Development Plan Overlay Sample Clauses

Development Plan Overlay. The Development Plan Overlay (DPO) is usually applied (in the absence of a Structure Plan or other similar tool) to prescribe the form of future development of land being rezoned to a residential zone in order to achieve a coordinated master-planned outcome. It is proposed to apply the DPO to the site, with a new site-specific schedule. The new schedule will be the key planning provision to guide the form and requirements for future development to achieve the proponent’s vision for an attractive and inclusive neighbourhood, as set out above. The DP Schedule could be set out in similar format to DPO1 – XxXxxxxx Xxxx General Residential Zone. The requirements for a development plan could include:  Identification of any areas of archaeological, cultural or environmental significance and, if any, recommendations for their management, by completion and submission of appropriate studies, as part of the DP submission.  A traffic Impact Assessment that identifies the need or otherwise for external road upgrades, such as intersection treatments at designated access locations.  No direct access is to be provided from lots to the Pyrenees Highway. Lots are to be orientated so as to protect and enhance visual amenity for highway users.  All lots to be serviced with reticulated sewer and water, sealed roads and underground electricity.  Details for retention and treatment of urban stormwater runoff.  Provision of roads, pedestrian ways and linkages through development and to nearby activity nodes and likely (future) public transport routes.  Provision of areas of open space, incorporating retention and enhancement of native vegetation along the creek corridor.  Demonstration of a coordinated development; details of staging and expectant timing of development.

Development Plan Overlay. The Development Plan Overlay (DPO) is applied to areas where the form of future development needs to be controlled to achieve a coordinated master-planned outcome. It is proposed to apply the DPO to the site, with a new site-specific schedule. The new schedule could be similar in form and content as DPO3 – XxXxxxxx Xxxx Rural Living Zone. The requirements for a development plan could include:  Demonstration of a coordinated development; details of staging and expectant timing of development.  Provision of roads, pedestrian ways and linkages through development and to nearby activity nodes and likely (future) public transport routes.  Lots to be sufficient in size to dispose of effluent on site, in the absence of reticulated services.  Arrangements for stormwater and other services, including retention and improvement of existing overland flow paths through the property.  Native vegetation to be retained and incorporated into design, including appropriate protection measures. Any unavoidable removal to be offset in accordance with an approved vegetation offset plan.  Application of a Section 173 Agreement (or similar) to lots with creek frontage that compels lot holders to retain and revegetate riparian areas with local indigenous plant species and to control against weeds and feral animal infestation
