On-Site Roads Sample Clauses

On-Site Roads. Owner or Developer shall construct roadways to traverse the Property to provide distribution of traffic generated on-site from the Development and to accommodate the traffic which has as its primary destination the commercial development proposed for the Property. Owner, Developer, or a Subsequent Developer shall have the right (and, if public financing is utilized, the obligation) to design and construct, or cause to be designed and constructed, upon obtaining permits from applicable governmental authorities, the road improvements located within the Property and their intersections as identified on the Conceptual Master Plan, provided the design is in conformance with this Agreement and capable of providing adequate capacity to accommodate and distribute the traffic generated by the Development of the Property. The costs of the road improvements must be paid by Owner, Developer, or a Subsequent Developer. The Owner or Developer shall have the right to request funding from (a) funds obtained through a municipal improvement district (MID); (b) multi county business park and fee in lieu of taxes (FILOT) agreements; (c) other public financing program as provided hereinafter; (d) Tax Increment Financing; or any combination of these or other sources that may be available. Any such request shall be by a separate agreement with Owner, Developer or Subsequent Developer and the City.
On-Site RoadsAs shown on the Concept Master Plan, certain portions of the proposed Highway 278-A and the Purrysburg Road Connector described above traverse the Sherwood Tract, and other roads either connect to or intersect with Highway 17 and/or Purrysburg Road, all of which are or will become public or publicly accessible roads serving other properties than the Sherwood Tract. These On-Site Roads are necessary to provide distribution of traffic generated on-site from the Development, and accommodate the traffic which has as its primary destination the commercial or industrial development proposed for the Property. Owner, Developer and/or Subsequent Developer, as applicable, shall have the right and obligation to design and construct, or cause to be designed and constructed, upon obtaining permits from applicable governmental authorities the road improvements located within the Property and their intersections as identified in Exhibit F as the On-Site Roads, provided the design is in conformance with this Agreement and capable of providing adequate capacity to accommodate and distribute the traffic generated by the Development of the Property. The costs of the various On-Site Roads shall be paid from either funds provided by the Owner, Developer, and/or Subsequent Developer, as applicable; the On-Site Road Development Fees as provided for hereinafter (or a municipal improvement special assessment taxing district (MID) if an election is made as provided hereinafter); the Off-Site Roadway Development Fees under the development agreements other developers have with the City; future County impact fees; Tax Increment Financing, or any combination of these or other sources that may be available. The On-Site Roads are initially proposed to be designed and constructed as described in Exhibit F, with the right-of-way for the Highway 000 -X Xxxxxxx xxx xxx(Xxxxxxxxxx Xxxx Xxxxxxxxx) to be a minimum of 150 feet in width and the roadway cross-section as a four-lane divided (2 lanes in each direction) limited access urban arterial roadway with auxiliary lanes as necessary for turn storage and defined, landscaped median, in accordance with road design and operational requirements as determined through the satisfactory preparation of Conceptual Master Plan TIA, with final design to be approved at Master Plan submittal for such portion of the road(s) proposed for construction. On-Site RoadsContractor shall maintain all internal unpaved Landfill access roads that serve soil excavation areas, the maintenance facility, active areas of Landfill, materials stockpiling areas and other areas necessary for the performance under this Agreement. The access road to the Active Face shall be a sufficient thickness of road material above Waste to prevent damage to vehicle tires or equipment, and have sufficient width to permit turning and passage of two-way traffic.

Related to On-Site Roads

  • Site Data (i) The Contractor shall be deemed to have inspected and examined the Site and its surroundings and to have satisfied himself before entering into the Agreement in all material respects including but not limited to: (a) the form and nature of the Site (including, inter-alia, the surface and sub- surface conditions and geo-technical factors); (b) the hydrological and climatic conditions; (c) the extent and nature of the works already completed and Materials necessary for the execution and completion of the Works and the remedying of any defects that includes already executed part also. (d) the suitability and the adequacy of the Site for the execution of the Works; (e) the means of access to the Site and the accommodation the Contractor may require; (f) arranging permits as required as per [.] of the Agreement. (g) the requirements of operation and maintenance; and (h) all other factors and circumstances affecting the Contractor's rights and obligations under the Agreement, the Contract Price and Time for Completion.

  • Project Location [Insert the location of the Project, if applicable]

  • Access to Work Locations Reasonable access to employee work locations shall be granted officers of the Association and their officially designated representatives for the purpose of processing grievances or contacting members of the Association concerning business within the scope of representation. Such officers or representatives shall not enter any work location without the consent of the City Manager. Access shall be restricted so as not to interfere with the normal operations of the department or with established safety or security requirements. Solicitation of membership and activities concerned with the internal management of the Association, such as collecting dues, holding membership meetings, campaigning for office, conducting elections and distributing literature, shall not be conducted during working hours.

  • Work Location While employed by the Company hereunder, the Executive shall perform his duties (when not traveling or engaged elsewhere in the performance of his duties) at the offices of the Company in Bermuda. The Executive shall travel to such places on the business of the Company in such manner and on such occasions as the Company may from time to time reasonably require.

  • Service Locations X.X. Xxxxxx maintains various operational/service centers and locations through the United States and foreign jurisdictions. The services provided under this Agreement may be provided from one or more such locations. X.X. Xxxxxx may change the operational/service centers and locations as it deems necessary or appropriate for its business concerns.

  • Building Services Labor Law Article 9 applies to Contracts for building service work over $1,500 with a public agency, that: (i) involve the care or maintenance of an existing building, or (ii) involve the transportation of office furniture or equipment to or from such building, or (iii) involve the transportation and delivery of fossil fuel to such building, and (iv) the principal purpose of which is to furnish services through use of building service employees.

  • Equipment Location The Company recognizes that it is important when designing, constructing, and maintaining physical plant components, to have regard for the specific placement of equipment, with a view to the elimination of hazardous work situations. Accordingly, wherever practical to do so, new installations, or the rebuild of existing installations, will be designed accordingly.

  • Data Location 1.1. The CONTRACTOR shall not store or transfer non-public COUNTY data outside of the United States. This includes backup data and Disaster Recovery locations. The CONTRACTOR will permit its personnel and contractors to access COUNTY data remotely only as required to provide technical support. (Remote access to data from outside the continental United States is prohibited unless approved in advance and in writing by the County.) 1.2. The CONTRACTOR must notify the COUNTY in advance and in writing of any location changes to CONTRACTOR’s data center(s) that will process or store County data.

  • Basic Services The Architect/Engineer’s Basic Services include all disciplines identified in Article 15 and all related usual and customary design, consultant, and other services necessary and reasonably inferable to complete the Project, or any phase of the Project, in accordance with the Owner’s requirements and the terms of this Agreement.
