Smoke Detectors and Carbon Monoxide Detectors. In accordance with The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 the Landlord has provided a smoke alarm on every storey (floor) of the Property on which there is a room used wholly or partly as living accommodation; and a carbon monoxide detector/alarm in any room used wholly or partly as living accommodation which contains a solid fuel burning combustion appliance. The Landlord will have the alarms and detectors checked and tested to ensure that they are fully operational at the start of the Term.

Smoke Detectors and Carbon Monoxide Detectors. Landlord has installed smoke detectors and carbon monoxide detectors with operating batteries at the beginning of the Lease Term. It is the responsibility of the Tenant to replace the batteries if and when necessary.

We're not liable to any resident, guest, or occupant for personal injury or damage or loss of personal property from any cause, including but not limited to: fire, smoke, rain, flood, water and pipe leaks, hail, ice, snow, lightning, wind, explosions, earthquake, interruption of utilities, theft, or vandalism unless otherwise required by law. We have no duty to remove any ice, water, sleet, or snow but may remove any amount with or without notice. During freezing weather, you must ensure that the temperature in the apartment is sufficient to make sure that the pipes do not freeze (the appropriate temperature will depend upon weather conditions and the size and layout of your unit). If the pipes freeze or any other damage is caused by your failure to properly maintain the heat in your apartment, you’ll be liable for damage to our and other’s property. If you ask our representatives to perform services not contemplated in this Lease Contract, you will indemnify us and hold us harmless from all liability for those services. Crime or Emergency. Smoke Detectors and Carbon Monoxide Detectors. Ensure at the commencement of and regularly during the Tenancy that all smoke and carbon monoxide detectors (if applicable) are in good working order and replace all batteries as and when necessary. Any faulty alarms should be reported to the Landlord or Landlord’s Agent.

Smoke Detectors and Carbon Monoxide Detectors. Tenant is responsible to regularly test, replace batteries and report to Landlord in writing any problems with smoke and carbon monoxide detectors. The Tenant acknowledges that as of the date of this Agreement the Premises are equipped with smoke detectors and carbon monoxide detectors and that the Tenant has inspected them and finds them to be in good working order. For premises with fossil-fuel burning equipment or enclosed parking areas, a carbon monoxide detector is installed on every level and within ten (10) feet of each sleeping area and in habitable portions of the basements and attics. The Tenant agrees to replace the batteries the moment it starts chirping (beeping). If after replacing the battery the detector will not operate, the Tenant agrees to inform the Landlord immediately in writing. If an existing detector is damaged by the Tenant, their guests or invitees, then the Tenant must reimburse the Landlord for the cost of a new detector installation. The Tenant agrees that the Landlord is not the operator, manufacturer, distributor, retailer, supplier or servicer of the detectors and that the Tenant assumes full and complete responsibility for all risks and hazards attributable to the operation, malfunction or failure of the detectors. The Tenant acknowledges that no representations, warranties or promises, whether oral, written or implied, have been made by Landlord and or his agents regarding the performance of these detectors. Landlord shall not be liable for damages or losses to persons or property caused by: 1) tenant’s failure to regularly test the detectors; 2) tenant’s failure to notify Landlord in writing of any problem with the detectors; 3) theft or any removal of the detectors or their batteries; or 4) false alarms produced by the detectors.
