FEE FOR BASIC SERVICES. Fee for the services set forth in this Assignment shall not exceed the sum of $27,000.00. FEE FOR BASIC SERVICES. 4.3.1 The fee for the Architect's basic services shall be computed as follows unless otherwise defined by a Request for Proposal is- sued by the Board: 4.3.2 The fee is to be based on the Outline of Services and Sche- dule of Recommended Fees as issued by the Ontario Association of Architects dated January 30, 1988. 4.3.3 The fee for the Architect's basic services is based on a stipu- lated sum tender (less HST) and shall be apportioned to the phases of service as follows: Schematic Design Phase Percent ( 8%) Design Development Phase Percent ( 12%) Contract Document Phase Percent ( 45%) Bidding or Negotiation Phase Percent ( 5%) Construction Phase - Contracts Administration Percent ( 30%) TOTAL (100%) The calculation of fees of the first four phases is based on the Board's established Construction Budget as identified in the Definitions and adjusted to the Board's accepted Contract Price. 4.3.4 The fee calculation, payable to the Architect, shall be based upon the Contract Price, excluding H.S.T., as adjusted at the completion of the work, and any written approved change or- ders that document the following: a) coordination aspects of the Contract Documents, with re- spect to the work of all applicable Consultants; b) previously-issued (prior to approval of Contract Docu- ments) written requests for changes to the Documents from the Board, requiring coordination with work of all applicable Consultants. 4.3.5 When revisions or additions are made by the Board to the program of requirements or to previously approved documents by the Board, prepared by the Architect in any of the phases of services stated above, and such revisions or additions re- quire basic services beyond those already provided in this phase or any previous phase, the fee for such services shall be increased based on additional services or as otherwise mutual- ly agreed for any of the applicable phases.
