Required Removables definition

Required Removables has the meaning set forth in Section 9.2(b).
Required Removables shall not include existing slab cuts or internal staircases. As used herein, “Specialty Alterations” shall mean improvements which are not standard office installations, such as kitchens (other than a pantry or break area installed for the use of Tenant’s employees only and of the type normally found in the space of similarly sized office tenants in comparable buildings), executive bathrooms, raised computer floors, computer room installations, supplemental HVAC equipment and components, safe deposit boxes, vaults, reinforcement of floors, Structural Alterations (including slab cuts and internal staircases, if any created after Effective Date) provided that cabling, conduits and lighting shall be deemed not to be Required Removables and Tenant shall have no obligation to remove the same. Landlord shall have the right at Tenant’s expense to repair all damage and injury to the Premises or the Building caused by such removal or to require Tenant to do the same. If any Tenant’s Property is not removed by Tenant prior to the expiration or earlier termination of the Lease Term, the same shall at Landlord’s option become the property of Landlord and shall be surrendered with the Premises as a part thereof; provided, however, that Landlord shall have the right at Tenant’s expense to remove from the Premises such Tenant’s Property and any Required Removables. If Tenant fails to return the Premises to Landlord as required by this Section 9.2, then Tenant shall pay to Landlord, as additional rent, all actual costs incurred by Landlord in effecting such removal (the “Removal Cost”). Pending the determination of such dispute by agreement or judicial determination as aforesaid Tenant may either (x) pay the amounts in dispute pending the results of such hearing or deposit the disputed amounts with the court in escrow, which deposit shall satisfy Tenant’s payment obligations hereunder while the dispute is pending or (y) submit such dispute to a court of competent jurisdiction for a judicial determination and pay the amount in dispute pending the results of such determination, which amounts shall be applied by Landlord towards the Removal Cost.
Required Removables shall have the meaning given in Section 7.l(b)(iv) hereof.

  • Tenant shall repair damage caused by the installation or removal of Required Removables.

  • The designated Required Removables shall be removed by Tenant before the Termination Date.

  • Required Removables shall include, without limitation, internal stairways, raised floors, personal baths and showers, vaults, rolling file systems and structural alterations and modifications.

  • In connection with its removal of Required Removables, Tenant shall repair any damage to the Premises arising from that removal and shall restore the affected area to its pre-existing condition, reasonable wear and tear excepted.

  • Tenant shall also be required to remove the Required Removables in accordance with Article VIII.


More Definitions of Required Removables

Required Removables has the meaning set forth in Section VII.
Required Removables means any Alterations that, in Landlord’s good faith judgment, are of a nature which would likely be unusable (or not desire to be used) by most subsequent full floor tenants. Whether or not stated at the time Landlord gives consent to any Alterations, Required Removables shall always include, without limitation, Cable, internal stairways, fountains, fish tanks,
Required Removables shall have the meaning set forth in Article 8.
Required Removables means include, without limitation, data centers in excess of 3,000 square feet of rentable floor area (either singly or collectively), non-core restrooms (and any horizontal plumbing lines associated with such restrooms), locker rooms, showers outside of the Fitness Facilities and cafeterias or full-service kitchens (but not the type of kitchenettes typically found in first class office buildings) installed by or on behalf of Tenant (other than as part of Landlord's Work) and any Special Improvements. Notwithstanding the foregoing, Landlord agrees that Tenant will not be obligated to remove at the end of the Lease Term (i) Tenant's wiring and cabling installed in the Building, (ii) the Fitness Facilities, and (iii) existing staircases (internal or external) in or at the Building as of the Commencement Date.
Required Removables means any alterations or additions which (x) are of a type not shown on the Approved Schematic Plan (as defined in Exhibit B-1) (the type of work shown on the Approved Schematic Plan being hereinafter referred to as “Standard Office Improvements”), and (y) as to which Landlord indicates, at the time it approves the plans therefor, that Tenant will be required to remove the same at the expiration or earlier termination of the Term of this Lease. Landlord agrees that nothing shown on the Approved Schematic Plan will constitute a Required Removable. Tenant shall not permit or commit any waste, and Tenant shall be responsible for the cost of repairs which may be made necessary by reason of damage to common areas in the Building, to the Site or to the Additional Building caused by Tenant, Tenant’s agents, employees, contractors, sublessees, licensees, concessionaires or invitees. Tenant shall maintain all its equipment, furniture and furnishings in good order and repair, reasonable wear and tear excepted.
Required Removables. Tenant shall repair all damage caused by such removal. All items not so removed shall, at Landlord’s option, be deemed to have been abandoned by Tenant and may be appropriated, sold, stored, destroyed, or otherwise disposed of by Landlord at Tenant’s cost without notice to Tenant and without any obligation to account for such items. The provisions of this Section 21 shall survive the expiration or earlier termination of the Lease.
Required Removables means improvements that (I) are Specialty Alterations, or (II) are materially more expensive than standard office buildout to remove and restore. “Specialty Alterations” shall mean the Additional Alterations (defined in Exhibit C hereto), and any other improvements such as kitchens (other than a pantry installed for the use of Tenant’s employees only and of the type normally found in the space of office tenants in comparable buildings), executive bathrooms, raised computer floors, computer room installations, supplemental HVAC equipment and components, safe deposit boxes, vaults, libraries or file rooms, reinforcement of floors, internal staircases, slab penetrations, conveyors, dumbwaiters, non-Building standard life safety systems, security systems or lighting and other improvements of a similar character. The designated Required Removables shall be removed by Tenant before the Expiration Date. Tenant shall repair damage caused by the installation or removal of Required Removables, reasonable wear and tear and damage caused by casualty excepted. Notwithstanding anything herein to the contrary, and whether or not so designated by Landlord, all Cable (as defined below) and telecommunications wiring installed by or on behalf of Tenant shall be Required Removables.
