Types of Agency. Owner fully understands the agency options available below and agrees that Managing Agent will be the agent of Owner under the provisions of this Property Management Agreement and all obligations or expenses incurred thereunder shall be for the account, on behalf, and at the expense of Owner. Owner authorizes Managing Agent to lease the Property utilizing the agency options selected below. However, Managing Agent will present to Owner all offers to lease received regardless of agency options selected. In addition to Managing Firm leasing the Property to prospective Lessees, Owner chooses to allow the Managing Agent to use the following options (Choose as many options as desired to lease the Property): (check all that apply)

Types of Agency. FEES PAYABLE Crawfords’ fees are calculated as a percentage (%) of the sale price achieved plus VAT at the prevailing rate. The sale price will be deemed us, whether during or after the period of our Multiple Agency, including buyers with whom we had negotiations about the property or who were introduced by one of our permitted sub-agents. Our Multiple Agency Agreement will continue unless terminated by either party giving four weeksnotice in writing. to include any extra prices for fixtures, fittings, goods, chattels, carpets, curtains and other such related items. The agency period will start on the date this agreement is signed by you and will be set at a minimum period of 20 weeks. To terminate Multiple Agency 3% + VAT (tick to select) 0% COMMISSION or change the terms of this agency agreement, please write directly to the Office Manager dealing with the sale of the property, giving at least four weeks’ notice to expire at the end of the minimum period or at any time thereafter. You are committed to a minimum Initial Marketing Period of 20 weeks SOLE AGENCY during which you will not appoint any other agent for this period. We agree to market the property for a period without charging commission if we agree a sale, and the Memorandum of Sale has been issued on or before 10th June 2019. If a sale is agreed on or after 11th June 2019, you will be charged our standard sole agency commission of 2% plus VAT. ‘Sole Agent’ means that you have instructed us as the only estate agent for the agreed period to sell the property, subject to the payment of our fees. We will have sole selling rights during that period. If, however, Choice Telephone Company does not reserve facilities upon an initial LMUSI, Choice Telephone Company’s placement of an order for an advanced data service type facility will incur the appropriate billing charges to include service inquiry and reservation per Exhibit B of this Attachment.
