PARKING LOT MAINTENANCE. Tenant shall be responsible for maintenance, cleaning, repainting and repairs of the parking areas, driveways, sidewalks and approaches, including ice and snow removal. Tenant shall repair all damage to parking areas, driveways, sidewalks and approaches caused by placement or movement of trash containers, truck trailer dollies, trucks, or other moveable property Tenant understands and agrees that no personal property, including vehicles, shall be stored in the parking area or anyplace outside the building without the prior written consent of Landlord.
PARKING LOT MAINTENANCE. Lessee shall be responsible for maintenance, cleaning, repainting and repairs of the parking areas, driveways, sidewalks and approaches, including ice and snow removal. Lessee shall repair all damage to parking areas, driveways, sidewalks and approaches caused by placement or movement of trash containers, truck trailer dollies, trucks, or other moveable property Lessee understands and agrees that no personal property, including vehicles, shall be stored in the parking area or anyplace outside the building without the prior written consent of Lessor.
PARKING LOT MAINTENANCE. Landlord shall maintain and repair all parking lot areas, walks and access ways to the parking lot; maintenance shall include paving, catch basins, curbs, and striping. Provision of parking lot maintenance shall include but not be limited to the following:
A) Inspect pavement for cracks and heaves semi-annually. Monitor to identify source of cracking, if excessive moisture is found under pavement surfaces due to poor drainage, remove pavement, drain properly, and replace with new pavement.
B) Re-stripe the parking lot at least once every three (3) years or as necessary to maintain clear designation of spaces, directional symbols and access aisles.
C) Maintain all parking lot and exterior directional signage, replacing signs as necessary when substantially faded, damaged or missing.
PARKING LOT MAINTENANCE. Unless otherwise agreed between the Board and the City, the maintenance of the Parking Lot shall be undertaken and paid for by the Board. The Board will sand, snow clear and sweep the Parking Lot as required for the operation of the school on school days. Should the city require additional maintenance of snow clearing beyond the standard maintenance or outside of the normal maintenance cycle then the City shall reimburse the Board for the additional cost of providing the service.
PARKING LOT MAINTENANCE. 8.1 Tenant covenants and agrees to keep the Demised Premises clean, both inside and out, at its own expense, and to keep the walks and parking areas within the Demised Premises free from rubbish, snow and ice at its own expense. Tenant covenants and agrees to keep the entranceways, parking areas and interior roadways in good order and repair and to replace or repair any and all defects thereto, at its sole expense, including the cleaning and restriping of the parking area and driveways, snow removal, the maintaining and repairing of all landscaped and planted areas, and the maintaining, repairing and replacing of parking lot lighting facilities. Tenant shall contract and pay for the cost of garbage and trash removal, so that there shall be no accumulation of trash or garbage.
PARKING LOT MAINTENANCE. LESSOR shall be responsible for maintenance of the parking lot and common areas including snow removal. cleaning, repainting and repairs. LESSEE shall pay, as additional rent its pro rata share of the parking lot maintenance and common areas, including snow removal etc., in monthly installments equal to 1/12th of the most recent parking lot maintenance and snow removal expenses or mutually agreed upon estimates provided by LESSOR. LESSEE shall insure that the parking lot is not damaged by placement or movement of trash containers or the dollies on semitrailer trucks and LESSEE shall be responsible for the repair of same during the term of the lease and upon termination thereof. LESSEE understands and agrees that no personal or business property shall be stored in the parking area or any place outside the building. LESSEE shall not permit its employees, customers, agents, contractors or vendors to utilize more than 41 parking spaces in the parking area immediately adjacent to the premises.
PARKING LOT MAINTENANCE. The entire parking lot surface shall be swept and cleaned of litter on a routine basis. The Lessee shall be responsible for any necessary parking lot repairs including slurry sealing, patching, striping, etc. Upon written request from the Lessee, the City may, in its sole discretion, make certain improvements to the parking lot surface. Whether the City will make any such improvements will be solely dependent upon available funds and City Council approval. All improvements constructed on the Leased Property by either City or Lessee shall become and remain property of the City.
PARKING LOT MAINTENANCE. Lessee shall insure that the parking lot is not damaged by placement or movement by Lessee or those acting through Lessee, of trash containers, trucks or otherwise and Lessee shall be responsible for the repair of same during the Term of the lease and upon termination thereof. Lessee understands and agrees that no personal property shall be stored in the parking area or outside the Building without prior written consent of Lessor.
PARKING LOT MAINTENANCE. Vernal agrees to provide normal maintenance and repairs for the Parking Lot Property, including those parts subject to easements, pursuant to the terms and conditions hereinafter set forth. Such services, which shall be performed by Vernal or its designees, shall include, without limitation both preventive and normal maintenance and repairs of the parking lot (including repaving as Vernal sees necessary to reasonably maintain the business center), islands and curbing on the Property, except as provided for in this Agreement. Vernal or its designee shall maintain reasonable telephone service to receive notice of requests for service from Zions. Upon being so notified, Vernal shall promptly make such repairs and/or replace materials in a good and workmanlike manner. 5.
a. Zions owns a building on the Zions Property which is commonly called the Oak House (“Oak House Property”). It is the intention of Zions to sell the Oak House Property to a third party. In exchange for entering into this Agreement, Vernal City shall waive its regulations and code requirements regarding parking for the Oak House Property and specifically waive the requirement regarding the minimum number of parking stalls required for an occupancy permit for the Oak House Property regardless of use. If the Oak House id demolished or substantially increases in square footage this provision does not apply.
b. The ”new” Zions Bank Building (shown in tan on Exhibit “B”) on the Zions Property has 21 parking stalls to the south and west of the building, which Vernal hereby agrees shall be considered adequate to satisfy City code requirements for parking. Vernal hereby acknowledges and agrees that an occupancy permit shall not be denied based on less than necessary parking stalls for either the Oak House Property or the Zions Property.
PARKING LOT MAINTENANCE. Subject to Paragraph 53 (b) (iii), a) As additional terms and conditions to Paragraph 7.1(a) and (b) and notwithstanding any contrary provision thereof, during the Original Term and Option Term, if duly exercised, Lessee agrees that the parking lot maintenance shall be contracted for by Lessee and the cost of the maintenance and repair shall be that of the Lessee and b) Lessee shall maintain the parking areas of the Premises as needed including asphalt patching and the replacement of broken concrete wheel stops. Notwithstanding the foregoing, Lessee shall also be solely responsible for the cost of repairs caused by gross negligent or willful act of Lessee or its invitees.
