Building Core. Vertical shaft space shall be provided and identified, for the use of Tenant within the core to accommodate riser requirements for Tenant’s private telephone, electrical, data and CTV systems. Existing risers consist of one (1) 4” diameter telephone and two (2) 1½” diameter CTV conduits have been stubbed from the property line into the first floor electrical room. Typical floor passenger elevator lobbies shall have walls taped, sanded, textured and painted. Elevator lobbies also include fire rated doors and smoke detectors, (strobe lighting if required) and general lighting as required by code and otherwise designed and constructed to comply with 1994 Uniform Building Code and Uniform Fire Code. Utility room walls are fire taped and have VCT or concrete floors. The underside of the roof deck is not insulated. All core walls facing Tenant areas shall be framed and ready to accept drywall. The building core of the Premises includes 7’ height solid core birch wood veneer or metal doors, frames and hardware. Doors, frames and hardware are provided to all stairwells, toilet rooms and service lobbies (all doors which open to the exterior of the building core). All other doors are hollow metal or as designed. Vertical stairwell exit shafts shall be constructed as required by building code and all surfaces are to be painted.
Building Core. The building has common and core areas included in the base building and will incorporate elevators, stairs, main lobby, restrooms, janitor closets, MPOE for utilities, mechanical shafts and fire sprinkler riser rooms.

Tenant shall receive a credit for building standard carpet on the second floor lobby. Elevator lobbies also include fire rated doors and smoke detectors, (strobe lighting if required) and general lighting as required by code and otherwise designed and constructed to comply with 1994 Uniform Building Code and Uniform Fire Code. Building Core. The area within the outermost finish face of that portion of the Building that incorporates those areas that provide service to the tenants of that floor and to the Building. These areas of service include: restroom facilities for men and women along with the vestibule and access, electrical, mechanical, and telephone rooms, janitor closets, elevators and service elevators along with lobby and stairs, vestibules, and all vertical floor penetrations for mechanical/electrical/plumbing for the Building.
Building Core a. Stair towers to meet requirements as determined by code. Stairs and landings to be exposed concrete treads and landings with painted metal railings and stringers. Walls to be painted block/drywall with exposed structure ceilings. b. Mechanical, electrical, machine rooms to have exposed floor, walls and ceiling. c. Building will be delivered to the tenant with the interiors completely demolished with all core rooms and shafts remaining.

  • Building With respect to each parcel of Real Estate, all of the buildings, structures and improvements now or hereafter located thereon. Business Day.   • Building and Improvements Lessor shall obtain and keep in force a policy or policies of insurance in the name of Lessor, with loss payable to Lessor, any ground-lessor, and to any Lender insuring loss or damage to the Premises. The amount of such insurance shall be equal to the full insurable replacement cost of the Premises, as the same shall exist from time to time, or the amount required by any Lender, but in no event more than the commercially reasonable and available insurable value thereof. Lessee Owned Alterations and Utility Installations, Trade Fixtures, and Lessee's personal property shall be insured by Lessee not by Lessor. If the coverage is available and commercially appropriate, such policy or policies shall insure against all risks of direct physical loss or damage (except the perils of flood and/or earthquake unless required by a Lender), including coverage for debris removal and the enforcement of any Applicable Requirements requiring the upgrading, demolition, reconstruction or replacement of any portion of the Premises as the result of a covered loss. Said policy or policies shall also contain an agreed valuation provision in lieu of any coinsurance clause, waiver of subrogation, and inflation guard protection causing an increase in the annual property insurance coverage amount by a factor of not less than the adjusted U.S. Department of Labor Consumer Price Index for All Urban Consumers for the city nearest to where the Premises are located. If such insurance coverage has a deductible clause, the deductible amount shall not exceed $5,000 per occurrence.
