Common Area Rules and Regulations. A. Landlord shall at all times have the right and privilege of determining the nature and extent of the common areas, whether the same shall be surface, underground or multiple-deck, and of making changes to the configuration, size and/or location of the common areas from time to time, including without limitation the location and relocation of driveways, entrances, exits, automobile parking spaces, landscaping areas and all other facilities thereof, the direction and flow of traffic and/or the designation of common area as building area and/or building area as common area; provided that at all times the common areas, subject to governmental action and/or casualty damage, shall contain adequate parking spaces to satisfy the requirements of all applicable governmental authorities.
B. Nothing contained herein shall be deemed to create any liability upon Landlord for any damage to motor vehicles of customers or employees or for loss of property from within such motor vehicles, unless caused by the gross negligence or willful misconduct of Landlord, its agents, servants or employees.
C. Landlord shall have the right to establish and, from time to time, to change, alter and amend, and to enforce against Tenant and the other users of the common areas, such reasonable rules and regulations as may be deemed necessary or advisable by Landlord for the proper and efficient operation and maintenance of the common areas. The rules and regulations herein provided for may include, without limitation, (i) the hours during which the common areas shall be open for use, (ii) the regulation of the removal, storage and disposal of Tenant's refuse and other rubbish; (iii) the access routes and hours for delivery to the Premises by trucks and trailers; (iv) the restriction of designated areas for drive-through banking, savings, restaurant or other drive-through facilities, promotional and/or seasonal sales activities, car pool parking by employees and/or loading, trash and other storage area, whether or not such storage areas are roofed and/or enclosed, (v) authorizing designated sidewalk areas for vending machines and/or other commercial uses by certain Center occupants, provided that such vending machines and/or other uses do not unreasonably interfere with the use of said sidewalks for pedestrian traffic, (vi) the establishment of certain limited areas as exclusive parking areas and/or for valet parking for one or more specified occupants of the Center; and (vii) the establis...
Common Area Rules and Regulations. With respect to Tenant’s use of the Common Areas, including the Common Areas on the Premises, Tenant agrees at all times during the term of this Lease, at its sole cost and expense, to comply with and cause its employees, contractors and invitees to comply with:
23.3.1 Uniform and non-discriminatory rules and regulations established by Landlord, from time to time, in Technology Park II relating to the storage, removal and disposal of rubbish and trash. Tenant shall confine its rubbish in containers located upon the Premises so as not to be visible to the public except for containers Tenant shall make available for customer use. Nothing contained herein shall prohibit Tenant from utilizing a sanitation contractor of Tenant’s choice for the mashing, removal and disposal of rubbish and trash from the Premises; and
23.3.2 All reasonable rules and regulations established now or hereafter by Landlord, from time to time, for the preservation and promotion of safety, health, property and the maintenance of good order within Technology Park II, so long as the same are not discriminatory with respect to Tenant. Landlord shall, except in case of emergency, give Tenant at least fifteen (15) days prior notice of the establishment of any new rules and regulations or modifications of any rules and regulations.
23.3.3 Regulations restricting Tenant’s officer and employees from parking their respective automobiles, trucks and other vehicles only in such parking places in the Common Areas, (except for Common Areas located on the Premises) as may be designated by Landlord from time to time as the employee parking area. Upon request of Landlord, Tenant agrees to furnish Landlord with the motor vehicle license numbers assigned to the vehicles of Tenant and concessionaire, subtenants and their respective officers, agents and employees and licensees.
Common Area Rules and Regulations. Lessor or such other person(s) as Lessor may appoint shall have the exclusive control and management of the common areas and shall have the right, from time to time, to establish, modify, amend and enforce reasonable rules and regulations with respect thereto. Lessee agrees to abide by and conform to all such rules and regulations, and to cause its employees, suppliers, shippers, customers, and invitees to so abide and conform. Lessor shall not be responsible to Lessee for the noncompliance with said rules and regulations by other Lessees of the industrial center, other than the remedies provided Lessee in this lease. Lessor shall be responsible for enforcing the terms of its leases with other Lessees in the Industrial Center which use the same common areas, so that such use does not interfere with this Lessees use of their demised premises or common areas provided under this lease. Lessee acknowledges at the time of lease execution, no Rules and Regulations exist on the property. Lessor may install any new Rules and Regulations at its discretion, subject to the provisions of this lease.

(b) Nothing contained herein shall be deemed to create any liability upon Landlord for any damage to motor vehicles of customers or employees or for loss of property from within such motor vehicles, unless caused by the gross negligence or willful misconduct of Landlord, its agents, servants or employees.
(c) Landlord shall have the right to establish and, from time to time, to change, alter and amend, and to enforce, against Tenant and the other users of the common area such reasonable rules and regulations, including the exclusion of, or designation of areas for, employees’ parking, as may be deemed necessary or advisable by Landlord for the proper and efficient operation and maintenance of the common area. The rules and regulations herein provided for may include, without limitation, the hours during which the common area shall be open for use.

Lessee agrees to abide by and conform to the rules and regulations attached hereto as Exhibit "B" with respect to the Office Building Project and Common Areas and to cause its employees, suppliers, shippers, customers, and invitees to so abide and conform. Lessor or such other person(s) as Lessor may appoint shall have the exclusive control and management of the Common Areas and shall have the right to enforce said rules and regulations and may, from time to time, reasonably modify or amend and enforce said rules and regulations.

Common Area Rules and Regulations. LANDLORD or such other person(s) as LANDLORD designate(s) shall have the exclusive control and management of the Common Areas and shall have the right, from time to time, to establish, modify, amend, and enforce reasonable rules and regulations with respect thereto provided that such rules and regulations are of general application to all Union Station tenants, are uniformly enforced, and do not materially alter or minimize TENANT’S rights to use the Leased Premises. TENANT agrees to abide and conform to all such rules and regulations, and to cause its agents, employees, representatives, contractors, servants, suppliers, shippers, customers, and/or invitees to so abide and conform.
Common Area Rules and Regulations. Landlord or such other person(s) as Landlord may appoint, shall have the exclusive control and management of the automobile parking areas and structures, the parking spaces therein, driveways, entrances and exits and the sidewalks and pedestrian passageways and other Common Area and shall have the right, from time to time, to establish, modify, amend and enforce the reasonable rules and regulations, attached hereto as Exhibit "G" ("Rules and Regulations") for the management, safety, care, and cleanliness of the grounds, the parking and unloading of vehicles and the preservation of good order, as well as for the convenience of other occupants or tenants of the Shopping Center and their invitees. Xxxxxx agrees to abide by and conform to all such Rules and Regulations, and to cause its employees, suppliers, shippers, customers, contractors and invitees to so abide and conform. Landlord shall not be responsible to Tenant for the non-compliance with said Rules and Regulations by other tenants of the Shopping Center. Nothing contained herein shall be deemed to create any liability upon Landlord for any damage to motor vehicles of customers or employees or for loss of property from within such motor vehicles.
Common Area Rules and Regulations. Landlord shall have the right to establish and, from time to time, change, alter and amend, and to enforce against Tenant and other users of the common areas such reasonable and non-discriminatory rules and regulations as may be deemed necessary or advisable for the proper and efficient operation, maintenance, repair and replacement of the common areas. The rules and regulations provided for may include, without limitation, the hours during which the common areas shall be open for use. Landlord may establish a system or systems of validation or similar operation including a system of charges against non-validated parking of users, and Tenant shall conform to and abide by all such reasonable and non-discriminatory rules and regulations in its use and the use of its customers and patrons with respect to automobile parking areas.
Common Area Rules and Regulations. Lessor or such other person(s) as Lessor may appoint shall have the exclusive control and management of the Common Areas and shall have the right, from time to time, to establish, modify, amend and enforce reasonable Rules and Regulations with respect thereto in accordance with Paragraph 40. Lessee agrees to abide by and conform to all such Rules and Regulations, and cause its employees, suppliers, shippers, customers, contractors, and invitees to so abide and conform. Lessor shall not be responsible to Lessee for the non-compliance with said rules and regulations by other lessees of the Industrial Center.
