COMPLIANCE WITH ORDINANCES, ETC. Tenant agrees that Tenant will promptly execute and fulfill all ordinances, regulations, and laws of the United States, the State of Texas, County, City and other governmental agencies, boards or departments applicable to Tenant's use of the Leased Premises and all ordinances or orders imposed by the Board of Health, Sanitation and Police or Fire Departments for the correction, prevention, and abatement of nuisances in or upon or connected with the activities conducted by the Tenant in or upon the Leased Premises during the term of this Lease and at all times while Tenant is in possession of the Leased Premises.

COMPLIANCE WITH ORDINANCES, ETC. The Tenant hereby agrees with the Landlord that the Tenant shall obey and comply with and shall indemnify the Landlord fully against any breach by the Tenant of any ordinances, regulations, by-laws, rules, licences and requirements of any Government or other competent authority insofar as they relate to or affect the Premises or any works, additions or improvements therein or thereto made by the Tenant or the use or occupation thereof or the conduct or carrying on of the Tenant's business or the employment therein or any other act, deed, matter or thing done, permitted suffered or omitted therein or thereon by the Tenant or any servant, agent, employee, contractor or licensee (which term shall include any person present in using or visiting the Premises with the Tenant's consent, express or implied) of the Tenant and shall notify the Landlord forthwith in writing of any notice received from any statutory or public authority concerning or affecting the Premises or any services supplied thereto.
COMPLIANCE WITH ORDINANCES, ETC. During the Term, Tenant shall promptly execute and comply with all statutes, ordinances, rules, orders, regulations, and requirements of the federal, state and municipal governments and of any and all their departments and bureaus applicable to Tenant's Improvements and Tenant's use of the premises, for the correction, prevention, and abatement of nuisances, violations or other grievances, in, upon or connected with the use of the premises but only, however, to the extent that such results from the particular use of the Tenant.

(a) The Owners of any Residential Unit with any Noise Mitigation Measures serving or belonging to their particular Residential Unit exclusively shall at their own cost and expense keep and maintain such Noise Mitigation Measures in good repair and substantial repair and condition and if any repair or replacement of such Noise Mitigation Measures are required, the design, specification and use of materials thereof shall comply with the design and specification approved by the Director of Environmental Protection and shall also be subject to such guidelines and/or specifications and/or prescribed design as may be adopted or issued by the Manager from time to time PROVIDED THAT no repairing, maintenance and replacement work shall be commenced unless with the Manager’s prior approval and to be carried out by contractors approved by the Manager. (b) All Owners shall observe and comply with all Ordinances, by-laws and Government regulations of the Hong Kong Special Administrative Region and guidelines and directions as may be issued by any Government authorities from time to time in relation to use or maintenance or operation of the Noise Mitigation Measures and no Owners shall do or permit any act or thing to be done which may in any way damage or affect the Noise Mitigation Measures.
