Additional Amenities. In addition to the aforesaid amenities, Landlord shall allow Tenant, at Tenant’s expense, to install amenities for Tenant’s employees, of a nature and in an area which shall be acceptable by Landlord, within the Premises. Landlord shall have the right to approve (acting reasonably) Tenant’s proposed amenities. In addition, notwithstanding anything to the contrary contained herein, Landlord, at Landlord’s sole discretion, shall have the right to request that Tenant restore said amenity area(s) to the same condition at the time of delivery of said area(s) at the time of approval of proposed amenities, prior to the expiration or earlier termination of this Lease.
Additional Amenities. We offer a range of additional services to your pet when they stay, please check any of the following you would like to receive.
Additional Amenities. 9.2.1 The Lessor shall provide to the Lessee, free of charge:
(a) a basic fully functional gymnasium (“Gym”) for the use of the Lessee in an appropriate partitioned area admeasuring 560 square feet, located in an area as mutually agreed upon by Parties. The Lessee shall also be allowed to build two showers, changing rooms and bathroom facilities next to the Gym at its own cost and expense for which appropriate space admeasuring approximately 300 square feet will be provided by the Lessor adjacent to the Gym.
(b) an appropriate partitioned area for a recreation room, and administration room measuring carpet area of 950 square feet (“Facilities Room”) in an area as mutually agreed upon by Parties.
(c) an appropriately partitioned storage area measuring carpet area of 500 square feet (“Storage Space”) to be located on the Basement Level 1.
(d) an appropriately partitioned area as mutually agreed between the Parties for installing the uninterruptible power supply (UPS) systems and battery banks. (“UPS Room”)
9.2.2 The Gym, Facilities Room and Storage Area shall be fully operational and available for use within a period of 8 months from the Effective Date.
9.2.3 In the event, the Lessor fails to make available to the Lessee the Gym, Facilities Room and Storage Area within the abovementioned period of 8 months from the Effective Date or if after these amenities being made available, the right of the Lessee to continuous usage of these amenities is hampered or disturbed, the Lessee shall be entitled to construct a gymnasium, storage space and/or facilities room for its exclusive use and for the use of its employees and guests – at the cost of the Lessor. It is agreed between the Parties that the Lessee shall be entitled to set-off the cost of construction of amenities under this Clause from the Rent payable by it to the Lessor for the Demised Premises.
Additional Amenities. We will work to accommodate any additional amenity requests. You may incur an additional charge for any such requests.
Additional Amenities. Tenant acknowledges that Landlord may make additional amenities available within Hall Office Park, including without limitation access to notary services, discount priced tickets for community activities, availability of a childcare and/or a health club facility, and artwork for view. Tenant acknowledges and agrees that it is not a condition of this Lease that any such amenities, which are not included in the services and utilities referenced in Article VI above, be provided. Tenant further acknowledges and agrees that availability of such amenities may be discontinued without notice at any time and that there is no assurance that any artwork that may be located within Hall Office Park will remain at a specific site thereon for any period of time or remain thereon for the term of this Lease. Tenant further acknowledges and agrees that, for any amenities available within Hall Office Park that are provided by a third-party provider, Tenant will not attempt to hold Landlord liable for any action or inaction of such third-party provider, and any attempt to hold Landlord liable therefor shall constitute a breach by Tenant of this Lease.
Additional Amenities. The Room Option granted hereby also provides Licensee with the following amenities:
Additional Amenities. In addition to the Use of Club Seats in Section 5, LICENSEE shall receive:
X. XXX will allow LICENSEE one (1) guest per Club Seat.
X. XXX will allow LICENSEE to purchase one Club Lounge Standing Room Only (SRO) Ticket at the general admission price, per Club Seat. Club Lounge SRO tickets are sold at an amount equal to the face value of a general admission ticket for each game, plus $15.
C. One preferred on-site parking pass at the Arena for every two Club Seats.
D. Membership in the Champions Club.
E. Additional tickets may be purchased for all events sponsored by REA at the Arena, subject to availability. (These tickets may not be in the Club Lounges as defined in Section 1).
Additional Amenities. The following is hereby added to the end of Section 1.29 of the Lease: “Tenant acknowledges and agrees that there is a one-time administrative fee of $25 per key card per employee for access to the Gym in connection with any new key cards requested and received by Tenant following the full execution and delivery of this Second Amendment.”
Additional Amenities. In addition to the standard amenities given within each unit (based on the above information), the following will be included for an additional $10,000/unit:
(1) Each window should have dimension appropriate blinds.
(2) For each bedroom, units will come with queen size mattress and box spring, appropriately sized bed frame, nightstand dresser, and mirror. There should be a ceiling fan with light in each bedroom. Bed linens for suitable for the mattress should also be provided.
(3) In the bathroom, a standard vanity with a sink and cabinets will be installed. A small trash receptacle will be made available.
(4) In the living area, a 3-person sofa, coffee table, and end table will be provided. A TV stand with an appropriately-sized TV will also be made available with a coaxial or HDMI connection. A ceiling fan with light will also be installed.
(5) In the kitchen/dining area, a dining table with chairs and basic dishes and cookware will be provided, as well as an installed dishwasher and garbage disposal. A countertop microwave, toaster, trash receptacle, blender and dish drying rack will also be included.
Additional Amenities. The Building currently offers a Wi-Fi enabled atrium, and an atrium cafe (the “Café”). Subject to Force Majeure Events, and Articles 17 and 18 of this Lease relating to damage and condemnation, Landlord represents and warrants to Tenant that these two services (or services substantially similar to such services) shall continue to be offered by Landlord during the Term and any Option Term, or any earlier termination thereof. Landlord, at Landlord’s sole cost and by no later than December 31,2010, subject to extension for Force Majeure Delays and/or delays caused by Tenant and/or any of Tenant’s Parties, shall construct a fitness center (including equipment and other furniture, fixtures and equipment typically found in corporate campus’ gyms such televisions, treadmills, weights equipment, water fountain, showers and lockers, etc.) (the “Gym”) to be located behind the Café with card key access 24 hours a day, 7 days a week, to the Gym and service exclusively offered to tenants of the Building. Beginning on the Commencement Date, the hours for the Café shall be for 7:00 am through 3:00 pm Monday through Friday except on Building Holidays. There shall be no charge to Tenant for the Wi-Fi services, the use of the Gym and the use of the Cafe, except for any items purchased by Tenant from the Café and except to the extent any damage is caused by Tenant and/or any of Tenant’s Parties. Tenant’s use of the Café and Gym is subject to the indemnification provisions of this Lease and such other agreements between Tenant (and/or any of Tenant’s Parties which otherwise utilize such amenities), as may be reasonably required by Landlord. Operating costs for the aforementioned services and amenities will be included in the Building’s Operating Expenses and shall be included in the Base Year.
