Site and Surroundings. 2.1 The application site, which has an area of 1.1036 hectares, is located within the established commercial central seafront area at the junction of Marine Parade and Southchurch Avenue. It includes a western frontage onto Pleasant Road. A large proportion of the site comprises open land that is used for car parking. The Marine Parade frontage includes buildings used as a fast food outlet, amusement arcades and a public house. The Pleasant Road frontage is occupied by a former sweet factory, and there is a short terrace of four houses on the north-eastern corner of the site fronting onto Southchurch Avenue. Three of these houses are derelict. Existing buildings on the site range between one and three storeys in height.

Site and Surroundings. 1.1 The application site is within the town centre and includes offices, a hotel and other commercial floorspace. 1.2 Development surrounding the site is mixed and comprises residential, offices, retail and other commercial uses. The site lies opposite Warrior Square Gardens and Conservation Area. 1.3 The existing development comprises a 4 storey and an 11-storey building. The development to which this Section 106 (S106) agreement relates is for an additional 11 storeys over the existing 4 storey building and an additional two floors over the existing 11 storey building.
Site and Surroundings. 4.1 The site is located in the south east part of the Greenwich Peninsula. It is bordered to the north by the Greenwich Yacht Club, to the east by Horn Link Way and the safeguarded Angerstein and Xxxxxx’x Wharves, to south by Bugsby’s Way and to the west by the completed Phases 1and 2 of Greenwich Millennium Village (GMV), the Ecology Park and Southern Park. The Millennium Primary School and Health Centre is located in the north western of part of the Millennium Village. 4.2 The site of the Masterplan for GMV Phases 3, 4 & 5 granted consent in March 2012 extends to 11.6 hectares. 4.3 The 2012 Masterplan site was divided into 5 phases known as “Parcels”. Parcel 1 is under construction, and consists of 9 plots, known as Plots 101 – 109 including northern and eastern terrace blocks, pavilion building and two areas of courtyard housing and apartments. This parcel is currently under construction in the form of residential terrace blocks 104, 105 and 106 and pavilion blocks 108 and 109. Construction on Blocks 103 and 107 will start soon. The land to the west and south west is currently vacant but is the site of Parcels 2 - 5 of the 2012 approved Masterplan. 4.4 The wider Greenwich Peninsula has seen a number of new developments in recent times especially around the O2 including Ravensbourne College, office development, housing schemes and the Emirates Air Line river crossing. On 8 September 2015, Members of the Planning Board resolved to approve a new Peninsula Masterplan for the area between the O2 and Xxxx Xxxxxxxx
Site and Surroundings. 2.1 The application site is within the town centre and includes offices, a hotel and other commercial floorspace. 2.2 A technical start was made on the development following approval of pre- commencement conditions on 27th June 2014, in that preparation works were undertaken to allow installation of a canopy over the ground floor entrance, thus development is considered to have commenced. It is on this basis that an invoice has been issued seeking payment of the Education, Bus Infrastructure and Warrior Square Contributions as the S.106 payment triggers have passed.
Site and Surroundings. 2.1 The proposed drill site is situated within a grassland field which has been restored following the extraction of sand and gravel associated with the adjacent Lordsley/Xxxxxxxx Quarry. The land in question is bounded by a belt of mature trees and xxxxxx along its southern and eastern boundaries which are designated as a Grade 1 Site of Biological Importance (SBI). The northern periphery of the field is also screened by woodland. The sand and gravel quarry workings lie to the west of the field and are also screened by the intervening landform and tree belt. Views into the site by the general public are restricted and confined mainly to properties and travellers along the A51 which lies approximately 890m to the northeast. 2.2 The nearest residential properties are Park House (550m to the southeast), Xxxxxx Cottages (950m to the northeast), Willoughbridge Xxxxx (950m to the north) and Spring Bank (1000m to the north). 2.3 There is an underground oil pipeline approximately 50m to the east of the proposed drill site and a underground gas pipeline which lies approximately 460m to the east of the site. These pipelines are located in a separate parcel of land/field to that of the drill site which is separated by the quarry haul road, fencing and intervening tree belt.
Site and Surroundings. 4.1.1 The application site is formed from no.00 Xxxxxx Xxxx, which is a chalet bungalow with a range of detached outbuildings including a garage and greenhouses and its extensive gardens, which forms the southern part of the site, and the former allotments (owned by NHDC) which form the northern part of the site. The site area is 1.08 hectares and is a roughly ‘tri-angular’ shaped plot of land. It has a ‘back land’ position, lying to the east of Weston Way, south of Clare Crescent and west of Ashton’s Lane and London Road. The area is a large area of green open land, verdant in character with many mature trees and areas of overgrown grassland and shrubs. It is not within the Conservation Area and it does not neighbour any listed buildings.

  • Access Toll Connecting Trunk Group Architecture 9.2.1 If CSTC chooses to subtend a Verizon access Tandem, CSTC’s NPA/NXX must be assigned by CSTC to subtend the same Verizon access Tandem that a Verizon NPA/NXX serving the same Rate Center Area subtends as identified in the LERG. 9.2.2 CSTC shall establish Access Toll Connecting Trunks pursuant to applicable access Tariffs by which it will provide Switched Exchange Access Services to Interexchange Carriers to enable such Interexchange Carriers to originate and terminate traffic to and from CSTC’s Customers. 9.2.3 The Access Toll Connecting Trunks shall be two-way trunks. Such trunks shall connect the End Office CSTC utilizes to provide Telephone Exchange Service and Switched Exchange Access to its Customers in a given LATA to the access Tandem(s) Verizon utilizes to provide Exchange Access in such LATA. 9.2.4 Access Toll Connecting Trunks shall be used solely for the transmission and routing of Exchange Access to allow CSTC’s Customers to connect to or be connected to the interexchange trunks of any Interexchange Carrier which is connected to a Verizon access Tandem.

  • Landings After landings have served Purchaser’s purpose, Purchaser shall ditch and slope them to permit water to drain or spread. Unless agreed otherwise, cut and fill banks around landings shall be sloped to remove overhangs and otherwise minimize ero- sion.

  • Site Access Dell requires the right to access the APEX System in a timely way and as provided in the Service Offering Description to provide the Support Services. Failure to ensure that Customer provides Dell with timely access to a Site will relieve Dell of the Support Services obligations and Dell may also, at Dell’s discretion, suspend the APEX Service.

  • Site Visits ‌ The Commission may visit the School at any time and may, at its discretion, conduct site visits and monitoring. When appropriate, the Commission shall make reasonable efforts to provide notice of visits. Such site visits may include any activities reasonably related to fulfillment of the Commission’s oversight responsibilities including, but not limited to, inspection of the facilities; audit of financial books and records; inspection of records maintained by the School; interviews and observations of the principal, staff, school families, staff of an affiliated nonprofit or educational service provider and community members; and observation of classroom instruction.

  • Technical Consultations If a Party has a significant concern with respect to food safety, plant health, or animal health, or an SPS measure that the other Party has proposed or implemented, that Party may request technical consultations with the other Party. The Party that is the subject of the request should respond to the request without undue delay. Each Party shall endeavour to provide the information necessary to avoid a disruption to trade and, as the case may be, to reach a mutually acceptable solution.

  • Access to Work Locations Reasonable access to employee work locations shall be granted officers of the Association and their officially designated representatives for the purpose of processing grievances or contacting members of the Association concerning business within the scope of representation. Such officers or representatives shall not enter any work location without the consent of the City Manager. Access shall be restricted so as not to interfere with the normal operations of the department or with established safety or security requirements. Solicitation of membership and activities concerned with the internal management of the Association, such as collecting dues, holding membership meetings, campaigning for office, conducting elections and distributing literature, shall not be conducted during working hours.

  • Interconnection Facilities Engineering Procurement and Construction Interconnection Facilities, Network Upgrades, and Distribution Upgrades shall be studied, designed, and constructed pursuant to Good Utility Practice. Such studies, design and construction shall be based on the assumed accuracy and completeness of all technical information received by the Participating TO and the CAISO from the Interconnection Customer associated with interconnecting the Large Generating Facility.

  • Sites 11.1 To enable Digital Origin to fulfill its obligations under any Contract: 11.1.1 the Client shall permit or procure permission for Digital Origin and any other person(s) authorised by Digital Origin to have reasonable access to the Client’s Sites, Equipment and/or Leased Equipment and any other relevant telephone system and other equipment and shall provide such reasonable assistance as Digital Origin requests. 11.1.2 Digital Origin will normally carry out work by appointment and during Normal Working Hours but may request the Client to (and the Client shall) provide access at other times. In the event that the Client cancels, reschedules or misses any pre-arranged appointment, it shall be liable to Digital Origin for any costs and expenses which Digital Origin incurs as a result of such cancellation, rescheduling and/or missed appointment. 11.2 At the Client’s request, Digital Origin may agree (at its sole discretion) to work outside Normal Working Hours and the Client shall pay Digital Origin’s reasonable charges for complying with such a request. 11.3 The Client warrants, represents and undertakes that it has adequate health and safety provisions in place at its Sites. 11.4 The Client shall procure all consents, licences and permissions necessary from landlords or other third parties for the carrying out of preparation work, installation of Equipment and/or Leased Equipment and for the provision, use and operation of the Equipment and/or Leased Equipment and/or Services at the Sites (save to the extent Digital Origin has agreed in writing to do it). 11.5 In the event that the Client is not able to procure the necessary consent to provide the Services within ninety days of the Connection Date Digital Origin will be able to terminate the Contract forthwith by giving the Client written notice without any liability. If the Client has not managed to procure the necessary consents and Digital Origin has commenced work the Client shall, on request by Digital Origin, refund to Digital Origin the cost of all such work (including, without limitation, staff costs and equipment costs) of an amount no less than £500 as Early Termination Charges. 11.6 The Client shall provide Digital Origin with the site and building plans (to include full details of all internal cabling runs) of the Sites and provide Digital Origin with full details of all other services in the vicinity of the proposed works. 11.7 The Client is responsible for making the Site good after any work undertaken by Digital Origin at a Site, including without limitation replacing and re-siting items and for re-decorating. 11.8 If the Client is moving a Site, Digital Origin must be informed as soon as is reasonably practicable so that suitable arrangements can be made to transfer the Client’s Services and Equipment and/or Leased Equipment. Unless otherwise requested, Digital Origin, in addition to moving the Service and Equipment and/or Leased Equipment, will also endeavour (but cannot guarantee that it will be able, for example where the Client moves to a different exchange) to retain the Client’s relevant existing telephone number(s). If Digital Origin can transfer the Client’s existing number(s) to the new Site the existing Contract will continue under the same terms and conditions. If Digital Origin cannot transfer the Client’s existing number(s) to the new Site, installation of a new line will be required at the new Site, or if the Client requires any additional new lines, this will attract new line connection charges and a new Contract. 11.9 If the new installation or moving Site involves the visit of an engineer to facilitate the new installation the Client will be responsible for the costs incurred by Digital Origin for the appointment together with an administration fee in respect of any additional works required to be undertaken by Digital Origin to complete the transfer of the Services and Equipment and/or Leased Equipment. 11.10 If the Client moves Sites and leaves the Equipment and/or Leased Equipment for the new owner/tenant the Client is required to inform them that the Service will be discontinued if Digital Origin is not contacted by the new owner/tenant within 72 hours for the purpose of entering into a new contract with Digital Origin for such services and subject in any event to the agreement of such a contract. 11.11 If at the new Site the Client receives services from an alternative supplier the Client is responsible for any contractual agreement the Client has with them and any liabilities the Client may incur for terminating such agreement.
