Utility Allowances. The Tenant’s rent includes a utility allowance based on a schedule of utility allowances established by the Lessor. The Lessor may adjust the Tenant’s rent from time to time based on changes to the schedule of utility allowances. The Lessor shall give the tenant no less than sixty (60) days advance notice of any change to the schedule of utility allowances. Adjustments to rent based on changes to the schedule of utility allowances shall take effect for the first rent payment due ninety (90) days after the notice of change to the schedule of utility allowances.

If the cost of any utility (other than telephone, cable television, or Internet) for a residential rental unit is paid directly by the tenant(s), and not by or through the owner of the building, the gross rent for that unit includes the applicable utility allow- ance determined under this section.
