Excessive Utility Consumption. Lessee shall pay all utility costs occasioned by electronic data processing equipment telephone equipment, special lighting and other equipment of high electrical consumption as determined by Lessor, whose electrical consumption exceeds normal office usage including (without limitation) the cost of installing, servicing and maintaining any special or additional inside or outside wiring or lines, meters or submeters, transformers, poles, air conditioning costs, or the cost of any other equipment necessary to increase the amount or type of electricity or power available to the Leased Premises.

Excessive Utility Consumption. Tenant shall pay all utility costs occasioned by electrodata processing machines, telephone equipment, computers and other equipment of high electrical consumption as determined by Landlord, including (without limitation) the cost of installing, servicing and maintaining any special or additional inside or outside wiring or lines, meters or submeters, transformers, poles, air conditioning costs, or the cost of any other equipment necessary to increase the amount or type of electricity or power available to the Premises.
Excessive Utility Consumption. Tenant shall pay all utility costs associated with any fixtures, equipment or personal property of any type whatsoever, including, but not limited to, electric data processing machines, mainframe computers and other equipment of high energy or electrical consumption, if any, including without limitation, the cost of installing, servicing and maintaining any special or additional inside or outside wiring or lines, meters or sub-meters, transformers, transformers poles, air conditioning costs, or the cost of any other equipment necessary to increase the amount or type of electricity, power or other utilities otherwise available to the Leased Premises. If Tenant requires electric or HVAC service beyond that which is provided by Landlord during ordinary business hours (hereafter “After Hours Usage”), which ordinary business hours are defined as 7:00 am to 6:00 pm Monday through Friday, and 8:00 am to 1:00 am on Saturday, such service must be requested by the Tenant from the Building manager in writing and at least twenty-four (24) hours prior thereto. After Hours Usage shall only be supplied in full floor increments of the Building, for a minimum of two (2) hour periods, with increments of one half (1/2) hour thereafter. Tenant shall reimburse Landlord not more frequently than monthly, as Additional Rent, for all costs and expenses for After Hours Usage at the rate of $50.00/hour. Notwithstanding the foregoing, if in Landlord’s sole and absolute determination, Tenant’s demand for utilities, including, but not limited to, those which are subject to the above After Hours Usage provisions, is or becomes excessive or sufficiently frequent as to warrant the same, Landlord shall notify Tenant and Landlord may thereafter install, at Tenant’s sole expense, separate meters to monitor or control same, with all costs for the installation, maintenance and repair of such meter to, in addition to the charges for the utilities themselves, be paid solely by Tenant.

If Tenant’s electricity use exceeds the limits specified in Section 4.1 of this Lease or any of Tenant’s equipment generates excessive heat, Landlord may also, at its sole option and without any obligation to do so, install supplemental air conditioning units in and/or meters for the Leased Premises to monitor Tenant’s excess electricity usage and/or to offset the heat-generating effect of Tenant’s excess electricity usage and Tenant’s equipment and Tenant shall pay Landlord the installation cost and the cost of operation, use, repair, and replacement of such supplemental air conditioning units and/or meters on demand as additional rent.

Notwithstanding the foregoing, standard P.C., telephone equipment and other similar standard office equipment shall not be deemed high electrical consumption equipment.

Excessive Utility Consumption. Lessee shall pay all utility costs occasioned by the use of equipment of high electrical consumption over and above normal PC based computer systems including (without limitation) the cost of installing, servicing and maintaining any special or additional inside or outside wiring or lines, meters or submeters, transformers, poles, air conditioning costs, or the cost of any other equipment necessary to increase the amount or type of electricity or power available to the Leased Premises.
Excessive Utility Consumption. Lessor acknowledges that standard office equipment such as electric typewriters, personal computers, and copiers will not be considered to use high electrical consumption, and Lessee will not be required to pay the utility cost on the above types of equipment. As a part of Lessee's leasehold improvements, Lessor has had installed separate electrical metering of the Lessee's computer room (approximately 1,200 square feet) and separate stand alone heating and air conditioning equipment appropriate for the computer room. Lessee shall be responsible for the payment of the electrical charges for the computer room.
Excessive Utility Consumption. Landlord covenants and agrees that the Leased Premises shall be provided with a net electrical capacity of eight (8) xxxxx on a connected load basis per square foot of Net Rentable Area in the Leased Premises ("8 Xxxxx CLB") provided at the mechanical closet on each floor of the Building. Further, notwithstanding anything contained herein to the contrary, it is expressly understood and agreed that Landlord shall provide in accordance with Section 3.1.1 hereof, and not otherwise drawn from the Tenant Improvement Allowance, all of the necessary risers, panels, transformers and distribution systems to provide such 8 Xxxxx CLB to the mechanical closet on each floor of the Building. Tenant's use of electric energy in the Leased Premises shall not at any time exceed such capacity. Should Tenant's use of electricity exceeds 8 Xxxxx CLB, all additional risers or other equipment required therefor shall be provided by Landlord and the cost thereof shall be paid by Tenant to Landlord within thirty (30) days after written demand therefor by Landlord as Additional facilities in the Leased Premises, except to the extent such facilities are identified in the Construction Documents for the Initial Improvements (as such term is defined in Section 5.3 hereof).
