Basic Operating Costs definition

Basic Operating Costs shall have the meaning given to such term in Section 6.
Basic Operating Costs means all direct and, to the extent provided in Section 6(e)(1), indirect costs and expenses incurred in each calendar year of operating, maintaining, repairing, managing and, to the extent specifically provided below, owning the Complex, including, without limitation, the following:
Basic Operating Costs means all commercially reasonable and customary expenses and costs of every kind and nature which Landlord shall pay or become obligated to pay because of or in connection with the management, maintenance, preservation and operation of the Building and the Project (determined in accordance with generally accepted accounting principles, consistently applied) including but not limited to the following:

Examples of Basic Operating Costs in a sentence

  • The Basic Operating Costs incurred by Landlord during the 2017 calendar year shall be grossed up to reflect a ninety-five percent (95%) occupied Building (or greater based on actual occupancy).

  • Landlord is responsible for complying with any and all current and future federal, state, municipal Laws generally applicable to the Building and its use as an office building which are not specifically unique to Tenant’s particular use of the Premises or required due to Tenant’s Alterations or Tenant Improvements and such costs incurred by Landlord to comply with any and all current and future federal, state, municipal Laws in accordance with this sentence may be charged as Basic Operating Costs.

  • Commencing on the Expansion Commencement Date, (i) Tenant’s Share shall increase from 19.2976% to 25.0084%, and (ii) Tenant shall pay Tenant’s Share of Basic Operating Costs, and Tenant’s Share of all of the electricity used in the Building.

  • If the Lease Term commences or ends at any time other than the first day of a calendar month, Tenant’s Share of Basic Operating Costs shall be prorated for such calendar month according to the number of days of the Lease Term in such calendar month and Tenant shall pay such prorated amount to Landlord within ten (10) days following the applicable Commencement Date as to the Lease Term of the applicable component of the Premises or Expiration Date, as applicable.

  • Repairs and maintenance by Landlord pursuant to this Section 12 are included in Basic Operating Costs, except to the extent excluded by Section 6(e).


More Definitions of Basic Operating Costs

Basic Operating Costs shall have the meaning given in Section 3.5.
Basic Operating Costs means the building operating costs for the calendar year 1998. Landlord shall determine the basic operating costs and ----- shall notify Tenant in writing of the amount thereof. Tenant's percentage share of the increasing costs shall be determined by dividing the total number of square feet then currently leased by Tenant by the total gross leasable square feet of the buildings comprising of approximately 61,693 square feet. -------------------
Basic Operating Costs means all costs and expenses accrued, paid or incurred by Landlord, or on Landlord’s behalf, in respect of the use, management, repair, service, insurance, condition, operation and maintenance of the Building including, but not limited to the following: salaries, wages and benefits of all persons who perform duties in connection with landscaping, parking, janitorial and general cleaning services, security services and any and all other employees engaged by or on behalf of Landlord; payroll taxes, workmen’s compensation, uniforms and related expenses for such employees; the cost of all charges for oil, gas, steam, electricity, any alternate source of energy, heat, ventilation, air conditioning, refrigeration, water, sewer service, trash collection, pest control and all other utilities, together with any taxes on such utilities; the cost of painting non tenant space; the cost of all charges for rent, casualty, liability, fidelity and other insurance maintained by Landlord, including any deductible amounts incurred with respect to an insured loss; the cost of all supplies (including cleaning supplies), tools, materials, equipment and personal property, the rental of the personal property and sales, transaction privilege, excise and other taxes on the personal property; depreciation of hand tools and other moveable equipment; the cost of all charges for window and other cleaning, janitorial, and security services; the cost of charges for independent contractors; the cost of repairs and replacements made by Landlord at its expense and the fees and other charges for maintenance and service agreements; the cost of exterior and interior landscaping; costs relating to the operation and maintenance of all real property and improvements appurtenant to the Building including, without limitation, all parking areas, service areas, walkways and landscaping; the cost of alterations and improvements made by reason of the laws and requirements of any public authorities or the requirements of insurance bodies; all management fees and other charges for management services and overhead costs (including travel and related expenses), whether provided by an independent management company, Landlord or an affiliate of Landlord; franchise and margin taxes, to the extent those taxes are based on Landlord’s income from the Project and not based on income from any other source; the cost of any capital improvements or additions which improve the comfort or amenities available to tenants...
Basic Operating Costs. (“costau gweithredu safonol”) means the costs which the operator would incur in providing a service if the concessions were not provided on that service;
Basic Operating Costs has the meaning given to such term in Section 4.2.
Basic Operating Costs means all costs and expenses incurred by Landlord in each calendar year for operating, maintaining, repairing, managing and, except as otherwise specifically provided in Section 4.2(g) below, owning the Complex. “Basic Operating Costs” includes, without limitation, utilities attributable to the Common Areas, insurance, Taxes, general landscaping, mowing of grass, care of shrubs (including replacement of plants), operation and maintenance of lawn sprinkler system, operation and maintenance of exterior security lighting, water service and sewer charges, repainting of exterior surfaces of truck doors, handrails, down spouts and other parts of the Buildings that require periodic preventative maintenance, roof repairs and maintenance (to the extent not directly paid by Tenant), parking lot maintenance (including paving repairs and maintenance), common area maintenance, security service, pest control service for the Common Areas and Service Areas, property management fees, property ownersassociation dues and assessments, costs of insurance relating to the Complex, legal expenses incurred with respect to the Complex which relate directly to the operation of the complex and which benefit all of the tenants of the Complex generally, and any and all sales, use or other taxes with respect to the foregoing charged by 1 or more applicable authorities. Landlord may, at its option, amortize over a period of time reasonably determined by Landlord in accordance with generally accepted accounting principles using the straight-line method of depreciation, and collect through Basic Operating Costs, the amortized costs and expenses associated with the replacement of capital investment items which (i) Landlord reasonably believes will reduce (or avoid increases in) Basic Operating Costs, to the extent the replacement actually reduces or avoids increases in Basic Operating Costs, (ii) Landlord reasonably believes is required for the safety of tenants and occupants of the Complex, or (iii) may be required in order to comply with any federal, state or municipal law, code or ordinance, or regulation which was not promulgated, or which was promulgated but was not in effect or applicable to the Complex as of the Effective Date.
