ACCESS BY LESSOR. Notwithstanding any provision hereof to the contrary, Lessor, its agents and employees, shall have access to and the right to enter upon the Leased Premises at any reasonable time to examine the condition thereof, to clean, repair or make alterations required or deemed necessary or desirable to be made by Lessor, to show the Leased Premises to prospective purchasers or tenants, and for any other purpose deemed reasonable by Lessor.
ACCESS BY LESSOR. (a) Lessor, its agents and representatives shall have the right to enter and inspect the Leased Premises and any portion of them at any time for any of the following purposes: (i) inspecting the Leased Premises; (ii) showing the Leased Premises to prospective purchasers, mortgagees or lessees; and (iii) platting or surveying the Leased Premises. Lessor shall endeavor to give Tenant reasonable prior notice when possible. During the period that is twelve (12) months prior to the end of the Lease Term, Lessor and its agents and representatives shall have the right to erect on the Leased Premises a suitable sign indicating that the Leased Premises are available. Any such entry by Lessor shall not be deemed an eviction or a disturbance of Tenant's possession of the Leased Premises, or render Lessor liable to Tenant for damages, or relieve Tenant from performance of Tenant's obligations under this Lease. The right of entry reserved shall not impose any obligation on Lessor to clean, maintain, repair or change the Leased Premises.
(b) Lessor, its agents and representatives may at any time in case of emergency enter the Leased Premises and do such acts as Lessor may deem proper in order to protect the Leased Premises or any occupants of the Leased Premises.
(c) Lessor shall hold keys to all locks in the Leased Premises, and all such keys shall remain the property of Lessor. No additional locks shall be allowed on any door of the Leased Premises without Lessor's prior written permission, and Tenant shall not make or permit to be made any duplicate keys, except those furnished by Lessor. Upon termination of this Lease, Tenant shall promptly surrender to Lessor all keys for the Leased Premises and the Building and give to Lessor the combination of all locks for safes, safe cabinets and vault doors, if any, remaining on the Leased Premises. Any and all costs resulting from the loss or duplication of any key by Tenant or Tenant's employees or invitees, including but not limited to the cost of changing locks on and making keys for the Leased Premises or the Building, shall be paid by Tenant. The term "key" as used herein shall include any electronic access card necessary for access to the Building.
ACCESS BY LESSOR. Lessor and/or its authorized agents shall have the right to enter the Premises at all reasonable times for inspection. Lessor and/or its authorized agents shall have the right to enter the Premises to show the Leased Property to prospective purchasers, tenants, or for any other reasonable purpose upon twenty-four (24) hours advance notice.
ACCESS BY LESSOR. Lessor, its agents and representatives shall be entitled to keep pass keys to the Premises and shall have the right to enter and inspect the Premises at any time for the purpose of ascertaining the condition thereof or in order to make such alterations, renovations, restorations and/or repairs to the Premises, any other premises in the Project, or to the Project itself (including access to the distribution systems above the ceiling and elsewhere in the Premises. During the last six (6) months of the Lease Term, Lessor and Lessor’s agents and representatives shall have the right to enter the Premises at reasonable times for the purpose of showing the Premises. Lessor shall use reasonable efforts to not unreasonably interfere with the conduct of Tenant’s Business, but no such entry by Lessor shall be deemed an eviction or disturbance of Tenant’s possession of the Premises, or render Lessor liable to Tenant for damages, or relieve Tenant from performance of Tenant’s obligations under this Lease. The right of entry reserved shall not be deemed to impose any greater obligation on Lessor to clean, maintain, repair or change the Premises than is specifically provided in this Lease. The Lessor, its agents and representatives may at any time in case of emergency enter the Premises and do such acts as Lessor may deem proper in order to protect the Premises, the Project, or any occupants of the Project.
ACCESS BY LESSOR. Lessor, or Lessor’s representatives and agents, shall have free access to the Leased Premises at reasonable times for the purpose of examining or exhibiting the same or to make any repairs or alterations on the Leased Premises which the Lessor deems convenient for the maintenance or preservation thereof; provided that this paragraph shall not be deemed a modification of the repair and maintenance responsibilities provided for in this lease.
ACCESS BY LESSOR. Lessor reserves the right for County, Agency and their authorized representatives to enter the Premises upon two (2) business days’ prior written notice to Tenant, during normal business hours, in order to determine whether Tenant is complying with Xxxxxx’s obligations hereunder, or to enforce any rights given to County or Agency under this Lease. Lessor and its representatives shall report to the Tenant’s on-site office and must be accompanied by a representative of Tenant at all times while on the Property and obey Tenant’s rules and regulations. Tenant acknowledges Lessor have the authority to enter the Premises and perform work on the Premises at any time as needed to provide immediate or necessary protection for the general public. Lessor will take all necessary measures not to unreasonably interfere with Xxxxxx’s business at the Premises in exercising its rights under this Section. Lessor shall indemnify and hold Tenant harmless from and against any loss, cost, damage or liability, including, without limitation, attorneys’ fees, which results from Xxxxxx’s willful misconduct or gross negligence, or willful misconduct or gross negligence committed by any party acting under Xxxxxx’s authority, of the rights granted by this Section 4.5.
ACCESS BY LESSOR. Except in the event of an emergency, Lessor or its representatives shall not be entitled to have access to the Premises during the Term or any renewal thereof, without giving to the Lessee twenty-four (24) hour prior written notice. During the last eight (8) months of the Lease, except, if the Lease be renewed by the Lessee in accordance with the provisions of Article 27 hereof, the Lessor will have the right to bring into the Premises potential tenants, upon giving the notice as herein required. The Lessee shall not withhold unreasonably access to the Premises during the Term or, as the case may be, the renewal thereof.
ACCESS BY LESSOR. LESSOR, and its agents, shall have the right to enter the Premises at all reasonable times for the purpose of examining, inspecting, or showing the Lessee Initials /s/ ADW / Premises to prospective purchasers or to other lessees of the Premises, or Shopping Center, and to make such alterations, repairs, improvements or additions to the Premises as LESSOR may deem necessary or desirable. Nothing herein contained however, shall be deemed or construed to impose upon LESSOR any obligation, responsibility or liability whatsoever, for the care, maintenance or repair of the Premises, or the Shopping Center, accept as otherwise herein specifically provided. During the last three (3) months of this LEASE, LESSOR shall have the right to place upon the Premises the usual notices indicating the Premises to be for lease and LESSEE shall not interfere with such notices. LESSOR may enter the Premises whenever necessary in the event of an emergency.
ACCESS BY LESSOR. Lessor or lessor's agent may place "for rent" or "for sale" signs in conspicuous places about the property for 30 days before the lessee's termination of tenancy. Lessee shall cooperate in showing the property to prospective tenants, purchasers, lenders, mortgagees, workmen, or contractors. Unless an emergency exists, or notice is impracticable, or otherwise agreed with lessee, lessor shall give two days' notice to lessee before entering for inspection, and one day's notice to lessee before entering to show the property to prospective tenants, purchasers, lenders, mortgagees, workmen, or contractors. Lessee will not unreasonably withhold consent to entry by lessor. Lessor will not abuse the right of access.
ACCESS BY LESSOR. Lessor, its agents and representatives, at all reasonable times, may enter the Demised Premises to inspect the same for the purposes of ascertaining compliance with terms of this Lease Agreement.
