Void Periods. Our management function does not include the supervising of the property when it is not let, although in the normal course of letting, periodic visits may be made to the accommodation by our lettings staff.
Void Periods. 34.5.1 During void periods, which OCB will make every effort to minimise void costs. OCB will continue to manage the property during this period free of charge but cannot be held liable for any loss and / or damage arising from fire, flood, theft or any other cause. 34.5.2 Should the Owner/Landlord instruct OCB so to do in writing then we will arrange for a plumber or similar contractor to visit the property and turn off / drain down the water, gas or other supplies at the Owner/Landlord's expense and to be switched on again before the commencement of any new Tenancy. 34.5.3 In the event of a void period for more than fourteen days (14) it is recommended the Owner/Landlord advises the Property Insurance company to establish and action continual terms of cover. OCB will assist with property management reasonable actions to assist the Owner/Landlord to retain insurance cover.
Void Periods. We do not any security or supervision services for the property when it is not let. You must make suitable arrangements to have the property checked during void periods; alternatively, we can discuss the provision of this as an additional service.

However, if you wish to instruct us to manage your property during a void period, we will gladly do so at a charge of £60 including VAT per week. We will also require to be put in funds of any amount to be agreed between us to enable us to deal with any contingencies in these circumstances * Upon the tenant’s vacation; * Or if the other party breaks any important term or condition of this agreement during a tenancy where monetary compensation is wholly inadequate. *On the sale of the property You may withdraw your instructions to us to manage the premises under section 4, upon giving us three months written notice to coincide with the end of an agreement. We may terminate our retainer immediately if you are in major breach of any Terms contained in this agreement or in the event that you do or do not do something which makes it impossible, impracticable or illegal to continue providing these services. We reserve the right to assign our rights and or obligations under this agreement upon giving you 3 months written notice.

  • Meal Periods (a) Meal periods shall be scheduled as close as possible to the middle of the scheduled hours of work. The length of the meal period shall be agreed to at the local level and shall be not less than 30 minutes nor more than 60 minutes. (b) An employee shall be entitled to take their meal period away from the workstation. Where this cannot be done, the meal period shall be considered as time worked.

  • Break Periods ‌ There will be no rest periods, organized coffee breaks or other non-working time established during working hours. Individual coffee containers will be permitted at the employee’s work location. Where 4/10s are being worked there shall be a morning and an afternoon coffee break.

  • Waiting Periods All applicable waiting periods, if any, under the HSR Act shall have expired or been terminated.

  • Notice Periods The notice period (expressed in Working Days) to be given by the Customer in respect of Clause 38.1 shall be the number of whole days that is 20% of the total duration of the final SOW to be executed under this Contract, up to a maximum of 30 Working Days. Partial days shall be discounted in the calculation and the duration of the SOW shall be calculated in Working Days. For example, if the duration of the SOW is 10 Working Days: 20% of the SOW is 2 days. The Notice Period = 2 Working Days; or if the duration of the SOW is 62 Working Days, 20% of the SOW is 12.

  • Closed Periods No Noteholder may require the transfer of a Registered Note to be registered or an Exchangeable Bearer Note to be exchanged for a Registered Note (i) during the period of 15 days ending on the due date for any payment of principal on that Note; (ii) during the period of 15 days prior to any date on which Notes may be drawn for redemption by the Issuer at its option pursuant to Condition 6(c); or

  • Pay Periods The Employer shall provide for biweekly pay periods. Each employee shall be provided with an itemized statement of his or her earnings and all deductions made for any purpose.

  • Limitation Periods To the extent that any limitation period applies to any claim for payment of the Obligations or remedy for enforcement of the Obligations, the Obligor agrees that: (a) any limitation period is expressly excluded and waived entirely if permitted by applicable law; (b) if a complete exclusion and waiver of any limitation period is not permitted by applicable law, any limitation period is extended to the maximum length permitted by applicable law; (c) any applicable limitation period shall not begin before an express demand for payment of the Obligations is made in writing by the Credit Union to the Obligor; and (d) any applicable limitation period shall begin afresh upon any payment or other acknowledgment of the Obligations by the Obligor.

  • Blackout Periods If the Participant is subject to any Company “blackout” policy or other trading restriction imposed by the Company on the date such distribution would otherwise be made pursuant to Section 4(a) hereof, such distribution shall be instead made on the earlier of (i) the date that the Participant is not subject to any such policy or restriction and (ii) the later of (A) the end of the calendar year in which such distribution would otherwise have been made and (B) a date that is immediately prior to the expiration of two and one-half months following the date such distribution would otherwise have been made hereunder.

  • Grace Periods The related Mortgage or Mortgage Note provides a grace period for Monthly Payments no longer than ten (10) days from the applicable Due Date.

  • Renewal Periods Renewal of registered names may be made in one (1) year increments for up to a maximum of ten (10) years. For the avoidance of doubt, renewal of registered names may not extend their registration period beyond ten (10) years from the time of the renewal.
