Tenant’s Operating Expenses. Tenant shall pay as additional rent in each calendar year of the Term, the difference between (a) the actual amount of Tenant's Share of Operating Expenses for the subject calendar year, and (b) the actual amount of Tenant's Share of Operating Expenses for the Base Year (the "Base Year Operating Expenses"). The difference between (a) and (b) is referred to in this Lease as "Tenant's Operating Expenses." Tenant shall pay monthly installments of Tenant's Operating Expenses as provided in Article XXV.

Tenant’s Operating Expenses. Item 14 of the Basic Lease Information in the Lease shall be deleted in its entirety and replaced with the following:
Tenant’s Operating Expenses. At such time, if any, as Landlord determines to separately meter utilities, Tenant shall arrange for all utility meters for the Leased Premises to be placed in its name for its account. Prior thereto, Tenant shall pay its pro-rata share of electrical and other utility usage, based upon the square footage of the Leased Premises divided by the square footage of the Building, provided that all other tenants in the Building operate similar businesses in terms of utility usage. Otherwise Landlord and Tenant shall determine a mutually acceptable usage share for Tenant to pay. The Tenant shall be solely and separately responsible for payment of all separately metered electrical, gas and heating oil charges, and Tenant shall also be responsible for janitorial services for the Leased Premises. Normal office trash only shall be placed in the dumpster provided by Landlord. Large packaging and similar materials shall be Tenant's obligation to remove and shall not be placed in the dumpster. Tenant shall maintain the thermostat setting in the Leased Premises at a minimum of 55 degrees to prevent water lines located inside the Building from freezing and to prevent other temperature related damages.
Tenant’s Operating Expenses. Notwithstanding anything in Section 13, or elsewhere in the Lease, to the contrary, the parties acknowledge that, as of the Lease Date, (a) the Premises were separately metered and Tenant shall continue to pay electric and gas charges directly to the service provider, and (b) Landlord shall be solely responsible for all other operating expenses with respect to the Premises, the Building or the real property upon which the Building is located.

Tenant’s Operating Expenses. Tenant shall pay to Landlord, as additional rent, Tenant's Proportionate Building Share of Building Operating Costs incurred by Landlord in respect of any Operating Year and Tenant's Proportionate Complex Share of Common Area Operating Costs incurred by Landlord in respect of any Operating Year, during the term of this Lease. The amounts payable by Tenant pursuant to this Article 8.2 are collectively referred to herein as "Tenant's Operating Expenses". Tenant's Operating Expenses shall be due when billed by Landlord. In implementation and not in limitation of the foregoing, Tenant shall, commencing as of the Rent Commencement Date, remit to Landlord pro rata monthly installments on account of projected Tenant's Operating Expenses, calculated by Landlord on the basis of the most recent Operating Cost data or budget available. If the total of such monthly remittances on account of any Operating Year is greater than the actual Tenant's Operating Expenses for such Operating Year, Tenant may credit the difference against the next installment of rent or other charges due to Landlord hereunder. If the total of such remittances is less than actual Tenant's Operating Expenses for such Operating Year, Tenant shall pay the difference to Landlord when billed therefor.
