COMMUNITY DESIGN. The Community Design Goal of the RPP is to protect and enhance the unique character of the region’s built and natural environment based on the local context. The Commission and CCHC have agreed for the Hospital Expansion to utilize the Hospital Design Guidelines to review proposed design issues such as site and building layout, massing, scale, building materials and design; lighting, parking lot design, landscaping, and pedestrian and vehicular circulation and to guide development on the Hospital Parcel, consistent with the RPP. The Commission and WLP have agreed that the Residential Development will be constructed consistent with the Project Plans. Due to the height of the proposed structures and the limited existing vegetation on surrounding sites, the Residential Development will be visible from both Xxxxxxx Xxxx and Attucks Lane. The current Residential Development proposal is contemporary in form, but exterior materials have been selected to reference traditional building materials and colors. Architectural details create variation between the first floor and the upper floors, and projecting balconies in portions of the middle floors increase setbacks and create deep shadow lines. Any development on the WLP Parcel not depicted on plans reviewed and approved under the terms of this Agreement shall require modification of this Agreement pursuant to Section 8 of Chapter D. Any development on the Hospital Parcel shall be reviewed for consistency with this Agreement and under the Design Review Procedure for the Hospital Design Guidelines.

COMMUNITY DESIGN. The Tewin Landowners will provide financial support for one (1) dedicated Senior Full-Time Equivalent, CIPP 5, within the Planning, Real Estate and Economic Development Department. Such City Senior FTE will provide coordination and strategic direction for all relevant internal City departments, outside agencies and the internal consultant team of the Tewin Landowners.

COMMUNITY DESIGN. The Community as shown by the final plat or plats of record and the restrictive covenants herein above stated shall remain operative as to all lots shown on the aforesaid plat. As to all other lots and land to be subdivided in any subsequent play or parts of the Community, the Developer reserves the right to make changes in the Community layout, dedication of streets and the restrictions to be applicable to any lots shown thereon. This reservation on behalf of the Developer shall not require the consent or approval of any person owning any lot as shown on the aforesaid final plat or plats or record. This reservation on behalf of the Developer shall further grant to Developer the continuing right to make changes in the Community layout until completion of and sale of all lots in each section of the Community.
COMMUNITY DESIGN. 4.1. The Applicant shall impose restrictive covenants for the overall community, which shall be recorded prior to the conveyance of the first parcel of the Property, and which shall be made available to staff upon request prior to recordation of any final subdivision plat. Among other things such covenants will address the overall continuity of design within the community through design standards for the following elements: 4.1.1. Custom mailbox design; 4.1.2. Standardized private residential fencing styles and color; 4.1.3. Custom designed street signage and stop signage; 4.1.4. Uniform site furnishing selection (trash receptacles and benches); 4.1.5. Standardized common area fencing style and color.

  • Fitness Center Subject to the provisions of this Section, so long as Tenant is not in Default under this Lease, and provided Tenant’s employees execute a standard waiver of liability form used at the Fitness Center (hereinafter defined) and pay the applicable one time or monthly fee, then Tenant’s employees (the “Fitness Center Users”) shall be entitled to use the KINETIC fitness center (the “Fitness Center”) in the building located at 600 Xxxxxxx Xxxxxx Xxxxx, Xxxxxxx Xxxxx, Xxxxxxxxxx. The use of the Fitness Center shall be subject to the rules and regulations (including rules regarding hours of use) established from time to time by the Fitness Center operator. Landlord and Tenant acknowledge that the use of the Fitness Center by the Fitness Center Users shall be at their own risk. Tenant acknowledges that the provisions of this Section shall not be deemed to be a representation by Landlord that the Fitness Center (or any other fitness facility) shall be continuously operated and maintained throughout the Term of this Lease, and no termination of Tenant’s or the Fitness Center Users’ rights to the Fitness Center shall entitle Tenant to an abatement or reduction in Basic Rent, constitute a constructive eviction, or result in an event of default by Landlord under this Lease. It is the intention of Tenant with respect to the Fitness Center to exempt and relieve Landlord from liability for personal injury or property damage caused by negligence. Tenant’s rights hereunder to permit its employees to use the Fitness Center shall belong solely to Tenant and may not be transferred or assigned without Landlord’s prior written consent, which may be withheld by Landlord in Landlord’s sole discretion.

  • Project Design Applicants must design a project that provides access to health services to enable eligible women and men experiencing health needs to secure and maintain safe and accessible quality screening and diagnostic services, comprehensive family planning, and/ or other women’s health services. A. Applicants are encouraged to emphasize the following components in the design of their projects. Projects must: 1. Use a collaborative approach to maximize existing community resources and avoid duplication of effort; 2. Enhance systems and local processes to make it easier for people to transition to, from, and between services; 3. Address barriers to ensure services are accessible to people regardless of setting or location; and 4. Promote improvement and positively impact health and well-being through coordinated service delivery. B. To be effective, services and activities provided or made available as part of the Proposed Project should have policies and procedures in place and include with the application as an attachment that: 1. Delineate the timely provision of services; 2. Deem Client eligibility and service provision as soon as possible and no later than 30 calendar days from initial request; 3. Require staff to assess and prioritize Client needs; 4. Implement with model fidelity to an evidence-based program or based upon best available research; 5. Plan in partnership with the person and are inclusive; 6. Provide in an environment that is most appropriate and based on a person’s preference including reasonable clinic/reception wait times that are not a barrier to care; 7. Provide referral sources for Clients that cannot be served or receive a specific service; 8. Are culturally and linguistically sensitive; 9. Tailor services to a person’s unique strengths and needs; 10. Manage funds to ensure established Clients continuity of care throughout budget year; 11. Continue to provide services to established Clients after allocated funds are expended; 12. Have processes to identify and eliminate possible barriers to care; 13. Do not deny services due to inability to pay; 14. Have appropriate key personnel and required staff to meet the medical and health needs of Clients; 15. Bill services appropriately and timely through TMHP; 16. Effectively communicate and document information related to health care needs with next steps available to Client; 17. Outline successful delivery of direct clinical services to Clients By submitting an Application under this RFA, the Applicant certifies that Applicant has or will have at time of grant award services, policies, or procedures that conform with the requirements in this section as applicable. HHSC, in its sole discretion, may request to review relevant documentation during the project period as necessary to ensure program fidelity.

  • Preliminary Design § 4.3.1 Upon the Owner’s issuance of a written consent to proceed under Section 4.2.3, the Design-Builder shall prepare and submit a Preliminary Design to the Owner.   • Beneficiary Designation The Participant may, from time to time, name any beneficiary or beneficiaries (who may be named contingently or successively) to whom any benefit under this Agreement is to be paid in case of his or her death before he or she receives any or all of such benefit. Each such designation shall revoke all prior designations by the Participant, shall be in a form prescribed by the Company, and will be effective only when filed by the Participant in writing with the Director of Human Resources of the Company during the Participant’s lifetime. In the absence of any such designation, benefits remaining unpaid at the Participant’s death shall be paid to the Participant’s estate.

  • Beneficiary Designations The Executive shall designate a beneficiary by filing a written designation with the Company. The Executive may revoke or modify the designation at any time by filing a new designation. However, designations will only be effective if signed by the Executive and accepted by the Company during the Executive's lifetime. The Executive's beneficiary designation shall be deemed automatically revoked if the beneficiary predeceases the Executive, or if the Executive names a spouse as beneficiary and the marriage is subsequently dissolved. If the Executive dies without a valid beneficiary designation, all payments shall be made to the Executive's estate.
