Test Fit Allowance. Landlord shall make available for the payment of the costs of the Test Fit a test fit allowance (the “Test Fit Allowance”) of $0.10 per rentable square foot of the Premises, or $2,274.60 in the aggregate, as provided herein, for the preparation of initial Test Fit and revisions thereto. Landlord shall have no obligation to bear any portion of the cost of the Test Fit in excess of the Test Fit Allowance, and Tenant shall pay Landlord for any costs of the Test Fit in excess of the Test Fit Allowance within 10 business days of the date of invoice therefor. The Test Fit Allowance shall not be included in the TI Allowance.

Test Fit Allowance. Landlord shall provide Tenant a test-fit allowance of up to $0.10 per rentable square foot in the Premises, or $1,036.40 (the “Test-Fit Allowance”) for the preparation of the Space Plans. Within 30 business days following the date on which Tenant presents Landlord with an invoice from the Architect and evidence of Tenant’s payment thereof, Landlord shall reimburse Tenant’s actual, out-of-pocket expenses incurred in connection with the Architect with respect to the Space Plans, up to a maximum amount of the Test-Fit Allowance.
Test Fit Allowance. Landlord shall provide Tenant with an initial test fit allowance not to exceed $0.10 per rentable square foot (totaling $2,874.00), which shall be part of (and not in addition to) the TI Allowance.
Test Fit Allowance. Landlord shall pay the Test Fit Allowance to Tenant within thirty (30) days after receipt by Landlord from Tenant of the actual third party architect’s costs incurred and paid by Tenant for Tenant’s initial test fit planning in the Leased Premises. Landlord shall only be required to pay up to the Test-Fit Allowance for such space planning by Tenant. Tenant shall be responsible for payment of all fees and charges in excess of the Test Fit Allowance for such initial test fit planning.
Test Fit Allowance. Landlord and Tenant acknowledge that Landlord has previously provided Tenant with a satisfactory test fit allowance to be used by Tenant in the development of the Tenant Improvement Space Plans.
Test Fit Allowance. Landlord shall reimburse Tenant for $774.00 (the “Test-Fit Allowance”) of the cost of preparing test-fit plans for the Premises, and Tenant shall be solely responsible for the amount by which the costs of preparing test-fit plans for the Premises exceeds the Test-Fit Allowance. After Tenant’s delivery to Landlord of evidence confirming the cost of preparing test-fit plans for the Premises has been fully paid for, Landlord shall, after written request from Tenant, disburse to Tenant the Test-Fit Allowance in a lump sum. Any lab-related items, including casework, hoods, air handlers (including without limitation any portion thereof located on the roof or exterior of the Building), lab sinks, and any specialty items such as any equipment related togas storage” and “hazardous materials storage”. All roof penetrations shall be closed and restored back to the condition existing on the date of Lease execution. Tenant must provide Landlord with written evidence of the following minimum insurance requirements. In no way do the following minimum requirements limit the liability assumed elsewhere in this Exhibit D or the Lease, as amended. A. Workers’ Compensation and Employer’s Liability. 1. Statutory requirements in the Commonwealth of Massachusetts to include all areas involved in operations covered under the Work Letter for the Premises.
Test Fit Allowance. Landlord shall provide Tenant with an allowance (the “Test-Fit Allowance”) in an amount not to exceed $0.10 per Rentable Square Foot for the Premises to be applied against the cost of Tenant’s test-fit and pricing plan for the Premises. TENANT SHALL NOT BE ENTITLED TO ANY UNUSED PORTION OF THE TEST-FIT ALLOWANCE FOR THE PREMISES. NO PORTION OF ANY UNUSED TEST-FIT ALLOWANCE SHALL BE APPLIED TO RENT. The Test-Fit Allowance shall be paid by Landlord to Tenant (or to the Architect preparing the test-fit) within thirty (30) days of delivery to Landlord of an invoice therefor. Any costs of such test-fit for the Premises in excess of the Test-Fit Allowance shall be the responsibility of Tenant.

Test Fit Allowance. Tenant shall receive a “test fit” allowance with respect to the Expansion Premises as provided in Section 2.1.3 of the Tenant Work Letter.
Test Fit Allowance. In addition to the Tenant Improvement Allowance and the Restroom Allowance, Landlord shall provide Tenant with an additional one-time allowance in the amount of $9.15 per rentable square foot of the Premises to reimburse Tenant for the costs expended by Tenant in connection with the preparation of its initial space plan and “test fit” for the Premises. In no event shall Landlord be obligated to make disbursements pursuant to this Tenant Work Letter in a total amount that exceeds the sum of (i) the Tenant Improvement Allowance, (ii) the Restroom Allowance, and (iii) the Test Fit Allowance.
Test Fit Allowance. Upon submission by Tenant to Landlord of an itemized invoice for the test fit plan costs, then Landlord shall, within thirty (30) days following receipt of such invoice, pay to Tenant or, at Landlord’s election in its sole discretion, to Tenant’s architect, the amount of the test fit plan costs, up to the amount of the Test Fit Allowance.
