Builder’s All Risk. During any period of Restoration, builder’s “All Risk” Insurance (including fire and other perils within the scope of a policy known as a “Causes of Loss – Special Form” or “All Risk” policy) in an amount at least equal to 100% of the sum of the contract or contracts and all materials to complete the Restoration (as determined by Lender in Lender’s Discretion).

Builder’s All Risk. Coverage shall insure all Construction Works executed and in the course of execution, materials and temporary works, while on the Site, against all risks of physical loss or damage other than war and kindred risks, nuclear risks, unexplained shortage, cost of replacing or repairing items which are defective in workmanship, material or design; penalties; consequential losses; cash; PSVs; vessels; aircraft. Coverage shall be on a full replacement cost basis.
Builder’s All Risk. Purchaser shall, or shall cause to be purchased and maintained, a Builder's "All Risk" insurance policy for the Facility covering all work at the Site in connection with the Work and all Equipment at the Site intended for incorporation in the Facility (including, but only during construction of, temporary buildings, Site huts and offices used for the purpose of the construction of the Facility but not intended for incorporation therein and excluding construction equipment) against the risk of physical loss or damage from whatever cause (including resultant loss or damage arising from faulty materials, workmanship or design), other than risks specifically excluded by the terms of the policy. Such insurance shall be on a "replacement cost" basis insuring the total cost of the Facility and will also provide: (i) coverage for removal of debris; (ii) transit coverage, not including ocean marine coverage; (iii) off-Site storage coverage; (iv) cold and hot (operational) testing coverage; and (v) 24 months maintenance period coverage endorsement. The deductibles shall be as follows: (a) US$ 100,000 each and every loss during start up, commissioning, and Performance Testing at the Site. (b) US $25,000 each and every other loss. 19.2.2 Marine Cargo Insurance19.
Builder’s All Risk. Owner shall provide and maintain for the duration of the Project Builder’s Risk Insurance or All Risk Property Insurance written on an “all-risk” form insuring all real and personal property of Owner at the Facility Site, on a replacement cost basis while under construction and during any testing, including hot testing, as well as operating property insurance for the existing and completed Facility through the Warranty Period. This insurance includes the interests of Owner, Financing Parties and Contractor (including Contractor’s affiliates and Subcontractors). Owner shall provide to Contractor a certificate of insurance confirming the status of Contractor as an additional insured on the Project Builder’s Risk or All Risk Property Insurance policy. The Insurance policy shall provide for a waiver of all rights of subrogation against the Financing Parties and Contractor (including Contractor’s affiliates and Subcontractors). Contractor will be responsible for any deductible or self-insured retention under this insurance up to a maximum of (US$5,000,000) for each and every occurrence. The foregoing shall in no way affect Contractor’s obligation for any breach of the Warranty as described in the Terms and Conditions of the Agreement. The furnishing of said insurance by the Owner shall in no way relieve, or limit, or be construed to relieve or limit, the Contractor or Subcontractors of any tier of any other responsibility or obligation otherwise imposed by this Agreement.
Builder’s All Risk. In construction contracts, when deemed necessary, before any materials are purchased under this contract, the contractor shall present the Department with certificates evidencing that the required insurance is in effect. The policy shall insure the city and the Contractor as their respective rights may appear under the contract. The policy shall provide for storage and transport of materials, equipment, supplies of any kind whatsoever to be used on or incidental to the project.

Builder’s All Risk. Property insurance in the form of an "all-risks" builder's risk policy including but not limited to coverage for structural collapse, flood and earthquake. Such policy must insure the Work to the total of the full value of the contract price including the value of any labour and materials and/or structures and/or property and/or equipment destined for or entering into or forming part of the Work and must extend to cover property at any other location, awaiting and/or during construction or erection, while in transit and during installation and testing occurring anywhere within Canada or the continental United States of America. Such insurance must: preclude subrogation claims by the insurer against anyone insured by the policy except where a loss is deemed to have been caused by or resulting from any error in design or any other professional error or omission; include as a protected entity the Province and each of the Contractor, the Sub-contractors, Architect or Engineer and all others having an insurable interest in the Work; identify the Province as "Her Majesty the Queen in right of the Province of British Columbia as represented by the Minister of Insert Ministry Name"; permit that use and occupancy of the Work or any part thereof prior to Substantial Performance will not be cause for any termination of coverage; and automatically include any changes in design or method of construction. Builder’s All Risk. Following completion of Phase 1 and approval by Owner of the Phase 2 Scope of Work and prior to commencing Phase 2, Contractor agrees to obtain and maintain Builder’s Risk/Course-of-Construction insurance, issued on a completed value basis on all insurable Work included under the Contract Documents. This insurance shall be subject to the approval of Owner, and Owner’s approval shall not be unreasonably withheld. This insurance shall insure against all risks, including but not limited to the following perils: vandalism, theft, malicious mischief, fire, sprinkler leakage, civil authority, sonic boom, explosion, collapse, flood, wind, hail, lightning, smoke, riot or civil commotion, debris removal (including demolition) and reasonable compensation for the Owner’s costs and expenses required as a result of such insured loss. This insurance shall provide coverage in an amount not less than the full cost to repair, replace, or reconstruct the Work. Such insurance shall include the Owner, the Owner’s designated representative, and any other person or entity with an insurable interest in the Work as an additional named insured.

Builder’s All Risk. Completed value of the project. Defense costs shall be available in addition to the limits. Notwithstanding the minimum limits specified herein, any available coverage shall be provided to the parties required to be named as additional insureds pursuant to this Contract.
