Smoke Detectors and Carbon Monoxide Detectors. In accordance with The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 the Landlord has provided a smoke alarm on every storey (floor) of the Property on which there is a room used wholly or partly as living accommodation; and a carbon monoxide detector/alarm in any room used wholly or partly as living accommodation which contains a solid fuel burning combustion appliance. The Landlord will have the alarms and detectors checked and tested to ensure that they are fully operational at the start of the Term.

Smoke Detectors and Carbon Monoxide Detectors. Landlord has installed smoke detectors and carbon monoxide detectors with operating batteries at the beginning of the Lease Term. It is the responsibility of the Tenant to replace the batteries if and when necessary.

Landlord is not liable to Tenant, Occupants, invitees or guests for personal injury or damage or loss of personal property from any cause, including but not limited to fire, smoke, rain, flood, water and pipe leaks, hail, ice, snow, lightning, wind, explosions, interruption of utilities, theft, or vandalism, unless otherwise required by law. Landlord has no duty to remove any ice, sleet, or snow but may remove any amount with or without notice. Unless Landlord instructs otherwise, Tenant must, for 24 hours a day during freezing weather, (A) keep the Apartment heated to at least 60 degrees; (B) keep cabinet and closet doors open; and (C) drip hot and cold water faucets. Tenant will be liable for damage to Landlord’s and others’ property if damage is caused by broken water pipes due to Tenant violating these requirements. If Tenant asks Xxxxxxxx’s representatives to perform services not contemplated in this Lease Agreement, Tenant will indemnify Landlord and hold Landlord harmless from all liability for these services to the extent allowed by applicable law. The SELLER shall, at the time of delivery of the deed, deliver an original certificate from the fire department of the city or town in which said premises are located stating that said premises have been equipped with approved smoke detectors and carbon monoxide detectors in conformity with applicable law.
