Tenant’s Duties Upon Termination. Upon any termination of the Tenancy created hereby, whether by the Landlord or the Tenant and whether for breach or otherwise, the Tenant shall: (1) pay all utility bills due for services to the Premises for which he is responsible and have all such utility services discontinued; (2) vacate the Premises removing there from all Tenant’s personal property of whatever nature; (3) properly sweep and clean the Premises, including plumbing fixtures, refrigerators, stoves and sinks, removing there from all rubbish, trash, garbage and refuse; (4) make such repairs and perform such other acts as are necessary to return the Premises, and any appliances or fixtures furnished in connection therewith, in the same condition as when Xxxxxx took possession of the Premises; provided, however, Tenant shall not be responsible for ordinary wear and tear or for repairs required by law or by paragraph 6 above to be performed by Landlord; (5) fasten and lock all doors and windows; (6) return to the Landlord any and all keys, other access devices, parking and pool passes, garage door openers and other similar items to the Premises and any amenities; (7) restore the level of fuel in any fuel tank used by the Tenant to its level as of the Beginning Date of the Tenancy; and (8) notify the Landlord of the address to which the balance of the Security Deposit may be returned. If the Tenant fails to sweep out and clean the Premises, appliances and fixtures as herein provided, Tenant shall become liable, without notice or demand, to the Landlord for the actual costs of cleaning (over and above ordinary wear and tear), which may be deducted from the Security Deposit as provided in paragraph 4 above. In the event Tenant desires to terminate the Tenancy prior to the end of its term then in effect, Tenant acknowledges and understands that the Landlord will use reasonable efforts to re-rent the Premises, but that the Tenant shall remain responsible for the performance of all the Tenant’s obligations under this Agreement until such time as the Landlord may be able to re-rent the Premises, unless the Landlord and the Tenant agree otherwise in writing.

Upon letting the 21 premises, the carpeting was professionally cleaned and upon vacating Tenant shall cause 22 the carpets to be professionally shampooed.
Tenant’s Duties Upon Termination. At the expiration of the Lease Term, the Premises, including but not limited to the carpets, walls, windows, bathrooms, bedrooms, patios, balconies, kitchen, and appliances in the Premises, must be clean and in good repair and condition. The Premises must be left in the same condition as it was upon move-in. If it is not, Tenant(s) will be responsible for reasonable charges to complete such cleaning, repair or replacement. If Xxxxxx(s) leaves any personal property on the Premises after vacating or after the end of the Lease Term, that property will be considered to have been abandoned and Landlord may charge you with costs incurred to keep, sell or dispose of such property without liability of any kind. Furniture may NOT be left behind or placed in the Premises dumpster. There will be a fee of $100 per furniture item that is left on the Premises or in the dumpster after moving out. Failure to vacate at the end of the lease will result in a charge of $100 per hour until completely vacated.

Tenant’s Duties Upon Termination. Upon any termination of the tenancy, whether for breach or otherwise, tenant shall be required to:  Pay all utility bills due for services to the property for which tenant are responsible.  Vacate the property and removed all personal property, including garage and parking stall.  Clean and repair the premises to the “same condition” it was at the beginning of the tenancy, less ordinary wear and tear as described in “What is expected of tenant moving out.”  Not to remove any fixtures or furnishing  Return all keys to the lessor no later than noon on the ending date.  Provide lessor with a forwarding address to which the security deposit and rent statement for his/her personal taxes can be returned, if so entitled.  Lessee must notify the lessor in writing 45 days before vacating. This notice must provide before the 1st of the month that the property is to be vacated.  If at any time during the term of this lease, lessee abandons the property, lessor may, at his option, bring an action to recover possession of the demised property, and such action as is equivalent to a demand for the rent.  Lessor may, at his option, hold lessee liable for any difference between the rent that would have been payable under this lease during the balance of the unexpired term, if this lease had continued in force.  If lessor recovers any personal property after abandonment by lessee, lessor may consider it to also be abandoned, and may dispose of it in any manner lessor shall deem proper.
Tenant’s Duties Upon Termination. When Tenant leaves, whether at or prior to the expiration of the Lease Term, the Bedroom and the Unit, including but not limited to the carpets, walls, windows, bathrooms, decks, patios, balconies, kitchen, appliances and furniture in the Bedroom and Unit, must be clean and in good repair and condition. If they are not, Tenant will be responsible for reasonable charges to complete such cleaning, repair or replacement. Management recommends that Tenant schedule a walk-through with Management's staff at least three (3) business days prior to the expiration of the Lease Term. If Tenant leaves any of Tenant's property in the Bedroom or in the Unit after leaving or after the end of the Lease Term, that property is considered to be abandoned by Tenant and Management can take such action as Management desires and charge Tenant with costs incurred to keep, sell or dispose of such property without liability to Management of any kind. Tenant's proportionate share of reasonable charges for cleaning, repair or replacement will be determined in the same manner as the determination of Tenant's share of damages as stated elsewhere herein.
