Access by Xxxxxx. The Tenant agrees that its employees, servants, volunteers and invitees, as well as the children in its Program, shall access and depart the Premises through the Entrance.
Access by Xxxxxx. LESSOR, or agents of LESSOR, at reasonable times, upon prior resonable notice, shall be permitted to enter upon the leased premises to examine the condition thereof, to make repairs, alterations and additions as LESSOR should elect to do, to show the leased premises to others, and at any time within six (6) months before the expiration of the term, and for such purposes, LESSEE hereby grants to LESSOR any prospective LESSEES accompanying XXXXXX a right of access to the leased premises. SUBORDINATION: This Lease shall be subject and subordinate to any mortgage now or hereafter on the Lot or Building or both and to each advance made or to be made under any mortgage and to all renewals, modifications, consolidations, replacements, and extensions thereof, and all substitutions therefor. This Section shall be self-operative and no further instrument of subordination shall be required. In confirmation of such subordination, XXXXXX shall execute and deliver promptly any certificate that LESSEE or any mortgagee may request to evidence such subordinations. In the event that any mortgagee or its respective successor in title shall succeed to the interest of XXXXXX, then at the option of such mortgagee or successor, this Lease shall nevertheless continue in full force and effect and LESSEE shall and does hereby agree to attorn to such first mortgagee or successor and to recognize such mortgagee or successor as its LESSOR. Any such mortgagee may subordinate its mortgage or encumbrance without regard to their respective dates of execution and delivery, and such mortgagee shall have the same rights with respect to this Lease as though it had been executed and delivered prior to the execution and delivery of the mortgage and had been assigned to such mortgagee. Wherever used herein the word “mortgagee” shall mean its successors and assigns.
Access by Xxxxxx. Lessor shall be entitled to and shall have the right, at all reasonable times, to inspect the Facility for any damage or destruction to determine whether or not Lessee is performing and observing all the agreements contained herein, and to make any necessary repairs. Lessor shall not be liable to Lessee or any of their guests, invitees or licensees for any loss or damage to them or their persons or their personal property from any cause whatsoever, except Xxxxxx's gross negligence or willful misconduct.
Access by Xxxxxx. Lessee may have access to the stored property by providing a minimum of 24 hours’ notice to Lessor by phone or text, and Lessor will make reasonable efforts to accommodate Xxxxxx’s request. Lessee may not have access to the Building at any time without the presence of an employee or agent of Xxxxxx. Lessee may not move any stored property at any time. All moving shall be done by Lessor’s employees or agents. Lessor is not responsible for lack of access due to circumstances beyond its control, such as weather and other acts of God, or equipment failure. Lessor may grant access on short-term notice or in cases of an emergency; however, Lessee may be subject to additional fees for this service.
Access by Xxxxxx. Xxxxxx agrees to leave an ignition key (if required to move the stored property) and a key for access to any stored property that is to remain locked while in storage at the Building. Upon the request of Lessor, Lessee shall provide Lessor with access to the stored property for the purpose of inspection to ensure safety or compliance with this Agreement. In the case of emergency, Lessor shall be permitted to enter or remove the stored property without the consent of Lessee, and if Lessor has not been provided with keys, Lessor may enter the property by breaking or removing locks. Lessor shall not be responsible for damage related to the same. For the purposes of this Section, the term "emergency" shall mean any sudden, unexpected occurrence or circumstance which, in the reasonably exercised judgment of Lessor, requires immediate action to protect the Building or any contents, including property stored by Lessee or other tenants or occupants.
Access by Xxxxxx. LESSOR: LESSEE:
Access by Xxxxxx. Lessor may enter the Premises for the purpose of inspection, showing the Premises to prospective tenants, and to make such repairs as the Lessor may reasonably desire at all reasonable times including non business hours; provided, however, the time is convenient with the Lessee and does not hinder the operation of Lessee’s business or Lessor shall have given Lessee at least 24 hours advance notice of any entry. Verbal notice is acceptable for access rights under this paragraph. Notwithstanding anything to the contrary contained herein, Lessor, its employees, agents and contractors shall have the right in the event of an emergency that involves danger to the Premises or the lives or health of a person or persons to enter the Premises without notice. Where upon the Premises shall be immediately secured by Xxxxxx upon the passage of danger.
Access by Xxxxxx. Lessor may enter the Premises without Xxxxxx’s consent in an emergency situation. Except in an emergency, Xxxxxx agrees to enter the Premises only during reasonable hours, and after giving Lessee two (2) days notice of such access. Notice for purposes of this provision may be given by posting a copy of the notice on Xxxxxx’s door, or by email, in which cases it shall be effective immediately, or by any other lawful means. Specifically, but without limiting the foregoing, Xxxxxx agrees to: (1) Permit Lessor, its agents, or other persons when authorized by Lessor, to enter the Premises for purpose of making reasonable repairs, or to show the Premises to prospective lessees, purchasers, contractors, or lenders. (2) Permit Lessor, its agents, or other persons when authorized by Lessor, to enter the Premises for the purpose of making annual, semi-‐annual, or other inspections.
Access by Xxxxxx. Lessor or lessor's agent may place "for rent" or "for sale" signs in conspicuous places about the property for 30 days before the lessee's termination of tenancy. Lessee shall cooperate in showing the property to prospective tenants, purchasers, lenders, mortgagees, workmen, or contractors. Unless an emergency exists, or notice is impracticable, or otherwise agreed with lessee, lessor shall give two days' notice to lessee before entering for inspection, and one day's notice to lessee before entering to show the property to prospective tenants, purchasers, lenders, mortgagees, workmen, or contractors. Lessee will not unreasonably withhold consent to entry by xxxxxx. Lessor will not abuse the right of access.
Access by Xxxxxx. Landlord, at Landlord's sole discretion, may permit ---------------- Tenant and Tenant's agents to enter the Premises as licensees prior to the date specified as the commencement of the Term of said Lease in order that Tenant may do such other work as may be required by Tenant to make the Premises ready for Tenant's use and occupancy thereof including, but not limited to, data cabling, installation of telephone switch and data equipment, installation of security system and installation of furniture systems. Subject to the provisions of Paragraph 4 above and this Paragraph 5, Landlord shall provide Tenant with access to the Premises at least fifteen (15) days prior to the date of Substantial Completion to permit delivery and installation of furniture
