The Pest Infestations clause sets out the responsibilities and procedures for addressing the presence of pests within a property. Typically, it outlines which party—landlord or tenant—is responsible for pest control, the steps to be taken if an infestation is discovered, and any required notifications or remediation timelines. This clause ensures that both parties understand their obligations regarding pest management, thereby preventing disputes and maintaining a safe, habitable environment.
Pest Infestations. Inspect and photo-document evidence of any wildlife or pest infestations on the project site noting locations.

Tenant agrees that Landlord, in its sole judgment, may terminate the tenancy and Tenant shall vacate the Premises in the event: (a) there is an infestation of roaches, ants, wood-destroying organisms, or bedbugs in the rental unit after Tenant has taken possession, and/or (b) Tenant’s actions or inactions contribute to or result in a pest infestation, and/or (c) Tenant’s actions or inactions prevent or hinder treatment of an infestation and/or (d) Landlord determines an infestation in the rental unit and/or adjoining units cannot be successfully or properly treated while Tenant continues to reside in the rental unit.
Pest Infestations. Should a Participant discover the evidence of and/or presence of a pest or pest infestation (i.e. bed bugs, cockroaches, mice) in CEA CAPA housing, it should be reported immediately to the housing provider or CEA CAPA in order to have a pest control expert to assess the situation. If the infestation is severe and requires Participants to vacate the premises during treatment, alternative housing may be provided until it is considered safe to return by the housing provider or pest control expert. The onsite team will work closely with the impacted Participants to resolve the issue and keep them informed throughout the process. If the housing provider or pest control expert determine that the infestation was caused by the Participants, tenants will be charged for all costs associated with fumigation, furniture and materials replacement, laundry, and alternative housing, where necessary.

  • Mold The Contractor shall take steps to prevent mold from developing on the Site, or being released into the air and shall promptly decontaminate any areas of mold that develop.

  • Waste and Nuisance Tenant shall not commit, suffer or permit any waste, damage, disfiguration or injury to the Premises, the Common Areas, or any other portion of the Building or the fixtures and equipment located therein or thereon. Tenant shall not permit or suffer any overloading of the Building floors and shall not place therein any heavy business machinery, safes, computers, data processing machines, or other items heavier than customarily used for general office purposes without first obtaining the written consent of Landlord. Tenant shall not use or permit to be used any part of the Building for any dangerous, noxious or offensive trade or business, and shall not cause or permit any nuisance, noise, or odors in, at or emanating from the Premises that disturbs other Building tenants.

  • Collapse a. The coverage provided under this Additional Coverage – Collapse applies only to an abrupt collapse. b. For the purpose of this Additional Coverage c. This Additional Coverage – Collapse does not apply to: (1) A building or any part of a building that is in danger of falling down or caving in; (2) A part of a building that is standing, even if it has separated from another part of the building; or (3) A building or any part of a building that is standing, even if it shows evidence of cracking, bulging, sagging, bending, leaning, settling, shrinkage or expansion. d. We insure for direct physical loss to covered property involving abrupt collapse of a building or any part of a building if such collapse was caused by one or more of the following: (1) The Perils Insured Against named under Coverage C; (2) Decay, of a building or any part of a building, that is hidden from view, unless the presence of such decay is known to an "insured" prior to collapse; (3) Insect or vermin damage, to a building or any part of a building, that is hidden from view, unless the presence of such damage is known to an "insured" prior to collapse; (4) Weight of contents, equipment, animals or people; (5) Weight of rain which collects on a roof; or (6) Use of defective material or methods in construction, remodeling or renovation if the collapse occurs during the course of the construction, remodeling or renovation. e. Loss to an awning, fence, patio, deck, pavement, swimming pool, underground pipe, flue, drain, cesspool, septic tank, foundation, retaining wall, bulkhead, pier, wharf or dock is not included under d.(2) through (6) above, unless the loss is a direct result of the collapse of a building or any part of a building. f. This coverage does not increase the limit of liability that applies to the damaged covered property.

  • Waste Borrower shall not commit or suffer any waste of the Property or make any change in the use of the Property which will in any way materially increase the risk of fire or other hazard arising out of the operation of the Property, or take any action that might invalidate or give cause for cancellation of any Policy, or do or permit to be done thereon anything that may in any way impair the value of the Property or the security of this Security Instrument. Borrower will not, without the prior written consent of Lender, permit any drilling or exploration for or extraction, removal, or production of any minerals from the surface or the subsurface of the Land, regardless of the depth thereof or the method of mining or extraction thereof.

  • Drainage Systems (1) Clear culvert inlets, outlets, and sediment catching basins. (2) Maintain waterbars, drainage dips, and other water diversion measures. (3) During active use, patrol and maintain functional drainage. (4) Repair damaged culvert ends.
