end your tenancy. You may also be charged the cost of clearing your garden when your tenancy ends.

  • General Counsel The General Counsel subject to the discretion of the Board of Directors, shall be responsible for the management and direction of the day-to-day legal affairs of the Company. The General Counsel shall perform such other duties and may exercise such other powers as may from time to time be assigned to him by the Board of Directors or the President.

THIS CONTRACT IS SUBJECT TO LIMITED REGULATION BY THE OFFICE OF THE COMMISSIONER.
