OUR DUTIES TO YOU. Repairs We will repair and maintain the following (if supplied and fitted by us): • the structure and exterior (outside) of your home • the installations for supplying water, gas and electricity • bathroom and toilet fittings • room-heating systems, including fitted fires, heaters, radiators and boilers • water heating systems • all our fixtures and fittings • shared television aerials • entry-phone systems • lifts. If you, your family or visitors damage or fail to look after our property, you will be responsible for the cost of the repairs. (See rechargeable repairs.) We will inspect your block and estate regularly to make sure that we are carrying out our duties. We will invite a representative of your Tenants’/Residents’ Association to be at the inspection. However, all residents are welcome to be present at these inspections. Walkabouts will be advertised on noticeboards, and in newsletters and regular bulletins. At the beginning of all new tenancies (secure and introductory) we will carry out a gas (where applicable) and electrical safety check and provide the incoming tenant with the relevant certificates upon request. We will also inspect the interior of your property at regular intervals to ensure the dwelling is being maintained appropriately. Gas service We have a legal responsibility to inspect and service all gas appliances owned by the City of London once a year. We will write to tell you when this service will take place. If the appointment is not convenient, please tell us and we will rearrange it. We will visit even if you have your own gas heating appliances. We will always visit these properties because we have to ensure the gas safety cut-off valves are accessible and operate freely. This work is vital to your safety. It is a condition of your tenancy that you allow us or our contractors access to carry out annual gas safety checks. Failure to do so may result in you losing your home. Two missed appointments will result in a Notice of Seeking Possession being served and held on record. In extreme cases, if we cannot gain access after reasonable attempts, we may force entry to carry out the inspections or take legal action against you or stop the gas supply. The cost of the forced entry and legal action will be recharged to you. Your gas appliances If it comes to our attention that your own gas appliance is unsafe, it is our practice to isolate the appliance.   • Your Duties You must pay for and replace batteries as needed, unless the law provides otherwise. We may re- place dead or missing batteries at your expense, with- out prior notice to you. You must immediately report alarm or detector malfunctions to us. Neither you nor others may disable alarms or detectors. If you damage or disable the smoke alarm, or remove a battery with- out replacing it with a working battery, you may be li- able to us under Texas Property Code sec. 92.2611 for $100 plus one month’s rent, actual damages, and at- xxxxxx’x fees.   • JOB DUTIES AND TASKS 1. Ensures maintenance and repair of Commission's properties by maintenance crews and performs maintenance and repair duties (a) Directs maintenance staff (and grounds staff in Prince Rupert) in the completion of duties related to the maintenance and repair of Commission properties; (b) Organizes and schedules crews; ensuring work standards and deadlines are met; (c) Completes performance evaluation of staff; recommends disciplinary or other appropriate action where necessary; and other related supervisory duties as required; (d) Carries out electrical, plumbing and carpentry repairs and maintenance as listed on Maintenance Worker I such as repair/replace ballasts, fans, breakers and electrical fixtures, repair/replace plumbing fixtures, water lines and piping; repair gyproc walls and repair rollers on sliding doors and windows; (e) Carries out exterior repairs such as repairing roof leaks and flashing, cleaning gutters and replacing locks, railings, window and door closers and weather stripping; (f) Maintains own inventory of tools as listed in Appendix B, Part III; (g) Operates Employer's vehicle including trailers to load and unload tools, materials and/or equipment and/or Employer's assets; (h) Performs routine repairs and maintenance to appliances and equipment; (i) Performs routine repairs and maintenance to HVAC equipment; (j) Redirects contractors where minor deviations in the performance of work specifications are noted and reports on major deviations in contract performance on modernization and improvement delivery programs; (k) Performs work that requires adherence to safety procedures/practices when dealing with hazards; (l) May be required to utilize tact and diplomacy and refer tenants to other staff where appropriate. In some occasions may be required to exercise interpersonal and conflict resolution skills when dealing with tenants with complex health and social issues when other resources are not available. 2. Maintains inventory, records and standards (a) Maintains records related to work orders, chargebacks, preventive maintenance programs, and inventory; (b) Assists in the estimating and ordering of materials.

  • Job Duties It is understood by the parties that every incidental duty connected with operations enumerated in job descriptions is not always specifically described. Nevertheless, it is intended that all such duties shall be performed by employees.

  • Employee Duties The Employee agrees that they will act in accordance with this Agreement and with the best interests of the Employer in mind, which may or may not require them to present the best of their skills, experience, and talents, to perform all the duties required of the position. Faculty Member and UNMC agree that Appendix A shall be periodically reviewed and revised as appropriate in accordance with Sections 3.4.4, 4.1, 4.2, and 4.3 of the Bylaws.

  • Duties of Employee Employee will be based in New Jersey or North Carolina at the discretion of the Company. This Section will not be construed to prevent Employee from (a) investing personal assets in businesses which do not compete with the Company in such form or manner that will not require any services on the part of Employee in the operation or the affairs of the companies in which such investments are made and in which Employee's participation is solely that of an investor; (b) purchasing securities in any corporation whose securities are listed on a national securities exchange or regularly traded in the over-the-counter market, provided that Employee at no time owns, directly or indirectly, in excess of one percent (1%) of the outstanding stock of any class of any such corporation engaged in a business competitive with that of the Company; or (c) participating in conferences, preparing and publishing papers or books, teaching or joining or participating in any professional associations or trade group, so long as the Board of Directors of the Company approves such participation, preparation and publication or teaching prior to Employee’s engaging therein.

  • Civic Duties An employee who is late for work as a result of duties as a volunteer fire fighter or licensed ambulance attendant or licensed rescue squad attendant, shall be granted use of annual leave and/or accrued compensatory leave to cover the period of lateness, provided that performance of said duties may be verified by the Employer.

  • General Duties and Responsibilities 1. Responsibilities under the General Conditions of the Contract for Construction: In addition to the responsibilities herein set forth, Consulting Engineer/Architect agrees to be responsible for those matters identified in the General Conditions as being responsibilities of the Consulting Engineer/Architect. Consulting Engineer/Architect specifically acknowledges receipt of a copy of the General Conditions and acceptance of the responsibilities as set forth therein.
