YIELDING AND PAYING THEREFORE yearly and every year during the term hereby granted unto the Landlord rent as set out in the Basic Terms. Each monthly installment is to be paid in advance on the first (1st) day of such and every month during the term hereof. In the event the commencement date is other than the first (1st) day of the month, the Tenant shall pay its rent prorated for the period until the first (1st) day of the following month at which time the regular Rent payment shall be made. The tenant shall provide the Landlord with 12 postdated cheques at the beginning of each term for the year.
YIELDING AND PAYING THEREFORE yearly and every year during the Term unto the Landlord the sum of ONE HUNDRED AND SIXTY-THREE THOUSAND, EIGHT HUNDRED DOLLARS ($163,800.00) in lawful money of Canada to be paid, in advance, without any deduction whatsoever by equal monthly payments on the last day of each preceding month in every year, the first payment in the amount of TWENTY SEVEN THOUSAND, THREE HUNDRED DOLLARS ($27,300.00) to be made on the 29th day of September, 1989 which sum is to represent rent for the first and last months of the Term being paid by the Tenant.

YIELDING AND PAYING THEREFORE yearly and every year without any abatement or reduction for any reason whatsoever, during the term of: NET/NET of lawful money of Canada to be paid in advance in equal consecutive monthly instalments on the first day of each and every month in each year of the term of this lease and any renewal thereof.
YIELDING AND PAYING THEREFORE to Lessor, at his then current address designated pursuant to Article I hereof or at such other place as Lessor may from time to time designate in writing, rent as follows:
1. an annual rental for the Term, at the rate specified in Article I, payable in equal monthly installments in advance, the first such monthly installment being due and payable on the date of commencement of the Term or the earliest first day of a month when the conditions, if any, specified in the certificate of occupancy for the Building have been satisfied (whichever is later) and subsequent installments being due and payable on each and every first day of a month thereafter during the Term;
2. use and occupancy charges, payable monthly in advance, at the post-Term rental rate specified in Article I for any period after the Term during which Lessee has actual possession of the demised premises or any part thereof;
3. any additional rents herein specifically provided;
YIELDING AND PAYING THEREFORE to the Landlord monthly and every month during the Term without any deduction, set off, or abatement, the following amounts plus GST/HST as applicable 2nd Floor · 000 Xxxxxxxxxx Xxxxxx · Xxxxxxxx, XX Xxxxxx · V9B 2X8 T · 000-000-0000 F · 000-000-0000 of lawful money of Canada to be paid in advance on the 1st day of each and every month to the Landlord at 1089 Xxxxxxxx Parkway, Victoria, British Columbia, or at such other place as the Landlord may direct in writing: $4,800.00 on the first day of the Term and on the 1st day of each and every month thereafter during the Term. If rent is not received on the 1st of the month the Landlord may charge a late fee in the amount $50 per day.
3.1. Rent shall include the sums payable under paragraph 3.0, plus any and all other amounts payable under the terms of this lease.
YIELDING AND PAYING THEREFORE. FIRST during the first three months of the Term a peppercorn if demanded and thereafter the yearly rent of THREE HUNDRED AND FIVE THOUSAND POUNDS (,305,000) (or such greater rent as may from time to time become payable under the Third Schedule hereto) such rent to be paid without any deduction except as authorized by any provision of any Act of Parliament or of any Statutory Order or regulation for he time being in force by equal quarterly payments in advance on the usual quarter days in every year AND SECONDLY by way of further or additional rent from time to time a sum or sums of money equal to the whole of the amount or which the Landlord shall incur or pay to be required to incur or pay by way of annual premium or premiums for insuring the Demised Premises and loss of rent (actual and/or estimated) in accordance with and/or complying with the Landlord=s obligations under the provisions of Clause 5.2 hereof and/or in accordance with the provisions of the Headlease AND THIRDLY, by way of further or additional rent to all other amounts due from the Tenant under this Lease. Such further or additional rents to be paid without any deduction on demand.
YIELDING AND PAYING THEREFORE from the 2nd day of December, 2016, to and including the 30th day of November, 2021, rent of $102,859.08 payable in equal consecutive monthly installments as defined in Schedule ‘A’ – Lease Rates, the first of such installments to be paid on the 1st day of December, 2016, and thereafter on the first day of each and every month to and including the 1st day of November, 2021. All such rent shall be paid in lawful money of Canada monthly in advance on the first day of each month without any deductions therefrom to the Lessor at 000 Xxxxxx Xxxxxx, X.X. Xxx 000, Xxxxxxxx, Xxxxxxx Xxxxxxxx, X0X0X0 or at such other place as the Lessor may from time to time in writing direct. The first monthly installment of rent shall be paid by the Lessee on the 1st day of December, 2016. With each monthly installment of rent, the Lessee shall pay to the Lessor Goods and Services Tax, as may be applicable, pursuant to the Excise Tax Act, Canada calculated on the Rental hereby reserved, or any similar or other like tax. Notwithstanding the rent hereby reserved, PROVIDED THAT the Lessee complies with each and every term as set out herein and in Schedule B, C, D and F hereto attached, the Lessor acknowledges and agrees that the Lessee shall not be required to pay the rent to the Lessor. In the event that the Lessee should fail to comply with any term or condition as set out herein or in Schedule B, C, D or F hereto, from the date of any such failure to comply with any such term or condition, rent shall be due and payable by the Lessee to the Lessor from any after such date on the 1st day of each and every month, until such time as such term or condition shall be met or remedied. The Lessor may, in its sole and absolute discretion, waive any such rent that may have accrued during such period of non-compliance, or alternatively, may terminate this Lease in accordance with Article 7 hereof. The Lessor shall be entitled, in its sole and absolute discretion, to determine whether any condition as set out in Schedule B, C, D or F has or is being complied with by the Lessee.
YIELDING AND PAYING THEREFORE to the Landlord during the said term by way of rent an annual sum of One dollar ($1.00) if demanded;
YIELDING AND PAYING THEREFORE yearly and every year without a prior demand therefor and without any deduction, defaulcation or set off whatsoever, during the term hereof, as Rent, the sum of NINETEEN THOUSAND EIGHT HUNDRED AND TEN DOLLARS ($19,810.00)of lawful money of Canada to be paid in advance in equal monthly instalments of ONE THOUSAND SIX HUNDRED AND FIFTY DOLLARS AND EIGHTY-THREE CENTS ($1,650.83), PLUS GST each on the first day of each month during the term hereby demised. If the term commences on any day other than the first or ends on any day other than the last day of the month; rent for the fractions of a month at the commencement and at the end of the term shall be adjusted pro rata.
