Lock-out Services. If Tenant is locked out of the Rental Property, Tenant or Adult Additional Occupant listed in Section 1.1, above, may check out a temporary key at no cost from Housing Services during regular business hours. If Tenant fails to return the temporary key within 2 business days, the key will be considered lost, and Tenant will be charged accordingly. During non-business hours and during office closures, Tenant may contact the UCSF Police at (000) 000-0000 for assistance. Tenant understands that UCSF Police charge a fee for this service that is billed through Housing Services, and a $25 fee will be added to the Tenant’s account for each lock out incident. The lock-out fee will be waived a maximum of two times during the entire period of tenancy.

Lock-out Services. Xxxxxx agrees to take every precaution to ensure that his/her apartment key is on his/her person at all times, in order to avoid being locked out of his/her unit. Tenant understands that Tower Property Management and Tower security have other priorities that may delay their ability to respond promptly to requests for unit re- entry as a result of a lock-out. Tenant will be allowed three (3) such re-entry requests without charge (the requests will be cumulative in the event of a co-tenancy). Tenant understands that each and every re-entry request beyond the three will be subject to a twenty-five dollar ($25) service fee, due at the time of the next month’s rent. In the event that the tenant fails to pay the requisite lock-out fee when due, Hastings may, in its sole discretion, do any one or more of the following:  Place an administrative hold on future course registration, transcripts, and/or diplomas. Sample  Refer the matter to a credit collections agency after the account has been delinquent in excess of sixty (60) days.  Terminate this agreement and the rental property occupancy.  Notify tenant’s employer.  Serve a three-day notice to quit, in accordance with California law.  Take any other action in accordance with California law.
Lock-out Services. Landlord retains a copy of all keys to the unit. In the case a tenant may have locked themselves out, Landlord can, at his own discretion, provide service to tenant. Landlord charges a minimum of $75 to open any door for any tenant in case of a lock out. Any services provided on nights and weekends have a minimum charge of $125. All payments to Landlord for lockout services will be paid at the time of service or no service will be provided. Landlord is under no obligation to provide such services at any time or hour. If tenant cannot reach Landlord or Landlord is unable to provide such service, it is the sole responsibility of tenant to call a locksmith to gain entry to the premises. Any damage done to the premises in gaining entry will be the sole responsibility of the tenant (broken windows, broken door locks, broken door jams, etc.).
