Removable Trade Fixtures definition

Removable Trade Fixtures means the following: all of Tenant's signs, counters, tables, chairs, desks, racking, standards, wall brackets, hang-rods, shelves, removable electrical control panels from Tenant's equipment (as opposed to the electrical panels for the Leased Premises), equipment, security systems, other business machines, and other equipment used by Tenant in its business operations that can be removed without damaging the Leased Premises. All alterations, additions, fixtures, equipment and other property (not constituting Removable Trade Fixtures) installed or placed by Tenant or any subtenant or assignee in the Leased Premises shall remain part of the Leased Premises and Tenant shall have no obligation to remove the same unless Landlord notifies Tenant (in writing) at the time of its approval thereof that such alterations, additions, fixtures, equipment or other property must be removed before the end of the Term.
Removable Trade Fixtures means Tenant's (i) removable decor items and office equipment, (ii) signs, sign posts and sign standards, and (iii) food and customer service equipment (including, without limitation, walk-in refrigerators and freezers, remote refrigeration system and exhaust systems and hoods).
Removable Trade Fixtures means the following: all of Tenant's signs, counters, tables, chairs, desks, racks, merchandisers and displays, standards, wall brackets, hang rods, shelves, mirrors, cash registers and other business machines, wall brackets and other equipment used by Tenant in its business operations that can be removed without materially damaging the Leased Premises. "Removable Trade Fixtures" shall not include, for purposes of Tenant's right to remove at the end of the Term, items originally furnished or paid for by Landlord or replacements of such items. Unless Tenant shall have at the time of the alteration requested in writing and obtained Landlord's approval in writing of any item Tenant desires to remain on the Leased Premises after the termination of the Lease, Tenant shall, if requested by Landlord in writing prior to the termination of this Lease, remove any or all alterations, additions, fixtures, equipment and other property (not constituting Removable Trade Fixtures) installed or placed by Tenant or any sublessee or assignee (as herein permitted) (regardless of whether Landlord's consent was obtained with respect to same) in the Leased Premises and shall repair any damage caused by such removal and restore the Leased Premises to the condition thereof at the time of the commencement of the Term of this Lease, excepting only ordinary wear and tear and damage hereunder not otherwise required to be repaired by Tenant. If Tenant fails to remove any Removable Trade Fixtures or if Landlord requests in writing that Tenant remove any or all alterations, additions, fixtures, equipment and property installed or placed by it or any such sublessee or assignee in the Leased Premises (not constituting Removable Trade Fixtures) and Tenant fails to comply with such request prior to the expiration or termination of the Term of this Lease, or if Tenant fails to repair any damage to the Leased Premises and/or the Building are a part caused by its removal of any of the aforesaid, then Landlord shall have the right (but shall not be obligated) to remove such Removable Trade Fixtures and/or such other alterations, additions, fixtures, equipment or property installed or placed by Tenant in the Leased Premises (Tenant hereby waiving any damage caused thereby) or repair any such damage to the Leased Premises and/or Building are a part and thereupon Tenant shall, at Landlord's election, on demand pay (or reimburse Landlord for) the reasonable cost of such removal and the reasonable co...

  • Tenant shall fully and properly repair any damage occasioned by the removal of any Removable Trade Fixtures, equipment, furniture and Alterations.
