COVENANTS OF THE TENANT. The Tenant hereby agrees to fully and faithfully comply with all of the covenants of the Tenant as set out below:
2.1. To pay rent in a timely manner in accordance with the provisions of this Agreement.
2.2. If the Tenant fails to pay any Rent when the same is due and payable, such unpaid amount shall bear interest at the same rate as is charged on overdue taxes by the Municipality, with such interest to be calculated from the time such Rent becomes due until paid by the Tenant.
COVENANTS OF THE TENANT. 10.01 The Tenant covenants with the Landlord:
(a) to observe and perform all the covenants and obligations of the Tenant under this Lease;
(b) to negotiate in good faith with the Landlord for timely relocation of its chattels and furnishings where such relocation is necessary for the purpose of safeguarding its chattels and furnishings due to any maintenance work to be carried out by the Landlord. It shall be the sole responsibility of the Tenant to make arrangements to move its chattels and furnishings and the Landlord will have no responsibility or liability for any loss, damage or destruction to any chattels or furnishings stored in or on the Property that may be suffered by the Tenant or any other party if the Tenant fails to relocate its chattels and furnishings in accordance with this Section;
(c) to ensure all waste is removed from the Leased Space and Property in a timely manner;
(d) to not interfere with the works of any external maintenance staff provided by the Landlord;
(e) to maintain and repair its own Leasehold Improvements and chattels;
(f) to refrain from making any changes in surfacing or grade or landscaping or hardscaping at or on the Property without the written consent of the Landlord;
(g) to keep the Leased Space and Property in a clean and well-ordered condition, and not to permit any rubbish, refuse, debris or other objectionable material to be stored, or to accumulate in the Leased Space or on the Property, all to the satisfaction of the Landlord;
(h) not to erect, paint, display or affix any signs, buildings or other structure on the Property without the written consent of the Landlord and other applicable approvals as set out in this Lease, which consent may be withheld;
(i) not to store flammable or explosive substances in the Leased Space or on the Property;
(j) not to fasten any fixtures or equipment permanently to the walls or floors of the Property without the approval of the Landlord;
(k) to provide the Landlord with a list of 24-hour emergency contact personnel who will respond when contacted in the event of an Emergency;
(l) to accept the Leased Space in the condition existing at the effective date of this Lease on an as-is basis; and,
(m) to leave the Property in good repair at the end of the Term or earlier termination of this Lease.

COVENANTS OF THE TENANT. The TENANT hereby covenants and agrees with the LANDLORD as follows:
A. That it will promptly pay the rent as herein specified without notice.
B. That it will keep the interior portion of the demised premises and the improvements placed therein in a good state of repair, and it will be responsible for all repairs and replacements including the painting, maintenance and interior repairs to the interior of the building including all windows, doors and openings, all electrical, heating, plumbing, air conditioning and other systems installed within or without of the building. It is intended that the LANDLORD will maintain the exterior masonry of the building and roof area only, and the TENANT shall maintain everything else. It is acknowledged, however, that if TENANT installs and maintains T.V. antennas, air conditioning and/or signs, lighting, and/or other equipment, objects or materials and the like, on the roof of the premises (and such installation shall be only on the roof directly over the premises leased by the TENANT), the TENANT shall be solely responsible for all of said area over the Demised Premises and any other area affected by the installation or maintenance work thereon.
COVENANTS OF THE TENANT. The Tenant covenants with the Subtenant as follows:
4.2.1 to perform and observe all of the covenants of the Tenant under the Zix Lease, except to the extent such covenants are to be performed by the Subtenant hereunder;
4.2.2 to enforce its rights as Tenant under the Zix Lease with respect to the Subleased Premises upon notice from and at the request of the Subtenant, and at the cost of the Subtenant;
4.2.3 to the best of the knowledge of the Tenant, it is not in default of any of its obligations, nor has it breached any of its obligations under the Zix Lease, and that there exists no state of events which would, with the giving of notice or the lapse of time, or both, or otherwise, constitute a default under the Zix Lease; and
4.2.4 it has full power, authority and right to grant this Sublease.
COVENANTS OF THE TENANT a) The Tenant acknowledges that the premises are granted in an “as is” condition and the Tenant has inspected and hereby acknowledges That it is suitable for its purpose.
b) To be liable for and indemnify and save harmless the Landlord from and against all claims, demands, causes of action, losses, damages, expenses and costs whatsoever, for any injury, loss or damage to any person or property arising out of or resulting directly or indirectly from the use of the building.
c) To be responsible for providing and maintaining its own contents insurance and public liability insurance at its expense.
d) The Tenant may erect, with the Landlord’s permission, such signs on the premises as considered necessary for the Powassan Lions. All such signs shall be removed by the Tenant If the lease agreement is not being renewed.
e) The parties to this agreement shall not assign or sublet the whole or any part of the leased space without the written consent of the other party.
f) The Tenant will be responsible for the cleaning of the inside of the leased premises.
g) The Tenant agrees to supply any furniture, appliances and/or equipment needed for its purposes.
h) The Tenant may rent the premises to various groups, organizations, and associations to derive rental income for the club.
i) To use the leased space for the Powassan Lions Club purposes only and for no other Purpose without the prior consent of the Landlord or as per “h” above.
j) Any major alterations to the premises shall require prior approval from the Landlord. It is agreed that the Powassan Lions Club will be replacing the roof in 2011.
k) That the Municipality continue to host celebrations at the centre at no cost.
l) That the contents in the building shall remain the property of the Municipality of Powassan with the exception of clause “g” above when the lease expires.
