Mechanical, Electrical and Plumbing. Subject to the provisions of Section 5.1.3 of the Lease, Landlord shall maintain in good repair and condition the mechanical, electrical and plumbing systems for the Building.
Mechanical, Electrical and Plumbing. (MEP) MEP systems shall be operational at all times (24 hours per day, 365 days per year).
Mechanical, Electrical and Plumbing. Concessionaire shall ensure that all MEP systems are functional at all times. MEP systems shall be maintained to the same levels of functionality and safety as provided at Final Completion. Mechanical systems, including HVAC, pumps, air compressors, and other mechanical equipment, shall be maintained to match manufacturer’s specifications and recommendations for maintenance. Routine Maintenance Work on elevators and escalators shall not be performed during peak service hours unless otherwise approved in the Maintenance Plans. Electrical wiring, breakers, and other devices shall be maintained to match electrical ratings by the manufacturer. Plumbing systems, including incoming water, waste water, water recovery, oil/water separator, fire suppression, car wash, and other plumbing systems shall be maintained to match manufacturer’s specifications and recommendations unless other approved in the Maintenance Plans.

Landlord shall also remove the wall between the reception area and the office adjacent to the warehouse portion of the Premises, Refer to the attached space plan #1 which depicts which wall is to be removed. Wareriouse Portion of the Premises: Landlord shall at Landlord's sole cost and expense: Raise the existing fluorescent strip lighting in the warehouse area to the truss clear high level. Remove the Structures in the warehouse area of the Premises as marked on the attached space plan, These items are labeled #2 on the space plan. Construct an air-conditioned 26'x33' room with a 16' ceiling height as depicted on the attached space plan. Said room shall be constructed using the following: Door: Install insulated overhead door minimum 8' wide.
Mechanical, Electrical and Plumbing. Provider shall perform comprehensive Architectural and Engineering services for all phases of a project related to mechanical, electrical, and or plumbing systems. Provider will perform technical advisory services, comprehensive engineering and design services, construction document preparation, and construction phase services. Specialties should include heating, ventilation, air-conditioning, controls, electrical (including low voltage and alarm systems), and plumbing systems. Tasks may include, but are not limited to: predesign services; schematic design phase services; design development phase services; construction documents phase services; proposal phase assistance services; construction phase services, including contract administration, field oversight, and QA/QC services; and assistance with warranty issues in the designated period following substantial completion.

(APR 2011) The Lessor shall provide and operate all building equipment and systems in accordance with applicable technical publications, manuals, and standard procedures. Mains, lines, and meters for utilities shall be provided by the Lessor. Exposed ducts, piping, and conduits are not permitted in office space.
