Electrical and Telephone. Provide electrical disconnect as shown on approved drawings at a location approved by the Elevator Contractor and in accordance with any local building requirements. If a phone is shown on the approved drawings then provision of a working analog phone line to the lift at the time of installation or inspection is the responsibility of the Customer. If a phone is not shown on the drawings but is subsequently requested or required by the Customer, or any regulatory authority, then provision of the phone and the analog phone line are the responsibility of the Customer.
Electrical and Telephone. 1. Duplex wall, base and floor receptacles (llOv non-dedicated) shall be installed by the Landlord. The Landlord will provide such receptacles at a ratio not to exceed one (1) per 125 square feet of Total Usable Area. Floor mounted receptacles shall not exceed 10% of the total number of allowed receptacles.
2. Power wiring circuits, including terminal device (277 Volt, 3 Phase, grounded) shall be made available to Tenant as may be agreed between the parties in connection with Tenant equipment at the rate of one per 6,000 square feet of Total Usable Area.
3. Installation and expense of the wiring by the telephone company is the responsibility of the Tenant and shall conform to the National Electrical Code (Article 800, Paragraph 3, Section D).
Electrical and Telephone. A. Metering -------- Since contracting for LILCO provided service is the responsibility of TENANT, TRISTATE shall furnish, install, and connect all wiring, cabinets, and switches in order to perform the metering function by the utility. All deposits shall be paid by TENANT, when applicable. Meters are located in building meter room.
B. Distribution System -------------------
1. Distribution panels for lighting and electrical equipment shall be of the circuit breaker type including counter-pulsation equipment.
2. Electrical power and distribution panels shall be installed with circuit breakers, safety switches, conduit, and required wiring facilities to such panel for Tenant. The Tenant's special business machines, pantry, employee lunch room, and other special electrical requirements are an additional expense to Tenant and will be determined during the planning stage of the installation, but prior to lease signing.
3. All circuit wiring from the lighting and power panels to the various outlets shall be as selected by TRISTATE as Building Standard and in accordance with local electrical codes.
4. Electrical receptacles shall be circuited separately from lighting fixtures and in accordance with local codes but no more than eight duplex receptacles shall be included on one circuit.
5. Low voltage wiring without conduit may be run in peripheral enclosures and/or hung ceiling to the extent practicable and permitted by local codes.
Electrical and Telephone. Landlord agrees, at Landlord’s sole cost and expense, to provide dual feed power supply to the Premises from independent substations. Landlord warrants and represents to Tenant that the Project has access to (in International Parkway right of way) DS-3 fiber optic service with Sonet ring, and Landlord agrees, at Landlord’s sole cost and expense, to provide single feed fiber optic supplied by Southwestern Xxxx to the main telephone room on the first floor of the Building. Landlord further agrees that Tenant may add, at its expense, additional sources of fiber optic supply.

Not more than 10% of the total number of such receptacles may be located in the floor.

Landlord will make the necessary provisions for wall and floor telephone outlets (not to exceed one per 200 square feet of (i) Net Rentable Area for multi-tenant floors or (ii) Gross Area, not including building core area, for single-tenant floors, as the case may be). Installation of the wiring and equipment by the telephone company or other communication equipment supplier is the responsibility of Tenant. Not more than 10% of the total number of such outlets may be located in the floor.
3. Power wiring circuits, including terminal device (similar to the 208-volt, 30 AMP, 3-Phase, grounded) shall be made available to Tenant in connection with Tenant's equipment at the rate of one per 6,000 square feet of (i) Net Rentable Area for multi-tenant floors or (ii) Gross Area, not including core area, for single-tenant floors, as the case may be.
Electrical and Telephone a. Landlord will provide 100 amps of 277/480 three-phase power, and --- install one 220-volt outlet in the warehouse.
Electrical and Telephone. 1. Duplex wall, base and floor receptacles (110v non-dedicated) shall be installed by Landlord. Floor mounted receptacles shall not exceed 10% of the total number of allowed receptacles.
2. Power wiring circuits, including terminal devise (227 volt, 3 phase, grounded) shall be made available to Tenant as may be agreed between the parties in connection with Tenant's equipment at the rate of one per 6,000 square feet of leased area.
3. Installation and expense of the wiring by the telephone company is the responsibility of the Tenant and shall conform to the National Electrical Code (Article 800, Paragraph 3, Section D). All wiring shall be teflon coated.
Electrical and Telephone. (i) All light switches.
(ii) All electrical outlets and all conduit and wiring throughout the Demised Premises for electrical power, including connections to the Building Standard electrical panels in the core of the Building.
(iii) All telephone outlets, conduit and wiring throughout the Demised Premises and any necessary connections in the Building core.
(iv) All conduit and wiring for lights throughout the Demised Premises and connections to Building Standard electrical panels in the core of the Building, and any increase to the number of Building Standard panelboards.
(v) Any provision for supplying power to the Demised Premises beyond the amount required under the Building Standard Services or circuiting at less than 8 outlets per 15 AMP circuit, including necessary metering to measure excess electrical usage.
(vi) All exit light fixtures, exit signs and emergency circuits, except that Base Building Work shall include those fixtures, signs and circuits which would be required on each floor if each floor had no interior partitions.

(iv) All conduit and wiring for lights throughout the Leased Premises and connections to Building Standard tenant electrical panels in the core of the Building, and any increase to the number of Building Standard panel boards.
(v) Any provision for supplying power to the Leased Premises beyond the amount required to be provided by Landlord as part of the Base Building Work, including necessary metering to measure excess electrical usage.
(vi) All exit light fixtures, exit signs and emergency circuits in the Leased Premises, except that Base Building Work shall include those fixtures, signs and circuits which would be required on each floor if each floor had no interior partitions.
