Tenant Duties. The Tenant agrees to comply with all obligations imposed by the VRA on Tenant. Tenant agrees to: 1. Keep that part of the Property which he or she occupies and uses as clean and safe as the conditions of the Property permit and cause no unsafe or unsanitary conditions in the common areas and remainder of the Property that he or she uses; 2. Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner; 3. Keep all plumbing fixtures in the Property or used by the Tenant as clean as their condition permits; 4. North Carolina fire codes prohibit cooking on decks, balconies or within 10 feet of the building. Violations are punishable by $100 fine; 5. Not deliberately or negligently destroy, deface, damage, or remove any part of the Property or render inoperable the smoke detector provided by the Landlord or knowingly permit any person to do so; 6. Comply with all obligations imposed upon the Tenant by current applicable building and housing codes; 7. Be responsible for all damage, defacement, or removal of any Property inside the Property that is in his or her exclusive control unless the damage, defacement, or removal was due to ordinary wear and tear, acts of the Landlord or his or her agent, defective products supplied or repairs authorized by the Landlord, acts of third parties not invitees of the Tenant, or natural forces; 8. Notify the Landlord of the need for replacement of or repairs to a smoke detector. The Landlord shall annually place new batteries in a battery-operated smoke detector, and the Tenant shall replace the batteries as needed during the tenancy. Failure of the Tenant to replace the batteries as needed shall not be considered negligence on the part of the Tenant or the Landlord; and 9. If the Property is part of a Homeowner’s Association, Tenant shall comply with the Declaration and any Rules & Regulations of the Homeowner’s Association. 10. Smoking in a Non-Smoking Property: If any member of your party smokes, we respectfully ask that you not reserve a Property where smoking is prohibited. Evidence of smoking within a non-smoking Property, including the odor of smoke, will incur the cost of cleaning and deodorizing as a charge to the credit card on file, with a minimum fee of $500. Tenant Duties. A tenant has the following duties. A. A tenant shall promptly notify a landlord when the tenant knows of or suspects an infestation of bedbugs in the tenant's dwelling unit. Upon receiving reasonable notice as set forth in section 6025, including reasons for and scope of the request for access to the premises, a tenant shall grant the landlord of the dwelling unit, the landlord's agent or the landlord's pest control agent and its employees access to the unit for purposes of an inspection for or control of the infestation of bedbugs. The initial inspection may include only a visual inspection and manual inspection of the tenant's bedding and upholstered furniture. Employees of the pest control agent may inspect items other than bedding and upholstered furniture when such an inspection is considered reasonable by the pest control agent. If the pest control agent finds bedbugs in the dwelling unit or in an adjoining unit, the pest control agent may have additional access to the tenant's personal belongings as determined reasonable by the pest control agent. Upon receiving reasonable notice as set forth in section 6025, a tenant shall comply with reasonable measures to eliminate and control a bedbug infestation as set forth by the landlord and the pest control agent. The tenant's unreasonable failure to completely comply with the pest control measures results in the tenant's being financially responsible for all pest control treatments of the dwelling unit arising from the tenant's failure to comply. Tenant Duties. Tenant shall occupy, maintain and return the Property to Landlord in a condition comparable to that existing when the Term began, subject to ordinary wear and tear, or, failing that, Tenant shall be liable to Landlord for the costs of cleaning and restoring the Property to that condition. Tenant’s breach of any duty contained in this paragraph shall be considered material, and shall result in the termination of Tenant’s tenancy.

Tenant’s breach of any duty contained in this paragraph shall be considered material, and shall result in the termination of Tenant’s tenancy.
Tenant Duties. You agree that property will not be occupied at any time by more than the maximum allowable number of occupants; two individuals per bedroom unless otherwise advertised. You shall care for the property as if it was your own, and to leave it undamaged, clean and keep conditions safe throughout your tenancy. All trash should be removed from inside the cottage, disposed of in the property’s trash containers outside the property and rolled to the street on the appropriate days. Tenant will not move or rearrange furniture during tenancy. Including but not limited to: bedroom furniture, kitchen furnishings, deck furniture, pool furniture or grills. If furniture is re-arranged, you may incur additional fees, see #17. You shall not deliberately destroy, deface, damage, or remove any part of the property or render inoperable the warning detectors provided by the landlord or knowingly permit any person to do so. Pool alarms, smoke detectors, carbon monoxide detectors must remain operable during your tenancy. If the device is rendered inoperable during your tenancy, permission to charge credit card on file is hereby granted for costs to replace plus service and installation fees. Tenant agrees and authorizes credit card to be charged for any excessive pool/spa treatments required due to fecal incidents or other misuse by tenant or members of tenant’s party. You agree to reimburse agent and/or owner the amount of all damages reported or found after your tenancy. Pet damage and/or additional cleaning expenses is the responsibility of the tenant. The property shall not be used for any commercial purpose or for any activity or purpose that is in violation of any regulation or other requirement of any governmental authority having jurisdiction over the property. You agree to abide by the building’s rules and regulations. All equipment in the unit should be in good working order. Please report any inoperative equipment to our office promptly. We will make every effort to have repairs made as soon as possible, however there are limited service contractors in our area. YOU SHALL NOT BE ENTITLED TO ANY REFUND FOR, BUT NOT LIMITED TO, INOPERATIVE APPLIANCES, AIR CONDITIONERS, HOT TUBS, SWIMMING POOLS, POOL HEATERS, {{Int_es_:signer1:initials}} shall be responsible. Tenant Duties. (a) The Tenant shall comply with all duties prescribed by the Vacation Rental Act and keep the property clean, safe and cause no unsafe or unsanitary conditions on the property that Tenant uses. During the term of the VRA, Tenant will admit Agent upon request to inspect the property and will admit repairmen authorized by Agent for repair or maintenance of property. Tenant's non-compliance with these duties shall be grounds for immediate eviction. NO ILLEGAL FIREARMS, EXPLOSIVES OR FIREWORKS ARE PERMITTED. (b) DAMAGE/REPAIR. Agent, Landlord or their employees for the purpose of cleaning or repair may remain on the Premises until 6 pm on the Commencement Date.
