All-Risk Builder’s Risk Insurance. During the entire construction period, Seller shall maintain, or cause to be maintained, All-Risk Builders’ Risk Insurance in an amount not less than 100% of the replacement cost of the Generating Facility to protect against loss of, damage to, or destruction of the Generating Facility, and including expediting expense coverage. Such Builder’s Risk Insurance shall also provide for Boiler and Machinery Coverage (or, at Seller’s option, the required Boiler and Machinery Coverage may be written as a stand-alone coverage with a joint loss adjustment agreement with the Property Insurance policy/insurer). Such Insurance shall contain a waiver of subrogation in favor of Anaheim.

All-Risk Builder’s Risk Insurance. This Project is New Construction, Addition, or Major Renovation. Contractor shall procure and maintain “all-risk” Builder’s Risk insurance as set forth in Section 12 of the General Conditions for New Construction, Addition, or Major Renovation. This Project is Limited Renovation. Contractor shall procure and maintain “all risk” Builder’s Risk insurance as set forth in Section 12 of the General Conditions for Limited Renovation.
All-Risk Builder’s Risk Insurance a. An All Risk Builders Risk insurance policy including earthquake and flood include start-up and testing for installed equipment, coverage for materials and equipment while under the care, custody and control of the Contractor during performance of the work, at the site, offsite or while in transit to the site. b. Coverage shall be written to cover the full replacement cost of the property, except earthquake and flood, which may be subject to sublimits that are reasonably available.
All-Risk Builder’s Risk Insurance. Prior to commencement of the Work, Tenant’s Contractor shall obtain on a policy acceptable to Landlord, and thereafter at all times during the performance of the Work maintain All Risk Builder’s Risk Insurance insuring the interest of Landlord and Tenant’s Contractor, as their interests may appear, set forth in the single policy, written on the completed value basis in an amount not less than the Construction Costs and all authorized change orders.
All-Risk Builder’s Risk Insurance. Coverage shall be all-risk (or all-risk installation floater for instances in which the project involves solely the installation of material and/or equipment), including, but not limited to, fire, extended coverage, vandalism and malicious mischief, theft and, if applicable, flood, earth movement and named storm. Builder’s risk and installation floater limits shall be equal to 100 percent of the Contract Sum plus, if any, existing property and Owner-furnished equipment specified by Owner. The policy shall be written jointly in the names of Owner and Contractor. Subcontractors shall be named as additional insureds. The policy shall have endorsements as follows:  This insurance shall be specific as to coverage and not contributing insurance with any permanent insurance maintained on the property.  This insurance shall not contain an occupancy clause suspending or reducing coverage should Owner partially occupy the Site and before the parties have determined Substantial Completion.  Loss, if any, shall be adjusted with and made payable to Owner as trustee for the insureds as their interests may appear. Owner shall be named as loss payee.  For renovation projects or projects that involve portions of Work contained within an existing structure, refer to Supplementary or Special Conditions for possible additional builder’s risk insurance requirements.  For Owner furnished equipment or materials that will be in care, custody or control of Contractor, Contractor will be responsible for damage and loss.  For those properties located within a Tier 1 or 2 windstorm area, named storm coverage must be provided with limits specified by Owner.  For those properties located in flood prone areas, flood insurance coverage must be provided with limits specified by Owner.  Builder’s risk insurance policy shall remain in effect until Substantial Completion.  If this Contract is for asbestos abatement only, the foregoing All-Risk Builder’s Risk or All-Risk Installation Floater is not required.
All-Risk Builder’s Risk Insurance. CenturyLink will effect and maintain "All Risk" builders risk insurance to cover that portion of the Service, materials and equipment incorporated in the Service and upon all materials and equipment on or about the Site, and off-site storage within 1000 feet of the Site which are ultimately intended for permanent use or incorporation in the Service, or incidental to the construction thereof. The builder's risk policy specifically does not provide coverage for any construction manager’s or any Supplier's or subcontractor’s machinery, tools, equipment, appliances or other personal property owned, rented or used by any construction manager, or any Supplier or subcontractor or anyone employed by Supplier in the performance of the Service. The policy also covers renovations under construction but does not cover buildings or structures existing prior to the construction of improvements, alterations or repairs. (a) The builder's risk insurance policy obtained by CenturyLink will provide sufficient limits of liability to cover the Service. In the event of a loss covered by this insurance and if the loss is due to the negligence of Supplier or any subcontractor, Supplier will be responsible for the first $10,000 of any such loss. (b) CenturyLink releases and waives and will cause its builder’s risk property insurers to release and waive any and all right of recovery, claim, action or cause of action against Supplier for any loss or damage to the Service, materials and equipment incorporated in the Service and upon all materials and equipment on or about the Site, off-site storage, and while in transit which are ultimately intended for permanent use or incorporation in the Service, or incidental to the Service. This release and waiver with respect to builder’s risk insurance coverage does not apply to the first $10,000 of any loss if such loss is due to the negligence of Supplier or any subcontractor.

Coverage shall be all-risk, including, but not limited to, fire, extended coverage, vandalism and malicious mischief, theft and, flood, earth movement and named storm. 12.2.2.5.2. Builder’s risk and installation floater limits shall be equal to one hundred percent (100%) of the Contract Sum. 12.2.2.5.3. For renovation projects or projects that involve portions of Work contained within an existing structure, the policy must also include coverage in the additional sum of $[INSERT DOLLAR AMOUNT] per building for Existing Property and TFC-furnished equipment, if any, specified by TFC. 12.2.2.5.3.1. For purposes herein, “Existing Property” means existing buildings or structures, [OPTIONAL] as well as, all personal property contained therein. “Existing Property” does not include personal property owned or operated by CMR or any Subcontractors.

Existing Property and TFC-furnished equipment, if any, specified by TFC. 11.2.1.4.3.1. For purposes herein, “Existing Property” means existing buildings or structures, as well as, all personal property contained therein. “Existing Property” does not include personal property owned or operated by ESCO or any Subcontractors.
All-Risk Builder’s Risk Insurance. When Tenant undertakes any construction, including improvements, betterments, and/or repairs, including, without limitation, the initial Tenant Improvements, the Tenant shall provide All Risk Builders Risk Insurance, at replacement cost, for materials, supplies, equipment, machinery and fixtures that are or will be part of the permanent facility. Coverage shall include but not limited to the following: right to partial occupancy, earth movement, flood including surface water backup and sewer backup and seepage. The City of Chicago shall be named as an additional insured and loss payee.
All-Risk Builder’s Risk Insurance. Tenant or Contractor shall provide All Risk Blanket Builder’s Risk Insurance to cover the materials, supplies, equipment, machinery and fixtures that are or will be part of the Premises. Coverage extensions shall include the following: right to partial occupancy, material stored off-site and in-transit, boiler and machinery, earthquake, flood (including surface water backup), collapse, water damage, debris removal, mechanical-electrical breakdown and failure, business interruption, extra expense, loss of revenue, loss of rents and loss of use of property, as applicable, Landlord shall be named as loss payee.
