Access and Services. Reasonable means of access and facilities necessary to Tenant’s use and occupancy of the Premises, including corridors, elevators, stairways, heating, ventilating, air-conditioning, sanitary, water, and electrical facilities (but exclusive of parking facilities) have been installed and are in reasonably good operating order and available to Tenant; and

Access and Services. Sublessee shall have access to the Premises twenty-four (24) hours per day, seven (7) days a week. The hours of operation for the standard heating, ventilation and cooling systems shall be 8:00 am to 6:00 pm, Monday through Friday within the administrative areas. Any after-hours building HVAC needed by the Sublessee shall be paid by Sublessee at building invoiced cost. Sublessor may have reasonable access to mechanical corridor via the ramp off of RM 114.

We reserve the right to change our fees at any time for any reason. Whenever possible, we will give you at least 30 days advance notice of such change. You agree to be bound by certain rules that are important for the proper use of this service. Your failure to follow these rules, whether listed below in the contract or in bulletins posted at various points in the system, may result in termination of your service. First, do not tell others your password or let your account be used by anyone except yourself. Second, do not attempt to log in more than once at the same time on any given account without the specific permission of one of our operators. Third, do not use our system to commit a crime, or to plan, encourage or help others to commit a crime, including crimes relating to computers. Your communications on this system are, in most cases, viewed only by you and anyone to whom you address your message. However, as system operators, we may need to review or monitor your electronic mail and other communications from time to time. In addition, we reserve the right to copy and distribute to third parties any information associated with your activities on the system. Access and Services. (A) to Seller's knowledge, the Leasehold Property enjoys access and egress over roads and footpaths which have been adopted by the appropriate highway authority and are maintainable at the public expense;
(B) the Leasehold Property is served by water, electricity, gas and telephone utilities and to Seller's knowledge, drains foul sewage and surface water to public sewers. Either the pipes, sewers, wires, cables, conduits and other conducting media serving the Leasehold Property connect directly to the mains without passing through land in the occupation or ownership of any other person or, if they do not, the Leasehold Property has the benefit of all necessary easements and rights for the maintenance and use thereof and such rights are held on terms which do not entitle any person to terminate or curtail the same; and
(C) to the knowledge of Seller, the Leasehold Property has the benefit of all other easements and rights necessary for the proper use and enjoyment of the Leasehold Property for the purposes of the Business now being carried on at the Leasehold Property by Seller and such easements and rights are held on terms which do not entitle any person to terminate or curtail the same;

(i) The Property is directly served by and/or has the benefit of all means of access, rights, easements, services and other facilities necessary for its current use and all of these are either publicly adopted or owned by the relevant statutory undertaker and are maintained at public expense;
(ii) There are no proposed schemes or orders affecting any road or highway giving access to the Property or any right, easement, service or facility necessary for its current use and enjoyment;
(iii) There are no rights, easements, licences or informal arrangements public or private, enjoyed or being acquired by or against the Property and none have been proposed or granted or are necessary to permit the owner or occupier of any adjoining land to come on to the Property or to permit any Group Company to go into any adjoining property whether for the purposes of access, parking, fire escape, repair, maintenance, re-development or otherwise; and
(iv) No person is entitled to or has threatened to terminate, curtail, restrict or interrupt any right, easement, service or facility appurtenant to the Property.
