Lease Purpose utilization policy
1. Changhe admits and Zhongtulian recognizes this Premise has and serves complex purpose as per housing planning (Purpose). Zhongtulian undertakes to utilize this Premise subject to this Purpose. Zhongtulian may and shall at its sole discretion, decide whether this Purpose will meet its true intention of premise utilization, and shall thereby accept liability for such utilization on its own. On no circumstance shall Changhe accept any liability and obligation whatsoever for this Purpose adequate or not to satisfy Zhongtulian's intention of premise utilization.
2. Zhongtulian shall comply with provisions as prescribed by Changhe and PSP (Property service provider appointed to manage the Tower at which this Premise is housed), including but without limitation to Tenant Handbook and Decoration Works Manual (collectively the "Settlement Documents"). These Settlement Documents are constituted as integral part to this Contract. Without prejudice to Zhongtulian's business activity in ordinary course, PSP shall and may change these Settlement Documents at any time with view to the Tower, as the case may be. These Settlement Documents after the latest change shall thereby become a part integrated to this Contract and Zhongtulian shall otherwise be duly informed of these Settlement Documents after such change under written notice.
Lease Purpose. In consideration of Lessee's promises contained in this Agreement, TAC grants to Lessee the right, privilege and permission for Lessee, Lessee’s employees, agents, members, guests, and invitees, to occupy and use such Aquatic Facility at the dates and times as described in Attachment A, made a part hereof, for the purpose of conducting an aquatic competition or event , on the terms and conditions set forth in this Agreement, with which Lessee promises to comply and abide.
Lease Purpose. The Lessee undertakes not to use the Leased Property for any purpose whatsoever, in any manner whatsoever, other than for the Lease Purpose, as specified in the Addendum. The provisions of this section constitute a fundamental provision of this Agreement, and any breach thereof will constitute a fundamental breach of this Agreement.
Lease Purpose. The Leased Units shall be used for office purpose only, excluding any other purposes.
Lease Purpose. 3.1 The parties agree that the purpose of the leased property under this contract is for office, production, research, and development, etc.
3.2 Party B shall maintain the property for the stated purpose. Any changes require written consent from Party A.
3.3 In addition to the agreed purposes, Party B’s use of the leased property must comply with local planning, public security, fire safety regulations, and any relevant regulations of the owners’ committee (if applicable).
Lease Purpose. The leased Unit shall not be used for any purpose other than office use.
Lease Purpose. 1.1 Party B hereby promises to Party A that the Premises leased by it (the “Premises”) shall be used as its exhibition room, warehouse and office room and undertakes that it will comply with the relevant State and Kunming City’s provisions on Premises using and property management.
1.2 Party B undertakes that it will not take the liberty of changing the use purpose agreed aforesaid without obtaining the written consent of Party A and any approval required by the relevant departments for the lease duration.
Lease Purpose. 1. The lease shall facilitate the business activities of the lessee (use of office space, laboratory work with workshop and storage).
2. It is the responsibility of the lessee to obtain all officially required permits for the use of the leased space, including the organization of the required personal or operational prerequisites. The lessee carries the costs attached to the compliance with official conditions resulting from his person or the nature of his business.
3. Further changes of the utilization require the lessor's consent in writing.
Lease Purpose. 2.1 The Leased Premises are let exclusively for use as a warehouse and as production space for biotechnical products and processes or, where space has been marked as office space for this purpose, for use as such. The Tenant must observe all technical and official orders that are addressed to the Tenant or relate to the Tenant’s business, in particular any orders from the building authorities and the fire brigade. The Landlord shall not be liable for any further official permits, concessions, approvals or similar administrative acts that may be required due to circumstances the lie within the Tenant’s business or person. The Tenant must obtain, and fulfil, any such required official permits, concessions, approvals or similar administrative acts at its own expense and its own risk. The use of the Leased Premises in accordance with the aforesaid purpose must take place in such a way that there are no significant annoyances to other tenants of the Property. In particular, goods must be stored in such a way as to rule out – or at least largely avoid – any pollution (Immissionen) (odour, dirt, etc.) of other rental areas. Smoking is strictly prohibited in all closed rooms (geschlossene Räume) on the Property and the Tenant must ensure that this prohibition is observed by its employees, suppliers, customers and other visitors.
2.2 The Leased Premises are located in a business park. The obligations (Auflagen) that are associated with this circumstance must be observed. This shall also apply to any business-related obligations (Auflagen) stipulated in building permits. The Leased Premises may not be used for residential purposes. The Tenant must observe the applicable noise control and environmental protection regulations.
2.3 The Landlord does not warrant that the Leased Premises can be heated to a certain temperature and/or that they will not heat up beyond a certain temperature. The Tenant is especially aware that the Leased Premises do not have air conditioning. In particular, the Landlord does not warrant that the Leased Premises can be heated, or cooled down, to a temperature that is in compliance with the provisions of the German Workplace Ordinance (Arbeitsstättenverordnung).
2.4 The Landlord does not warrant that the Leased Premises generally comply with the provisions of the German Workplace Ordinance (Arbeitsstättenverordnung) or any other regulations protecting employees.
2.5 The existing supply networks for electricity, gas and water may only be used ...
Lease Purpose. The Tenant intends to use the leased property as an office, a laboratory, and a warehouse, and for the production of pharmaceutical products and products under the German Medical Device Act [MPG]. Any changes to the intended purpose shall be subject to the Landlord’s prior written consent. The Landlord’s consent shall not be withheld except for an important reason.
