Gas and Electricity. Tenant shall arrange, at its sole cost and expense and in its own name, for the supply of gas and electricity to the Leased Premises. In the event that such services are not separately metered, Tenant shall, at its sole expense, cause such meters to be installed. Tenant shall be responsible for determining if the local supplier of gas and/or electricity can supply the needs of Tenant and whether or not the existing gas and/or electrical distribution systems within the Building and the Leased Premises are adequate for Tenant’s needs. Tenant shall pay all charges for gas and electricity as so supplied to the Leased Premises.

If Landlord is billed by the Suppliers for any Utilities which are not separately metered or assessed or which are only partially separately metered or assessed and which are used by Tenant in common with other tenants or occupants of the Shopping Center, Tenant will pay to Landlord, on demand, Xxxxxx's share of the charges and fees billed to Landlord for such Utilities allocated by Landlord to the Premises on an equitable basis, having regard to hours of usage, square footage, connected load and other factors conforming to good engineering practice, together with any professional or consulting fees and other costs incurred by Landlord in making such allocation.

Gas and Electricity. The occupancy date will be the date of turnover of all gas and electricity xxxxxxxx to the Owner. The Construction Manager shall notify the gas and electricity suppliers and the Owner in writing as to the date of billing turnover at least 45 calendar days prior to such date.

You must provide us with meter readings by sending photos of the gas and electricity meter to xxxxxxxxx@xxxxxxx.xxx, when you move in to the property, and at least once every 3 months. From time to time, we may request that you provide us with a meter reading for the utilities (gas/ electric) at the property. When requested, you should provide these at your earliest convenience, and in any case within 7 days of the request being made. If you do not provide a meter reading in that time, a charge of £60 will be applied (split between all of the current tenants) to cover the cost of sending someone to take a meter reading. There are allowances below to limit the amount of energy and water that you can use when bills are included within your rent. The allowances are generous but it is important that you and the other tenants in your home are sensible with your energy and water usage throughout your entire tenancy agreement. If you go over the allowances, you will be charged for the additional usage. Additional energy charges may be applied as one-off payments through GoCardless during your tenancy, or from your damages deposit at the end of your tenancy. Gas and Electricity. Landlord agrees to cause mains, conduits, and other facilities to be provided and maintained to supply gas and electricity to the Leased Premises by a separate meter or to nearby places, and Tenant shall maintain the same within the Leased Premises. Tenant shall pay, when billed, for all gas and electricity used in the Leased premises. If Tenant shall use gas or electricity for any purpose in the Leased Premises and if Landlord shall elect to supply the service or services used, Tenant shall accept and use the same as tendered by Landlord and pay therefore, when billed, as additional rent, at the applicable rates filed with the proper regulating authority, and in effect, of if not required to be so filed, or if not in effect, then at rates prevailing in the nearby vicinity for similar service.
Gas and Electricity. Gas and electricity shall be supplied by the public utility company serving the area directly to each unit through a separate meter and each Unit Owner shall pay for gas and electricity consumed or used in the Owner’s Unit. The gas and electricity serving the Common Elements shall be separately metered, and the Board of Managers shall pay for gas and electricity consumed by the Common Elements, as a common expense. Gas may be supplied through a tank system and in that event, the charges for the same shall be paid to the person providing that service to the Unit by the Unit Owner, and to the Common Areas by the Board of Managers, and the latter shall be assessed as a common expense.
