YIELDING AND PAYING THEREFORE yearly and every year during the term hereby granted unto the Landlord rent as set out in the Basic Terms. Each monthly installment is to be paid in advance on the first (1st) day of such and every month during the term hereof. YIELDING AND PAYING THEREFORE from the 2nd day of December, 2016, to and including the 30th day of November, 2021, rent of $102,859.08 payable in equal consecutive monthly installments as defined in Schedule ‘A’ – Lease Rates, the first of such installments to be paid on the 1st day of December, 2016, and thereafter on the first day of each and every month to and including the 1st day of November, 2021. All such rent shall be paid in lawful money of Canada monthly in advance on the first day of each month without any deductions therefrom to the Lessor at 000 Xxxxxx Xxxxxx, X.X. Xxx 000, Xxxxxxxx, Xxxxxxx Xxxxxxxx, X0X0X0 or at such other place as the Lessor may from time to time in writing direct. The first monthly installment of rent shall be paid by the Lessee on the 1st day of December, 2016. With each monthly installment of rent, the Lessee shall pay to the Lessor Goods and Services Tax, as may be applicable, pursuant to the Excise Tax Act, Canada calculated on the Rental hereby reserved, or any similar or other like tax. Notwithstanding the rent hereby reserved, PROVIDED THAT the Lessee complies with each and every term as set out herein and in Schedule B, C, D and F hereto attached, the Lessor acknowledges and agrees that the Lessee shall not be required to pay the rent to the Lessor. In the event that the Lessee should fail to comply with any term or condition as set out herein or in Schedule B, C, D or F hereto, from the date of any such failure to comply with any such term or condition, rent shall be due and payable by the Lessee to the Lessor from any after such date on the 1st day of each and every month, until such time as such term or condition shall be met or remedied. The Lessor may, in its sole and absolute discretion, waive any such rent that may have accrued during such period of non-compliance, or alternatively, may terminate this Lease in accordance with Article 7 hereof. The Lessor shall be entitled, in its sole and absolute discretion, to determine whether any condition as set out in Schedule B, C, D or F has or is being complied with by the Lessee.
YIELDING AND PAYING THEREFORE to the Landlord during the said term by way of rent an annual sum of One dollar ($1.00) if demanded;
