Your Rent. 3.1 You are responsible for ensuring the rent is paid for your home. You may be entitled to Housing Benefit but it is your responsibility to make a claim and to provide any information that the Housing Benefits Section needs to calculate your claim. 3.2 The full rent shown in the agreement is payable and is due on the Monday of each week. If you choose any other frequency of payment, for example monthly or fortnightly payments, these must be made in advance and this includes payments that are made through the bank. 3.3 The rental charge on your home is shown on your rent statement. This will be sent to you quarterly. If you are charged an amount for additional services, these will be shown separately. 3.4 Your rent only includes charges that are specifically shown on your rent statement. You are responsible for paying other costs yourself. These other costs include, but are not limited to, Gas, Electricity, Water and Sewerage, Oil, Council Tax, Telephone and other service charges. 3.5 We insure the building and the permanent fittings. The cost of this is included in the rent. This does not include your contents. You are recommended to insure your belongings. 3.6 There are four ‘non-collection weeks’ during each year. We will confirm these weeks to you each year. 3.7 Tenants with rent owing (arrears) must continue to pay during the ‘non collection weeks’ and will be responsible for ensuing that payment reaches us on time. 3.8 If your tenancy starts in a ‘non-collection week’ we will tell you when you must start to pay rent. 3.9 If your tenancy ends during a ‘non-collection week’ you will not be entitled to any refund of rent you have already paid. 3.10 If you do not ensure your rent is paid we can apply to the County Court for a Possession Order to evict you from your home. 3.11 All joint tenants are responsible for the rent, and any rent arrears. We will not divide these up unless this is part of a court order – for example, as part of a divorce or separation. 3.12 Rents are normally reviewed every 12 months. This usually takes effect on the first Monday in April. We will give you at least four weeksnotice of any change. If you do not wish to pay the changed rent, you can end your tenancy.

Your Rent. 2.1 Your rent at the start of your tenancy is shown on page 3 of this agreement. 2.2 When to pay your rent: (a) You must pay your rent and all other charges fortnightly in advance and not in arrears; (b) You must pay the first two weeks in advance at the time of the signing of this agreement; (c) You may be liable to pay interest chargeable on unpaid rent. Interest chargeable will be at 2% above Bank of England Base Rate at the time in question.
Your Rent. ‌ 1.1 You must pay the Gross Charge (rent and other charges relating to the property) weekly; unless the Council notify you in writing that no payments are due. If you receive housing benefit you will be expected to pay this to the Council together with any remaining amount due if the total amount of benefit does not cover the gross charge in full.‌ 1.2 Rent payments are due weekly. If you wish to pay fortnightly or monthly you must pay in advance.‌ 1.3 The Council will write to you if the Gross Charge for the property increases or decreases. You will be expected to pay the new amount from the date notified in the letter.‌ 1.4 If you receive housing benefits, it is still your responsibility to ensure that your rent is being paid in full. If your housing benefit is stopped, for whatever reason, it is your responsibility to make all necessary enquiries to ensure, where appropriate, that it is put back into payment.‌
Your Rent. (a) Your tenancy is a weekly tenancy starting every Monday. (b) Your rent is due on Monday of every week. You must pay your rent on time. There are occasional “rent free” weeks when no rent is due and these are shown on your rent card. (c) The amount of your rent is shown on your Tenancy Agreement but may be increased from time to time. You will be given at least 4 weeks’ written notice of any increase. (d) If you are joint tenants, you are each responsible for all the rent and for any arrears of rent, whether or not you still live at the property. If you do not pay your rent the Council can ask a Court to make an Order for Possession. You may be liable for any costs incurred by the Council in getting an Order for Possession. 2.1 Service/Heating Charges
Your Rent. 5.1 You must pay the rent and all other charges for the property on time throughout the whole period of your tenancy, including any period that you are away from the property. Other charges include, for example, service charges, charges for heating, charges for garages and other services. 5.2 You must pay your rent weekly, or at any other interval to which we agree. You can pay monthly by arrangement through your bank. 5.3 During any no collection week, if you owe rent or other debts to us, you must make a minimum payment of a sum equivalent to your weekly rent plus any other arrangement amount due. 5.4 If you pay your arrears by direct debit we reserve the right to adjust your direct debit to collect this same payment during each of the no collection weeks payment holidays. 5.5 If you are a joint tenant, you are jointly and severally responsible for all the rent and all other charges when they are due. This means that, if the other joint tenants in your tenancy do not pay their share of the rent and charges, you must pay all the rent and other charges. 5.6 If housing benefit is paid directly to us to pay part or all of your rent, you must tell the Housing Benefit Service and your Housing Officer immediately of any changes which may affect your entitlement. 5.7 If you put your tenancy at risk due to non- payment of rent we may refer you for specialist debt and welfare benefits advice 5.8 You are also responsible for all rent and other costs, such as court costs and rechargeable repairs that are owed to include from the past. If you were a joint tenant, you will still be responsible, even after the other tenants have left the property. 5.9 If your housing benefit payment made directly to us does not cover the full rent or you are receiving less than your award due to direct deduction from your entitlement to pay another debt (known as a shortfall) you must make the shortfall payments to us weekly using another payment method.

Ask for a housing benefit claim form from your Housing Officer. 2.4 The amount of rent you pay depends on the type of property you live in. If there are any special charges for the property, you will find full details above. 2.5 Joint tenants are reminded that they are each responsible for making sure that the rent is paid in full. As regards rent this means that we can recover from any of the persons named in this agreement the rent and all the arrears owing for the property arising from the date of this agreement until the time this tenancy is properly ended. 2.6 The rent may be increased or decreased from time to time. We will give you notice in writing before any rent change.

Your Rent. 3.1. The total weekly amount of rent and service charges shown on this tenancy agreement is due each Monday for the week commencing on that day. If you choose to not make weekly payments, for example monthly or fortnightly payments, these must be made in advance and agreed by us. This includes payments made by direct debit. 3.2. The rent and service charges shown on this agreement may be varied by us giving not less than four weeksnotice in writing. If you do not wish to continue your tenancy on the new terms, you have the right to end your tenancy by writing to us before the changes take effect. 3.3. We have the right to charge you for any new services we provide. We will only do this after we have written to tell you about our proposed changes and allowed a reasonable period of time for you to make your views known to us. We will then take your comments into account and give you at least four weeks’ notice of any changes that are to come into force. 3.4. We have the right to review the amount we charge you for the services we provide when there is a change to those services or their cost. We will give you four weeks’ notice of any increase or decrease in the service charge or other charges. 3.5. We must send you a rent statement quarterly. This will show the history of transactions on your rent account for that quarter; including, the amount of rent and service charge you are charged, any payments received and the balance of the account. 3.6. There are four weeks each year when your rent is not charged. These are known as ‘non-charging weeks’. We will advise you which weeks these are each year.
Your Rent. Changes in your rent and other charges 4.1 You must pay rent to the Council on a Monday for the week to come. The Council will give you proper notice of any changes in rent beforehand. We will send you a new rent card after any changes to your rent or other charges. 4.4 We may use payments we receive for rent and other charges to pay debts you owe the Council incurred under a former tenancy. 4.5 When we set the rent we may take into account any amounts of rent or other charges you failed to pay for any other property where you were our tenant. If we are considering this, and this would lead to you paying a higher rent than would otherwise be the case, we will let you know.
