Non-Emergency Repairs. With regard to non-emergency repairs, Manager agrees to obtain the prior approval of Owner before sending out a contractor to make repairs estimated to be in excess of $ for any one repair. Owner acknowledges that estimates of repair costs may not reflect the amount eventually billed for the work. Manager shall send notice to Owner of the need for a non-emergency repair or maintenance. If the Owner does not respond to said notice within two (2) business days of said notice, Owner shall be deemed to have approved the repair or maintenance request and the same may thereafter be performed by Manager.
Non-Emergency Repairs. To use best efforts to complete all reasonably required non-emergency repairs of the leased premises within a reasonable time after receiving notice.

Non-Emergency Repairs. In the event of need for repair or maintenance of the Tower or Transmitter Building, and if such repairs or maintenance are not, in the discretion of Landlord of an emergency nature, then Landlord shall have the right, upon 10 days notification to Tenant, to undertake such repair or maintenance at its convenience. In such cases, Landlord and Tenant agree to try to coordinate such activities in such manner as will minimize any interruption that may be caused to Landlord's and Tenant's broadcast activities or to the transmission activities of any other tenants.
Non-Emergency Repairs i. Within 72 hours of receiving written notice from the TENANT of the need for specific non-emergency repairs, the LANDLORD shall provide a schedule for completing all required repairs within seven (7) business days for acceptance by the TENANT.
ii. For any repairs that the LANDLORD is responsible for but does not handle in this manner, or complete as required, the TENANT may undertake the repairs at the LANDLORD’s sole expense. Any funds expended by the TENANT in this regard shall be deemed prepaid rent and the next rental payment shall be reduced by that amount. If all rental payments have been made, or the amount expended exceeds the amount of any remaining rental payments, the LANDLORD shall make a direct refund to the TENANT.
Non-Emergency Repairs. With respect to non-emergency repairs which Licensor reasonably determines that Licensee should make to maintain the Facilities or the Equipment in good order, Licensor shall notify Licensee in writing, specifying the maintenance or repairs required to be performed by Licensee. Subject to the occurrence of an event of Force Majuere, in the event that, within ten (10) days following such written notice, Licensee shall not have commenced such maintenance or repairs and proceeded with diligence to complete the maintenance or repair, Licensor may, at its sole option, perform such maintenance and repairs as it deems reasonably necessary and any amount expended by Licensor plus fifteen percent (15%) for Licensor's administration, coordination and documentation thereof shall be invoiced to Licensee and paid by Licensee within thirty (30) days of Licensor's demand therefor. Licensor shall not be liable for inconvenience, disturbance, loss of business or other damages to Licensee by reason of maintaining or repairing the Facilities or Equipment which Licensee has failed to properly maintain, except to the extent arising from the negligent or intentional act or omission of Licensor, its agents, employees and contractors.
Non-Emergency Repairs. Except as provided for in part (2) of this Section 9.E, before MISO may issue a notice to fund unanticipated repairs, MISO shall make and receive approval of a Federal Power Act (“FPA”) Section 205 filing at the Commission to modify this Agreement to provide for the recovery of such repair costs and shall serve such filing on all parties to whom such repair costs would be allocated. Participant shall not make such unanticipated repairs unless and until MISO informs Participant in writing that it has received FERC approval to modify this Agreement to provide for the recovery of such costs.
