BUILDING REQUIREMENTS. To construct only one new Building and if required, one associated Ancillary Building on the Lot.
BUILDING REQUIREMENTS. No more than one single family residence shall be permitted to be erected on any one lot. This section is not retroactive.
BUILDING REQUIREMENTS. 1. There will be at all times one person, qualified with a Low Pressure Boiler Operators License employed by the District. For all District buildings in operation during the course of a normal school/student day and at such other times as may be required in the opinion of the Administration, at least one employee from the following classifications shall be on duty: Head Custodian, Assistant Head Custodian, Assistant Custodian, Trades, or other trained and qualified bargaining unit member or substitute.
2. When the Administration determines that any building needs to be open for any school sponsored, after school (i.e., after hours, evenings and weekends) activity within the building which is scheduled to exceed three (3) hours in duration and involves more than ten (10) persons, the building Head Custodian will be given first opportunity to be on duty. If the Head Custodian declines the work or is otherwise unavailable, the Administration will assign another bargaining unit member, by seniority, as follows:
1. Assistant Head Custodian for that building;
2. Assistant Custodian for that building;
3. Head, Assistant Head, Assistant Custodians from other buildings;
4. Tradesperson;
5. Other trained and qualified bargaining unit member; then
BUILDING REQUIREMENTS. 12.1 No building or structure may be erected on the Property nor may the external appearance (including the colour) of any existing or future building or structure be changed unless the architectural design plans and specifications (including materials) of such building or structure have been approved by the HOA, or a person nominated by the HOA.
12.2 All buildings and structures shall be built in a good and proper and workmanlike manner and strictly in accordance with the plans and specifications approved in accordance with clause 12.1 above.
12.3 Any dwelling or improvements to be erected on the Property shall comply with the Architectural and Landscape Design Guidelines and other specifications as set out therein.
12.4 An Architectural scrutiny fee and a landscape scrutiny fee in such amounts as may be determined from time to time by the Developer during the Development Period and, thereafter by the HOA, shall be paid by the Purchaser to the Developer or the HOA, as the case may be, simultaneously with the submission of the plans as aforesaid.
12.5 The costs of preparing detailed building plans as well as the cost of obtaining local authority approval of any plans and scrutiny fees shall be payable by the Purchaser.
12.6 The Purchaser shall complete any renovation or alteration of the dwelling within a period of 12 (twelve) months from the commencement thereof.
BUILDING REQUIREMENTS. 10.1 Approval of building plans in respect of any building or structure to be erected on the property shall be sought in accordance with the procedure as set out in the building manual which is the Architectural and Landscape Design Framework as complied by Xxxxxx Xxxx Partnership for the Development, a copy of which is available on the website: xxx.xxxxxxx.xx.za .
10.2 All buildings and structures shall be erected in a good and proper workmanlike manner and strictly in accordance with the plans and specifications approved in accordance with clause 10.1 above.
10.3 The Purchaser undertakes to employ local building contractors and construction workers as far as reasonably feasible to undertake building works in respect of the property.
10.4 The Property and all improvements thereon shall be kept and maintained in a neat and tidy condition to the satisfaction of the Association.

Tilt-up concrete walls and pre-engineered steel rigid frame structure with 60’x60’ bays 40’ clear height, 6” concrete floor with helix micro rebar reinforcement, 24 gauge standing seam galvalume 30-year roof, HVAC efficient suspended gas forced air heaters, ESFR sprinkler system, LED lighting, 2000 AMP 277/480 volt electrical service, 144 9’ x 10’ dock doors, (2) drive in 14’ x 14’ doors, and (200) trailer drop spaces with (161) car parking spaces.

3.4.2 The Building in existence on [insert date of Community Council approval] may not be expanded or altered to increase the height or volume of the Building.
BUILDING REQUIREMENTS. In order to maintain high standards and to ensure an attractive and harmonious development, the Purchaser agrees that the property shall be developed on the following terms and conditions as contained in Clause 25 of the Constitution of the Home Owners Association:-

11.3 Any dwelling or improvements to be erected on the Estate shall comply with the Architectural and/or Landscape Design Guidelines and/or other specifications as defined in Clause 11.1 above and further set out herein, and:
11.3.1 In respect any dwelling or improvement to be erected on the estate, the Developer during the Development Period and thereafter, the Association, shall appoint an Architect or Architects (“the designated architect”) to design and supervise the construction of same. Each person purchasing an Erf on which a dwelling or improvement is to be erected shall in such case be obliged to utilize the services of the designated architect and shall be liable for the costs incurred in the preparation and approval of such plans and any supervision fees. Fees will be in accordance with the Standard Service as prescribed by the South African Institute of Architects.
11.3.2 An architectural scrutiny fee and a landscape scrutiny fee in such amounts as may be determined from time to time by the Developer during the Development Period and, thereafter by the Association shall be borne and paid by the Purchaser to the Developer or the Association, as the case may be, together with the submission of the plans as aforesaid. The Developer or its nominee or the Association, as the case may be shall have absolute discretion in approving or refusing to approve such plans and specifications.
11.4 The costs of preparing detailed building plans as well as the cost of obtaining Local Authority approval of any plans and scrutiny fees shall be payable by said Purchaser.
