Utilities and Taxes. This section should describe responsibility for utilities and taxes. This could include electrical, water, sewage, and more.
Utilities and Taxes. Lessee shall arrange and pay for all utilities furnished to the demised premises for the term of this lease agreement, including, but not limited to, electricity, gas, water, sewer, telephone service and any and all taxes.
Utilities and Taxes. (a) The Lessee shall pay all charges for electricity, fuel and other utilities consumed at the Demised Premises during the Term. Lessee shall also pay demand or standby charges, which may be charged by such utilities. The Demised Premises shall have separate electric and gas meters and the Lessee shall open accounts directly with such utility companies. Other utilities shell be included in Complex Operating Costs.
(b) Lessee shall pay Lessor, throughout the Term, “Lessee’s Share of Real Property Taxes” (as hereinafter defined). Said payment to the Lessor shall be made at the time such “Real Property Taxes” (as herein defined) are due to the taxing authority or, if required by a mortgagee or underlying lessor, on a monthly basis in advance. “Real Property Taxes” shall mean all real estate and ad valorem taxes, Bldg 100 032400 Final assessments, water and sewer charges, school taxes and other governmental impositions and charges which shall be levied, assessed, imposed, or have become due and payable, or liens upon, or arising from the use, occupancy or possession of the Complex or any part thereof (excluding any particular taxes assessed due to the peculiar nature of the occupancy of any tenant). The term Real Property Taxes shall not include (i) any charge, such as a water meter charge and the sewer rent based thereon, which is measured by consumption or (ii) any municipal, state or federal taxes based on net income or any estate, inheritance or transfer taxes or any franchise taxes assessed against or imposed upon Lessor, except to the extent substituted for the then Real Property Taxes. Whether or not Lessor shall take the benefit of the provisions of any statute permitting any assessment for public betterments to be paid over a period of years, Lessor shall, nevertheless, be deemed to have taken such benefit so that the term Real Property Taxes shall include only the current annual installment of any such assessment. Lessor hereby covenants with Lessee that Lessor shall be responsible for paying and shall pay the Real Property Taxes and shall present receipted tax bills to Lessee.
Utilities and Taxes. Lessee is solely responsible for all utilities relating to the Facilities and any associated deposits and all such utilities shall be in Lessee’s name. Lessee will directly pay when due the actual cost of the utilities used at the Facilities. Lessee shall be solely responsible for all costs of storing and manufacturing asphalt products at the Facilities. Lessee shall be responsible for, and shall indemnify and hold Lessor harmless from and against, all taxes, including but not limited to sales, use, personal property and income (Lessee’s) taxes generated from or otherwise related to Lessee’s use of the Facilities.
Utilities and Taxes. The Sublessee shall enter into any agreements, and grant all security, requested by the Band or any other competent authority to evidence or secure the obligation of the Sublessee to pay all utilities, taxes, service fees, costs and charges and, if applicable, ad valorem fees (including without limitation those set out in Parts 9 and 10), and in the event the Sublessee is requested by the Band or other competent authority to enter into and deliver any such agreements or security and fails to execute and deliver the same within fourteen
Utilities and Taxes. All utility charges, including but not limited to, those for telephone, computer, cablevision, electricity, water, and sewer must be paid by Tenant. In addition, Tenant is responsible to pay any and all hookup charges and deposits for the utility charges. Failure to make prompt payment for any utility service is a breach of this Lease Agreement. Tenant will pay any sales, use and tourist development tax on the rental payments.
Utilities and Taxes. Lessor shall pay for the following utilities furnished and costs to the premises for the term of this Lease; to-wit:
1. Electricity;
2. Gas;
3. Reasonable garbage removable (office trash)
4. Water and sewer
5. Snow removal in order to allow Lessee access to the terminal. Lessee shall be responsible for its Telephone expenses.
Utilities and Taxes. Lessor shall, during the term herein demised or any extended term pay, and Lessee shall reimburse, all real property taxes and/or any in lieu of tax payment costs. Such costs shall be invoiced annually by Lessor to Lessee and due upon receipt. If said payment is not received by Lessor within thirty (30) days of due date, Lessee will be in default of said lease, and Lessor is entitled to pursue the remedies as outlined in ARTICLE 8,
Utilities and Taxes. Tenant shall be responsible for the payment of all utility costs and personal property taxes. Landlord shall pay annual real estate taxes assessed against this property when due.
Utilities and Taxes. Tenant shall be solely responsible for securing and furnishing all electricity and other utilities necessary for the operation and use of the Facilities, and Landlord shall have no obligation whatsoever to furnish or supply the same. All charges for such electricity and other utilities, to the extent they exceed the total electricity allocable to the Premises under the Lease, shall be borne solely by Tenant. Any interruption, curtailment or suspension in utilities necessary for the operation and/or use of the Facilities shall not impose any liability on Landlord or entitle Tenant to any abatement or reduction in Rent (and any such interruption shall not constitute a Service Interruption for purposes of the Lease). In addition to utility charges, Tenant shall pay before delinquency any and all taxes and fees levied or assessed upon the Facilities and/or the installation, operation and/or use thereof.
