Base Rental means the amount of rent due to Landlord per square foot for the first year of the Term. Base Rental for the first year of Term shall be $24 per square foot for the building and $7.50 per square foot for the drive thru at the Premises. Extended Term shall have the meaning given such term in Section 2.4.
Additional Rental has the meaning set forth in Section 4.03.
Basic Term shall have the meaning specified in Section 2.2 of the Lease.
Commencement Date means the date of this Agreement;
Base Term Commencing (i) with respect to the Original Premises on the Commencement Date, and (ii) with respect to the Expansion Premises on the Expansion Premises Commencement Date, and ending with respect to the entire Premises on June 30, 2019.”
Option Term means a period, if any, through which this Agreement may be or has been extended by the JBE.
Renewal Term has the meaning set forth in Section 2.
Lease Term means the term of this Lease which shall commence on the Commencement Date and continue for the period specified in Section J of the Summary.
Renewal Rent for the Aircraft means the rent payable therefor in respect of a Renewal Lease Term determined pursuant to Section 17.2.2 of the Lease.
Base Rent $ 25,024 per month ("Base Rent"), payable on the 1st day of each month commencing on the Commencement Date (Also see Paragraph 4.) [ ] If this box is checked, this Lease provides for the Base Rent to be adjusted per Addendum ___, attached hereto.

Renewal Period the period described in clause 13.1.
Residential Rental Unit means an area legally licensed or permitted for use as a living space containing a sleeping area, bathing and sanitation facilities and cooking facilities equipped with a cooking range, refrigerator and sink, all of which are separate and distinct from other Residential Rental Units. Reg. §§ 1.103-8(a) 8(i).
Term of Agreement for the purposes of this Agreement shall have the meaning ascribed thereto in Article 2.2 of this Agreement;
Lease or rental means the leasing or renting of tangible personal property and the possession or use
Initial Term has the meaning set forth in Section 7.1.
Basic Rent means Basic Rent as defined in Paragraph 6.
Extension Term means the time period defined in §2.C.
Minimum Rent means the sum of Sixty-Six Million One Hundred Seventy-Six Thousand Five Hundred and Twenty-Six Dollars ($66,176,526) per annum; subject, in each case, to adjustment as provided in Section 3.1.1(b).
Net Rent means all rental Landlord actually receives from any reletting of all or any part of the Premises, less any indebtedness from Tenant to Landlord other than Rent (which indebtedness is paid first to Landlord) and less the Re-entry Costs (which costs are paid second to Landlord).
Monthly Rent means the monthly installment of Minimum Annual Rent plus the monthly installment of estimated Annual Operating Expenses payable by Tenant under this Lease.
Automatic Renewal Term has the meaning set forth in Section 10(a) hereof.
Original Term means the period from the Commencement Date until the end of the fiscal year of Lessee in effect at such Commencement Date.
Fixed Term shall have the meaning given such term in Section 2.3.
To rent means to lease, to sublease, to let, or otherwise to grant for consideration the right to
