Life Safety SystemsRapid Response fire sprinkler heads to conform with typical Tenant partition layout, utilizing the Building Standard partition and lighting, for light hazard occupancy design criteria. Manual fire alarm pull stations, exit lights, and audible fire alarm speakers shall be provided at the Building stair doors and elevator lobbies.
Life Safety Systems a) Sprinkler work; b) Fire Alarm c) Fire Exitsto provide, as required by Ontario Building Code (OBC) all necessary fire exits including any demising corridors or stairways based upon base building permit drawings, Item 1. d) Supply and install complete sprinkler system in all areas in accordance with OBC Base Building; e) Supply, install and distribute complete sprinkler system to office and plant area on an open plan basis. Any distribution for Tenant specification in the office area shall be at Tenant’s expense over and above the cost of open plan basis. f) Provide a Fire Panel in a location that is agreeable to the Tenant and that meets OBC regulations. The tenant will provide all necessary alarm drops and pull stations.
Life Safety SystemsTenant shall provide all required life safety system components necessary to comply with code. Connection to Landlord's system shall be performed by contractor designated by Landlord.
Life Safety Systems. Under no circumstances will any work be performed on the base building MEP systems or life support systems without prior approval of the Building Management Office (i.e., fire sprinkler system, smoke detector system, water supply system, sanitary/storm system, and main electrical distribution system, etc.) All equipment rooms must be attended to at all times during work. If the area is left unattended, it is to be secured.

Life Safety SystemsThe Premises presently contain a fire-alarm and life-safety system serving the Premises, which is in good operating condition and in compliance with applicable Laws. Landlord shall maintain such systems in good order and repair. If the Fire Insurance Rating Organization or any Governmental Authority or any of Landlord’s insurers requires or recommends any modifications or Alterations be made or any additional equipment be supplied in connection with the fire-alarm and life-safety system serving the Building or the Premises by reason of Tenant’s business, or the location of the partitions, trade fixtures, or other contents of the Premises, Landlord (to the extent such modifications or Alterations are structural, affect any Building system or involve the performance of work outside the Premises), or Tenant (to the extent such modifications or Alterations are nonstructural, do not affect any Building system and do not involve the performance of work outside the Premises) shall make such modifications or Alterations, and supply such additional equipment, in either case at Tenant’s expense. Landlord shall designate all contractors performing fire-alarm and life- safety system work.
Life Safety Systems. All costs and expenses incurred by Landlord prior to the Restatement Effective Date for the installation, maintenance and upgrade of life safety systems for the Building, including but not limited to the fire control center and associated hardware for the Building fire alarm system, shall be deemed to be Landlord's Work to be provided at Landlord's sole cost and expense. From and after the Restatement Effective Date, any cost of installing new or upgrading existing life safety systems serving Designated Expansion Premises as required to bring such life safety systems from the condition required to serve the existing Building to the condition required for office occupancy of the Designated Expansion Premises shall be paid by Tenant as a Building Improvement Loan and shall be amortized as "Building Systems" and paid for as Building Systems Additional Rent; provided, however, that (i) any costs and expenses of upgrading the panels in the fire control center shall be Landlord's Work and paid for by Landlord, and (ii) any costs and expenses required for the installation of fire alarm systems running from detection points in the Premises to the fire control center, including alarm devices, speakers and associated wiring, shall be deemed to be Tenant's Work and paid for by Tenant.
