Test Fit Allowance. Landlord shall provide Tenant with an allowance of $1,434.00 for payment of actually third party architect costs incurred and paid by Tenant for Tenant’s initial test fit planning in the Leased Premises. Any unused portion of the of the Test Fit Allowance shall remain the property of Landlord, and Tenant shall have no interest in said funds.
Test Fit Allowance means an amount not to exceed $2,061.40 (i.e., $0.10 per rentable square foot of the Additional Premises); (iii) Tenant shall not be responsible for paying one percent (1%) of the sum of the hard costs and costs of engineering and design associated with the Additional Premises Initial Alterations, and therefore Section 7 of Exhibit 3 and Section 11.6 of the Original Lease shall be inapplicable to the Additional Premises Initial Alterations; and (iv) the term “Outside Draw Date” shall mean May 1, 2019. Notwithstanding anything in the Original Lease to the contrary, including without limitation Section 6 of Exhibit 3, Landlord and Tenant acknowledge that a balance of $32,384.00 remains from the Allowance provided under the Original Lease (the “Remaining Allowance”), which Remaining Allowance shall be available for Tenant to apply towards the cost of Tenant’s Additional Premises Initial Alterations. Tenant shall be permitted to allocate up to twenty percent (20%) of the Allowance toward architectural and engineering fees, and shall be permitted to allocate up to fifteen percent (15%) of the Allowance toward telephone and/or data cabling.
Test Fit Allowance means a sum not to exceed Eleven Thousand Six Hundred Fifty Six and 70/100th Dollars ($11,656.70), which amount Landlord shall reimburse to Tenant for its preliminary space planning “test fit” prepared by an architect of Tenant’s choice. The Test Fit Allowance shall be in addition to the Tenant Work Allowance.

More Definitions of Test Fit Allowance

Test Fit Allowance means Eight Hundred Eighty-Five and 20/100 Dollars ($885.20), to be provided by Landlord as set forth in Section 3.02 below.
Test Fit Allowance is an allowance to be provided by Landlord to Tenant in order to reimburse Tenant for certain preliminary design work being performed by Tenant's architect in connection with this Lease, and to be calculated by multiplying (i) fifteen cents ($0.15), by (ii) the number of square feet of rentable area in the Premises. Based on the preliminary measurement of 61,876 square feet of rentable area, the Test-Fit Allowance would be Nine Thousand, Two Hundred Eighty-One and 40/100 Dollars ($9,281.40). "TI Allowance" is an amount equal to Twenty-One Dollars ($21.00) per square foot of rentable area in the Premises, or One Million, Two Hundred Ninety-Nine Thousand, ThreelHundred Ninety-Six and 00/100 Dollars ($1,299,396.00) based on the preliminary measurement of 61,876 square feet of rentable area. "TI Change Order" shall mean written change orders to the Approved TI Plans made in accordance with the provisions of Section II.B.(4)
Test Fit Allowance means an aggregate amount equal to Four Thousand Four Hundred Ninety-One and 90/100 Dollars ($4,491.90), calculated based upon fifteen cents ($0.15) per rentable square foot of the Expansion Premises. Test Fit Allowance means $8,400.00. Landlord’s architect is preparing up to two (2) Test Fits for the Premises and Landlord will pay the invoices of Landlord’s architect up to the amount of the Test-Fit Allowance for such services in accordance with such contract. The Test-Fit Allowance if not fully used shall not be credited against rent or other sums due under the Lease.

(j) “Construction Documents” means complete construction plans and specifications for the Tenant Improvements. (k) “Substantially Completed” means completion of the Tenant Improvements to the extent that only minor construction details, which would not materially interfere with Tenant’s use and enjoyment of the Premises, require completion or correction.
Test Fit Allowance means as defined in Section 17.2.3.

  • NOx Allowance means an authorization to emit a specified amount of NOx that is allocated or issued under an emissions trading or marketable permit program of any kind that has been established under the Clean Air Act or a state implementation plan.

  • Credit allowance date means with respect to any qualified equity investment:

  • Eligible Project Costs means such portion of the Project costs disbursed and loaned from the OPWC to the Recipient for the sole and express purpose of acquiring, constructing, reconstructing, expanding, improving, engineering and equipping the Project, other direct expenses, and related financing costs thereto.
