CARE OF DEMISED PREMISES a. Tenant shall act with care in its use and occupancy of the Premises and the fixtures (and all Tenant's improvements and fixtures) therein and, at Tenant's sole cost and expense and to the satisfaction of the Owner, shall make all repairs and replacements to the Premises and the fixtures and the Building, structural or otherwise, necessitated or occasioned by the acts, omissions, carelessness, negligence of other cause of Tenant, its servants, employees, agents, visitors or licensees or any person claiming through or under Tenant or by the use or occupancy or manner of use or occupancy of the Premises by Tenant or any such person. Ordinary maintenance items on the Premises shall be maintained or repaired as the need arises at the expense of the owner. Tenant, at Tenant's sole cost and expense, shall make all repairs and replacements to Tenant's special installations, if any. All such aforesaid repairs, restoration and replacements shall be in quality and class equal to the original work or installation. Regarding the Tenant's need to make repairs or replacements to any Structural, Mechanical, Electrical, HVAC, or surface treatment of walls, floors, and ceilings, Tenant shall notify Owner, who reserves the right to perform such work and charge back the Tenant. b. Except as otherwise provided in paragraph (a) of this Article, Owner shall make the following repairs as and when necessary; (i) major structural repairs to the Premises and Building; (ii) repairs required in order to provide the elevator, plumbing, electrical, heating and air conditioning services to be furnished by Owner pursuant to this Lease; and (iii) repairs to exterior portions of the Building, including the 2nd and 3rd story windows and roof thereof. c. All personal property of the Tenant or special installations in the Premises or in the Building shall be at the sole risk of the Tenant and the Tenant shall, through the term of this Lease, keep same insured against all loss or damage by fire or other casualty. The Owner shall not be liable for any injury or damage to Tenant or its employees, invitees, occupants or persons in or on the Premises or to the property of Tenant resulting from the use of the heating, cooling, electrical or plumbing apparatus or any other cause, and Owner shall not, in any event, be liable for damages or injury resulting from water, steam or other causes, except in the case of Owner's negligence or willful misconduct. CARE OF DEMISED PREMISES. Keep the Demised Premises in the same good order in which they are when substantially completed as defined in Paragraph 2(c) hereof and inspected in accordance with Paragraph 2(d) hereof, reasonable wear and tear and damage by accidental fire or other casualty alone excepted. In the event of the failure of Tenant promptly to perform hereunder, Landlord may go upon the Demised Premises and perform such covenants, the cost hereof, at the sole option of Landlord, to be charged to Tenant as additional and delinquent rent.
CARE OF DEMISED PREMISES. The Tenant shall not perform any acts or carry on any practices which might materially damage the Demised Premises and shall keep the Demised Premises clean, safe and orderly and otherwise in accordance with the Building Standard. The Tenant shall not use or permit the use of any portion of the Demised Premises for any unlawful purpose or purposes or in any manner which violates the OSA or any Applicable Law.
CARE OF DEMISED PREMISES. Tenant shall keep the Demised Premises orderly, neat, safe and clean and free from rubbish and dirt at all times. Tenant shall keep the driveways and walkways within the Demised Premises free from trash and garbage. Tenant shall not burn any trash or garbage at any time in or about the Demised Premises. At the expiration or sooner termination of the Lease Term, Tenant shall surrender the Demised Premises in as good a condition and repair as existed at the time Tenant took possession, reasonable wear and tear excepted.
CARE OF DEMISED PREMISES. Tenant shall take good care of the Demised Premises and keep the same free from waste at all times. Tenant shall keep the Demised Premises neat, clean and free from dirt or rubbish at all times. Receiving and delivery of goods and merchandise and removal of garbage and trash from the Demised Premises shall be made only in the manner and areas prescribed by Landlord. Tenant shall not operate an incinerator or burn trash or garbage within the Store or Common Area. Tenant shall not permit any objectionable or unpleasant odors to emanate from Demised Premises; nor place or permit any radio, television, loudspeaker or amplifier on the roof or outside the Demised Premises or where the same can be seen or heard from outside the building; nor place any antenna, awning or other projection on the exterior of the Demised Premises; nor take any other action which would constitute a nuisance or would disturb or endanger other tenants of the Store or unreasonably interfere with their use of their respective premises; nor do anything which would tend to injure the reputation of the Store.
CARE OF DEMISED PREMISES. Tenant agrees, on behalf of itself, its employees and agents that it shall: (a) Comply at all times with any and all federal, state and local statutes regulations, ordinances, and other requirements of any of the constituted public authorities relating to its use and occupancy of the Demised Premises. (b) Give Landlord escorted access to the Demised Premises at all reasonable times and upon reasonable notice (except in the event of emergency), without charge or diminution of rent, to enable Landlord (i) to examine the same and to make such repairs, additions and alterations as Landlord may be permitted to make hereunder or as Landlord may deem reasonably advisable for the preservation of the integrity, safety and good order of the Building or any part thereof; and (ii) to show the Demised Premises to prospective mortgagees

CARE OF DEMISED PREMISES. Tenant, at its expense, shall take good care of the Demised Premises, including all Improvements, Tenant's Property, the Building's equipment and systems within the Demised Premises, and the partitions, carpets, drapes, ceilings, lights, doors and other interior finish items in the Demised Premises. Tenant shall maintain all the foregoing items as necessary to preserve them in good working order, condition and appearance. In addition, Tenant shall be solely responsible for, and for the cost of, all maintenance, repairs and replacements with respect to any supplemental air-conditioning equipment installed by Tenant to meet its special or non-Normal Business Hours needs.
CARE OF DEMISED PREMISES. 1. Waste and Conformance with Laws. No waste or damage shall be committed upon or to the Demised Premises and the floor of the Demised Premises shall not be overloaded. The Demised Premises shall not be used for any unlawful purpose and no violations of law shall be committed thereon. Tenant shall, at Tenant's own expense, promptly observe and keep all laws, rules, orders, ordinances and regulations of the federal, state and city governments and any and all of their departments and bureaus and those of any other competent authority which are in effect during the Demised Term relating to the use of the Demised Premises and to the condition of the portion thereof which Tenant is required to maintain hereunder. Tenant shall also comply with all environmental laws, regulations, ordinances and decrees which are in effect during the Demised Term and shall be responsible for removing all environmental violations relating to the Demised Premises, Tenant shall not engage in any activity upon or make any use or occupancy of the Demised Premises for the purpose of or involving the handling of any hazardous substances or hazardous waste as defined in any Federal, state or local statute or ordinance or the regulations promulgated thereunder. Tenant's obligations under this paragraph shall survive the termination of this Lease.
CARE OF DEMISED PREMISES. Tenant, at its sole cost and expense, shall keep the Demised Premises orderly, neat, safe and clean and free from rubbish and dirt at all times and shall store all inventory, trash and supplies within the Demised Premises. Tenant shall not deposit trash or any other items in the Common Areas. Tenant shall use the dumpsters provided by Landlord for trash and garbage and Tenant shall pay Landlord all reasonable additional costs incurred by Landlord in the event Tenant’s trash and garbage exceeds the normal usage, specifically including that generated by Tenant’s move in and move out of the Demised Premises upon written demand. Tenant shall not burn any trash or garbage at any time in or about the Demised Premises. At the expiration of the Lease Term, or the sooner termination thereof, Tenant shall surrender the Demised Premises in as good condition and repair as existed at the time Tenant took possession, reasonable wear and tear excepted.
