Use of Premise. Residents are not permitted to conduct any business activities on residence property without written consent of Student Housing and Community Services, it being understood that Student Housing and Community Services is under no obligation to approve any business activity at or from the residence property and the decision by the Associate Vice-President, Student Housing and Community Services on this matter is final.
Use of Premise. Tenant shall use and occupy the premises in such a manner as would comply with all public health and police regulations.
Use of Premise. Tenant shall maintain the leased premises in such condition and repair as accepted at the commencement of this lease, and shall on its termination surrender the premises in the same condition and repair, ordinary wear and tear or unavoidable casualty expected. Tenant shall not make any alterations, additions, or improvements in the premises without written consent of Landlord, and if any are made they shall be forfeited to the Landlord upon termination, unless otherwise agreed in writing.
Use of Premise. The Agreement is for the main level only. Any use of the lower level and/or pool deck is prohibited.
Use of Premise. 3.1 The GSS shall use the space to service the needs of Graduate Students and The GSS. The space will be used by The GSS for recreational, educational, community development, and administrative purposes.
3.2 The AMS shall provide the GSS access to the Premises during all hours of operation of the Building, subject to the GSS complying with such reasonable security measures as the AMS may establish from time to time with respect to the Building. For the purpose of entry and exit to and from the Premises, the GSS, its directors, officers, members, employees, agents, and invitees in common with the University and its respective governors, officers, students, employees, licensees and invitees shall have the right to use the entrances and exits to and from the Premises and the common hallways, passageways, stairs and washrooms which are required for use in conjunction with the Premises.
3.3 The GSS shall not use the Premises nor permit them to be used by other persons for any purpose other than for the purpose of the Activities of the GSS unless the consent in writing of the AMS is first obtained, such consent not to be unreasonably withheld.
3.4 It shall not be unreasonable for the AMS to withhold its consent in respect of any activities which are inconsistent or incompatible with any Activities of the GSS or with the functioning of the GSS or which might cause nuisance, annoyance or disturbance to the AMS or its employees or students.
Use of Premise. Lessee agrees that the leased premises shall be used and occupied only for used car repair LEASEHOLD IMPROVEMENTS AND REPAIRS: ----------------------------------- The Lessee, during the term of this Lease or any extension for renewal of this Lease, shall, at its expense, be permitted to make such alterations or improvements to the leased premises as shall be reasonably necessary for the operation of the Lessee's business. Improvements made to the external or internal structure of the premises, including facia or free standing signage, whether for design, cosmetic or structural repair, exterior or interior alteration, or landscaping modification, shall be submitted to the Lessor for Lessor's approval prior to the commencement of the improvements. Lessee shall submit plans, renderings, sketches, and/or architectural drawings clearly indicating the improvements or modifications to be made by the Lessee to the lease premises to the Lessor for approval prior to commencing any improvements. The Lessors approval must be in writing, and such approval shall not be unreasonably withheld. The Lessee, during the term of this lease or any extension or renewal of this lease, shall, at is expense, make all repairs as shall be reasonably necessary to keep the said leased premises in good condition and repair. The Lessee further agrees Lessee will make necessary repairs at its expense. The Lessee agrees at the expiration of this Lease or upon the earlier termination thereof, to quit and surrender said premises in good condition and repair, reasonable wear and damage by Act of God or fire or other causes beyond the control of Lessee excepted.
Use of Premise. Tenant’s use and occupancy of the Premises shall be for the purpose of operating a bar and adult nightclub featuring live, nude entertainment. Tenant may use the Premises for any other lawful use only with the prior written consent of Landlord, which shall not be unreasonably withheld.
Use of Premise. The property and associated common areas shall not be used for ANY unlawful or illegal purpose. Guest agrees to keep the property in a neat and orderly condition. No nails, screws, or other items are to be driven into any portion of the suite/property. Only the number of persons indicated on the reservation are allowed to occupy the property. The property is to be used for residential purposes only. No commercial, industrial, or retail activity can be conducted on the property. Minnestay is not responsible for any amenities or services that are closed, out of service, or cannot be used for any reason, and monies will not be refunded for such events.
Use of Premise. The Agreement is for the main level only, with the exception of the LCSO Community Policing Office. Any use of the lower level and/or pool deck is prohibited. The User must dispose of all trash collected in the cans into the larger totters or dumpster located on the Premise. Clean-up of the facility includes removal of all trash and disposal in the designated containers; general cleaning; return, stacking and placement of all chairs and tables in the designated space as shown in the diagrams/pictures located in the storage room; adjustment of the thermostat back to the standard setting; turning off all lights and a/v equipment; and securing all doors. All events must conclude by 11:00pm. Between 11:00pm-12:00am, the facility may be occupied for the sole purpose of event breakdown and cleaning as required by the Agreement.
Use of Premise. Tenant shall occupy and use the Premises during the term for general offices and no other purpose whatsoever. Tenant further agrees to comply with the rules and regulations set forth in Exhibit "E" attached hereto and made a part hereof and with such reasonable modifications thereof and additions thereto as Landlord may hereafter from time to time make for the Building, the Building Common Areas or the Outside Common Areas, provided Tenant has received actual written notice thereof and to the extent the same are not in contradiction with the provisions of this Lease. Landlord shall not be responsible for the nonobservances by any other tenant of any said rules and regulations and shall not be responsible to Tenant for any violation of the rules and regulations, or the covenants or agreements contained in any other lease, by any other tenant of the Building, or its agents or employees; provided, however, that Landlord shall use commercially reasonable efforts to enforce the rules and regulations in a uniform and non-discriminatory manner.
